Abstract

Investors basically pay more attention to risks than returns (profit rates). For this purpose,investors form a portfolio. A trusted portfolio can reduce risk and increase return. In forming aportfolio to reduce risk, it is expected to diversify. Due to rational investors, investors try to getan optimal portfolio, namely a portfolio that will produce the most minimal risk. Whereas ininvesting in the capital market, investors will be faced with many shares. The LQ-45 index is anindex containing 45 stocks with high liquidity and large capitalization. In connection with thismatter, in this study a research is conducted on the formation of an optimal portfolio using LQ45sharesandusingtheSingle-IndexModelapproach.Theresultsofthisstudyindicatethatoutof40LQ-45stocksthatsuccessfullyenteredastheresearchobject,10stockcandidateshavethepotentialto form an optimal portfolio. However, after being tested against Zi, only one stockwas chosen to form the optimal portfolio, namely AKRA shares. Thus AKRA's hundred percentshare becomes the optimal portfolio that generates returns of 0.2531% with a risk of 0.51%. Keywords: LQ-45 Index, Single-Index Model, optimal portfoli

Abstract

The village of Kejawan Putih Tambak, district of Mulyorejo, Surabaya is a coastal area. The majority of residents’s  condition in the village below the standard of living. Finally, a woman named Sita Pramesthi, planted markisa fruit and then processing into refined products that are markisa fruit juice, jam, porridge, and syrup. Among other, markisa syrup which is routinely produced because the market is better than others. This is why many people also planted markisa fruit in their yards. Currently in the villageof Kejawan Putih Tambak there have been five neighborhood association grow markisa fruit with a total of about 70 households. Therefore, in the urban village on February 2009 established the  markisa fruit farmers association named “Kelompok Tani Agro Madina”. But unfortunately the expectation to impove  walfare of  the society around  can not be expected because the syrup product is stale faster. For that reason, the IbM  team of Untag Surabaya proposes to conduct training on the manufacture and procurement of markisa syrup that are syrup mixing machine, instrument sterilizer product already packaged, and the tools  to cover a bottle of syrup. After getting a good training  and a set of  machine to make a good syrup product, there is a positive effect that  demand is increasing. Success of this effort, the income resident’s of  Kejawan Putih Tambak is increasing.Through markisa syrup “Kelompok Tani Agro Madina” received an award from The Mayor of  Surabaya that is Mrs Tri Risma Harini in commemoration of Surabaya City to 721 in 2014 and the area of Kejawan Putih Tambak confirmed as “ Kampung Markisa”.Keywords : markisa fruit, markisa fruit syrup.

Abstract

Tenggilis Kauman is an area in eastern Surabaya, since long time until now many of its citizens produce tempe so that the area is known as Kampung Tempe. Among the many tempe craftsmen there are Mr. Nurhasan and Mr. Poniman. Mr. Nurhasan started producing tempe since 1970. Currently the production amount has reached 2.5 quintals. While Mr. Poniman in 1970 is still a hawker tempe production of Mr. Nurhasan but then produce their own and current production level of about 40 kg per day. Their production has been taken by market traders as well as some made tempeh chips.               Although the demand for their tempe is now relatively many but in the production process both (Mr Nurhasan / Partners I) and (Mr. Poniman / Partners II) are often constrained peeler tempe equipment that is sometimes fussy that production is forced to pause. This is because the soybean skin peeler is outdated / old which since the first production until now has never been replaced. To maintain its continuity, the tool is engineered to keep it in production as expected.               Over time to increase their income they also produce chips that dititipkan in stores and fulfill orders. Yet tempe chips they produce often get complaints from consumers because of their plastic adhesive tool is not enough power so that plastic packaging can be open chips that cause kripik sluggish.               Problems that disrupt the production process above shows that both Part I and Partners II have not understood about business management so do not understand the need to change the production equipment, the need to calculate the cost of production and the need for bookkeeping of operating income loss so that businesses run so far not running optimally . Keywords: tempe village, soybean peeler, plastic adhesive, business management

Abstract

Usaha  Kecil  dan  Menengah  (UKM)  merupakan  salah  satu  kegiatan  ekonomi  yang  dilakukan  oleh sebagian  besar  masyarakat Indonesia.  Keberadaan  Usaha Kecil  Menengah  (UKM)  harus  didukung dan didorong agar tetap eksis. UKM yang perlu dikembangkan adalah Toko Roti “ Jos Gandos” yang diusahakan oleh  Yayasan  Amanah, Panti  Asuhan  Yatim  Piatu di  Surabaya.  Permasalahan  Toko  Roti  “Jos Gandos” adalah tidak dapat melakukan produksi secara maksimal dikarenakan tidak mempunyai meja untuk produksi dan alat pengembang roti. Untuk membuat roti terpaksa dilakukan di lantai dan untuk memenuhi kebutuhan alat  pengembang  roti dibuatlah semacam  rak dari  bambu  dan  untuk  pemanasnya diberi air  panas  di  bawah rak  bambu  tersebut. Untuk pembuatan  roti  membutuhkan  waktu  sekitar  2,5-3  jam.  Oleh  karena    itu  Tim PKM  Untag  Surabaya  melakukan  pengadaan  alat  pengembang  roti  dan  meja  untuk produksi.  Setelah diberikan bantuan keperluan produksi, tingkat produktivitas dan profitabilitas akan diukur, guna mengetahui seberapa  besar peningkatan kinerja  Toko  Roti”Jos  Gandos”. Berdasarkan  hasil  pengukuran  produktivitas dapat  diketahui  bahwa  dengan  bantuan  alat pengembang  roti dan  meja  produksi,  Indeks  produktivitasnya Toko Roti”  Jos  Gandos”  mengalami  peningkatan  yang  signifikan  dibandingkan  sebelumnya  yaitu  terjadi peningkatan  produktivitas  sekitar  29%.  Begitu  juga  tingkat  profitabilitas, terjadi  peningkatan  laba  yang signifikan yaitu sebesar 65,6%  dan terjadinya peningkatan produksi yang semula 300 roti menjadi 400 roti dalam  satu  hari  atau  terjadi  peningkatan  jumlah  produksi  sebesar  33,3%  serta  mampu  menurunkan  biaya produksi rata-rata sekitar 14,84%. Rekomendasi strategis yang diberikan berdasarkan analisis SWOT adalah meningkatkan  kuantitas  produksi  agar  dapat  menjual  roti  lebih  banyak  dan  membuat  program  pemasaran agar profitabilitas bisa ditingkatkan lagi.
