Abstract

Lean construction (LC) presented innovative practices to maximize the production value and minimize the production waste during construction. The problem that frequently occurs in the project is delaying the schedule, leading to time and cost overrun. This research aims to eliminate waste that causes delay and inefficiency. Several LC techniques were carried out to improve the efficiency of this project, namely: Value Stream Mapping (VSM) to discover wastes and determine Process Efficiency Cycle (PCE); Waste Assessment Model (WAM) to identify the inter-relationship among wastes; Fishbone (Ishikawa) diagram analysis to get the root cause of the waste. Research results showed the three highest wastes: defect 14.06%, overproduction 21.44%, and the highest rank was unnecessary inventories 31.73%. After implementing LC techniques, the PCE increased from 72 % to 79%. The implication of this research is to provide recommendations to project stakeholders in running the building construction to avoid delay and inefficiency.

Abstract

The inventory of raw materials should be controlled to reduce the cost of storage and order. Usaha Batu R/A Berlian Jaya is one of the Small Medium Enterprise (SME) that produce paving block. The problems that often occur during the paving block production process are the raw materials that available in the warehouse are not following production needs, so it interferes with the ongoing production process. All of it could happen because no scientific calculation method can be used as a reference to control the inventory of raw materials. The demand for paving block in Usaha Batu R/A Berlian Jaya is still volatile, so it needed the specific method to solve this problem. Heuristic silver meal is one of the methods to control the inventory with volatile demand, with a heuristic approach that can provide near-optimal solutions quickly and easily. This study aims to determine how many raw materials must be ordered per period to fill the production needs using the heuristic silver meal and the efficiency gained. The results showed that using the heuristic silver meal method can disinfect the cost of supplying raw materials by 20.04%.   Keywords: Lot Size, Heuristic Silver Meal, Safety Stock, Reoder Point, Cost Efficiency
