Abstract

These days, it has become a necessity for the property industry businesses for developing. These property businesses are usually marketed by a property broker. These growths in the property industry had made people starting to realize property as an opportunity for business, therefore the number of property businesses increasing. In order to compete, property marketing human resources need to have soft skills. This research is conducted using three independent variables, consists of self-leadership, self-efficacy and achievement motivation. The data obtained by distributing questionnaires to marketers in BSD property. Research questionnaire distributed to 100 respondents. The data were processed using validity test, reliability test, Principal Component Analysis method and multiple analysis regression. Results of the study shows that the Selfleadership has a positive influence on the level of sales per year that is equal to 3 times against property units sold. Self-efficacy has a positive influence on the level of sales per year, which is 2 times of property units sold. Motivation is not proven to have significant influence on the level of sales.

Abstract

Waste banks are really important for Indonesian Government as they help the country to deal with household waste issues. And to make sure that the waste banks will continue to exist, the government has done some monitoring regarding its adaptability. Even so, the monitoring they had done wasn’t comprehensive enough, as it is difficult to do so. The difficulty remains on the rather complex calculation needed, which can be really tedious at times, so it deemed as time consuming and not worth the time. Monitori is designed to overcome this problem, to help the user determine the adaptability value of a waste bank. Using Microsoft Excel and its Visual Basic for Application function to design it, the application is able to do all the calculation automatically, and by doing so eliminate the calculation error possibility. The application also has some preventive measure to prevent error in the data inputting process. Monitori also designed to be flexible, so it can be used on any waste bank.

Abstract

Pergeseran konsumsi bahan bakar minyak ke bahan bakar berbasis gas, sebagai alternatif energi untuk sektor transportasi di Indonesia diperlukan. Salah satu renewable energy yang saat ini populer adalah biogas. Landfill gas (LFG) yaitu biogas yang dihasilkan dari timbunan sampah domestik dalam jumlah yang besar pada suatu lahan. Penelitian ini dibuat dengan tujuan menghitung harga pokok untuk memproduksi CNG yang terbuat dari LFG yang dihasilkan oleh TPST Bantar Gebang. CNG dapat digunakan untuk menggerakkan mesin-mesin industri dan juga kendaraan mobil. TPST Bantar Gebang termasuk sebagai salah satu institusi yang dapat mengelola sampah dengan baik memiliki 95 area aktif Ha yang dapat menghasilkan gas TPA (LFG) dengan kapasitas 5.971 Nm3/hour. Kandungan utama dari gas yang terbentuk adalah metana (CH4) dan karbondioksida (CO2) diikuti dengan gas-gas lainnya dengan komposisi yang relatif kecil. LFG dapat dikonversi ke CNG menggunakan Acrion CO2 WASH yang melepaskan CH4 dari gas lainnya. Hasil penelitian menggunakan 2 skenario jangka waktu, yaitu selama 5 tahun dan 10 tahun, didapatkan kapasitas LFG yang digunakan saat ini untuk memproduksi CNG hanya 5% dari kapasitas LFG, yaitu sebesar 7,500 Nm3/hari, dan menghasilkan CNG sebanyak 3,570 Nm3/hari. Harga pokok produksi produk CNG yang dihasilkan dalam penelitian ini adalah Rp 160,00/ liter dengan perhitungan jangka waktu selama 5 tahun dan Rp 150,00 /liter dengan perhitungan jangka waktu selama 10 tahun. Kata kunci: renewable energy, biogas, TPST bantar gebang, LFG, CNG, harga pokok produksi Abstract In light of shifting fuel consumption from oil-based to gas-based fuel, researches on renewable energy as an alternative energy for trasportation sector in Indonesia are needed. Meanwhile, TPST Bantar Gebang has 95 Ha active area which can produce landfill gas (LFG) with the capacity of 5,971 Nm3/hour. Landfill gas is biogas produced as a result of anaerob decomposition on organic material from piled sanitary landfill waste; CNG is compressed natural gas of CH4. CNG can be used as an altenative fuel for transport vehicles. LFG can be converted to CNG using Acrion CO2 WASH l machine which detaches CH4 from other gas. The LFG used to calculate cost of goods sold of this product is only five percent of the total LFG capacity that can presently be produced at TPST Bantar Gebang. The input is LFG of 7,500 Nm3/day and the output is CNG of 3,570 Nm3/day. Two time-point scenarios are used in the cost of goods sold calculation: five years and 10 years. Total expenditure at those time-points is divided by CNG capacity produced each year. The product’s costs of goods sold in five years time is Rp 160/litre and in ten years time is Rp 150/liter. Abstract

Munculnya bank sampah sebagai upaya penerapan dari UU No18 thn 2008, merupakan suatu cara pengelolaan sampah dalam aksi nyata melalui gerakkan 3R (reduce, reuse, recycle) dengan melibatkan langsung masyarakat. Untuk pemerintah sendiri, bank sampah menjadi langkah awal yang baik untuk melakukan pemberdayaan masyarakat dalam memperlakukan sampah sebagai sesuatu yang mempunyai nilai guna dan manfaat. Program bank sampah yang diberdayakan di Indonesia tentunya diharapkan dapat memberikan sebuah sistem yang efektif dan efisien sehingga proses bisnis dari bank sampah yang diselenggarakan dapat maksimal. Sistem yang efektif dan efisien ini terangkum dalam suatu proses yang dikenal dengan proses adaptabilitas. Adaptabilitas bank sampah adalah kemampuan sistem bank sampah untuk bereaksi secara positip ketika proses atau kondisi faktor kunci mengalami perubahan.  Belum adanya penelitian mengenai sistem pengukuran adaptabilitas bank sampah di Indonesia, maka makalah ini menyajikan suatu ide model konseptual untuk mengukur adaptabilitas bank sampah, dengan harapan akan terbentuk pemahaman yang mendalam dari keseluruhan permasalahan atau sistem elemen yang membentuk sistem adaptabilitas bank sampah. Jika sistem adaptabilitas ini kelak bisa teramati dan terukur, maka akan berguna bagi pengambilan keputusan dalam pengalokasian sumber daya dan membuat perencanaan keberlanjutan dalam proses manajemen bank sampah. Kata kunci: bank sampah, adaptabilitas, keberlanjutan   Abstract The emergence of garbage banks as an effort to implement UU No18, 2008, is a method of waste management in a real action through the 3Rs (reduce, reuse, recycle) by involving the public directly. For the government, a garbage bank is a good initial step for community empowerment in treating waste as something of value and beneficial. Garbage bank program empowered in Indonesia is, of course, expected to provide an effective and efficient system so that the business processes of the program can be maximized. The effective and efficient system is encapsulated in a process known as adaptability process. The adaptability of a garbage bank is the capability of a garbage bank system to react positively when the process or condition of key factors changes. The absence of research on the measurement of garbage bank adaptability system in Indonesia has given an idea to present this paper which is a conceptual model for measuring it, in hopes to form a deep understanding of the whole problem or element system that make up the adaptability system of a garbage bank. If the adaptability of this system can be observed and measured, in the future it will be useful for decision making in the allocation of resources and sustainability planning process of garbage bank management.
