Abstract

This research is based on the need to analyze the planning of handling slums in Medan where in SK slums in 2018 the slum area of Medan City is 200,292 ha but then in 2020 with the renewal of SK Kumuh increased to 819.80 Ha. The Eastern District of Medan Area and Medan Denai are part of the slums of Medan City which has a slum area of 73.74 ha needs to be analyzed to obtain proper planning so that the budget for handling slums in the area is effective and efficient. For the efficiency and effectiveness of the slum handling budget is done by analyzing 8 (eight) indicators. To obtain influential indicators and priorities of handling 8 (eight) indicators are carried out with several approaches, namely field observation and Analytical Hierarchy Process (AHP) method by analyzing questionnaires given to informants of this research, namely 10 (ten) Government Representatives and 10 (ten) Community Representatives and strengthened by secondary data that is then described qualitatively. Based on the results of the analysis obtained that 8 (eight) indicators analyzed have an effect on the Slum Management Plan in the East because all these indicators have problems that create slums and AHP results show that both government representatives and community representatives agree drainage and waste as a priority indicator of initial handling and Fire Protection and WasteWater as the last handling so that the planning of handling slums in the Eastern Region in the top - down and bottom - up is the same.

Abstract

Masyarakat Kampung Nelayan Seberang Belawan sudah ada sejak 1957. Sejumlah nelayan awalnya menjadikan pinggiran hutan mangrove di Pesisir Belawan sebagai tempat singgah sementara selama melaut, namun seiring waktu kini berkembang menjadi perkampungan nelayan. Kehidupan nelayan pesisir masih sangat tradisonal dan cenderung marginal dari kegiatan pembangunan. Mereka mengandalkan penghidupan dari hasil tangkapan laut seperti ikan, kepiting dan udang. Keberadaan hutan mangrove yang berstatus hutan lindung dan hutan produksi terbatas di sekitar perkampungan nelayan belum banyak berdampak terhadap kesejahteraan. Bahkan di tahun 2000an banyak yang memanfaatkan mangrove secara illegal untuk dibuat menjadi arang, sehingga menurunkan produktivitas tangkapan laut serta mengancam kelestarian lingkungan. Kegiatan pengabdian kepada masyarakat dengan konsep Desa Binaan USU di Pesisir Belawan ini dirancang dengan tujuan untuk meningkatkan kesejahteraan nelayan melalui pemanfaatan jasa lingkungan ekowisata hutan mangrove berbasis ekonomi masyarakat. Metoda yang digunakan LPPM USU yaitu memfasilitasi pembentukan kelembagaan wisata dengan pola kemitraan nelayan dan Dinas Kehutanan Provinsi Sumatera Utara serta pelatihan pengelolaan ekowisata. Analisis potensi wisata menunjukkan hutan mangrove sangat terbuka untuk dikembangkan menjadi ekowisata di Pesisir Belawan. Pengelolaan ekowisata diharapkan menjadi pintu akses masyarakat terhadap pemanfaatan hutan mangrove secara legal serta adanya alternatif penghidupan yang berkelanjutan.

Abstract

According to the development plan of MEBIDANGRO, there are 21 modes of transportation in the future carried out repairs and revitalization, one of which is Pinang Baris Transit Oriented Development (TOD). The TOD Pinang Baris design integrates the Bus Terminal Pinang Baris with other building functions as a support, with sky bridge and pedestrian aimed at realizing a pedestrian-friendly and vehicle-free TOD region. One function of the building within the TOD Pinang Baris is the Traditional Market. Traditional Market is chosen to be a building that serves as a business center in the TOD area whose design is suitable for the behavior of users in the Market. Based on the analysis, The Traditional Market is designed on 2.5 hectares of land, with a building area of 16.802 m2, and the number of floors is 3 floors. General problems in the market such as hot, stuffy, smelly and wasteful use of electrical energy in traditional market solved by applying Green Architecture themes such as the design of skylights and voids providing natural lighting to conserve electricity and cross ventilation to keep it stuffy. Similarly, the inconvenience of building users in the market to the circulation that is difficult to access, then the design is applied circle circulation concept so that there are no more kiosks and loods that are isolated from the visitors. Therefore, thus, the implementation of green architectural themes in traditional markets can meet the needs and convenience of its user.

Abstract

According to the Presidential Regulation of the Republic of Indonesia Number 62 The year 2011 on Spatial Plans of Medan, Binjai, Deli Serdang and Karo (Mebidangro), Pinang Baris was included in TOD Route Map. The commercial area will be redesigned by the division of each building function, corresponding to one of TOD's four segmentation divisions [1]. The building designed in this commercial area is a transit hotel due to its location right next to Pinang Baris Terminal, with the dominance of visitors with tourist destinations to Berastagi, Bukit Lawang, Tangkahan, Lake Toba or Aceh. Hotel Transit Pinang Baris is right in front of T.B Simatupangmain street, adjacent to Mall Pinang Baris, and fitted with Pinang Baris Market building. Inter-building integration will be applied to support the factor of commercial function in the built area. By raising the "Global Warming" Issues, the Pinang Baris Transit Hotel will apply the green architecture concept on a 2.7-hectare site area, with 1.1-hectare of land built, and overall 26.746m2 building area and a maximum height of 4 floors according to local regulations. Then the hotel will be systematically designed using Glass-Box Method with form following hotel's site and standard. From the analysis, the hotel is a 3-star hotel. The transit hotel has 128 rooms, with 120 rooms of 6x4m standard size and eight rooms of 6x6m Deluxe size. Additional facilities are available at this Transit Hotel, by 3-star standards, i.e., coffee shop, bar, swimming pool, fitness, spa & sauna, and a ballroom. Thus Transit Pinang Baris Hotel with its implementation can be a place to stay that can meet the needs of visitors in the commercial area TOD Pinang Baris.

Abstract

According to the development plan of MEBIDANG-RO, Pinang Baris has been stated as TOD Area. Bus Terminal will be the transit center within the area and have direct integration to buildings surround it. Issues that appeared solved with utilizing the land that will be allocated as circulation area to prevent crossing circulation between transportation and passengers, contemporary architecture theme will be applied, and the building shape will be following the circulation plan that has made before, Therefore, the design of Pinang Baris Bus Terminal would fulfill the needs of users in TOD Pinang Baris.
