Abstract

Housing development at Pekanbaru city growth rapidly. The phenomenon is happening right now, housing spread sporadically almost all over town, until it is feared will monopolize the land developed. In determining the location of housing, the residents must have the important factors for consideration. This study aims to find out how the site selection factors according to the preferences housing residents. The research uses deductive approach with quantitative methods. The research started from theories that already exist, then look at the condition of the field. Research carried out on housing residents in 5 districts with most dominant amount of housing in Pekanbaru city for five years (2003-2007). The results showed that all the studies about the factors housing site selection are all factors that are considered to determine by housing residents in determining the location of housing, but not all sub-factors are elements that are considered by them.

Abstract

Housing development at Pekanbaru city growth rapidly. The phenomenon is happening right now, housing spread sporadically almost all over town, until it is feared will monopolize the land developed. In determining the location of housing, the residents must have the important factors for consideration. This study aims to find out how the site selection factors according to the preferences housing residents. The research uses deductive approach with quantitative methods. The research started from theories that already exist, then look at the condition of the field. Research carried out on housing residents in 5 districts with most dominant amount of housing in Pekanbaru city for five years (2003-2007). The results showed that all the studies about the factors housing site selection are all factors that are considered to determine by housing residents in determining the location of housing, but not all sub-factors are elements that are considered by them.

Abstract

Since 2007 PNPM Urban realize that poverty is a structural problem and multi-dimensional. In PNPM Urban perspective , the complexity of the various dimensions of poverty -related social , political , economic , and asset . this research aim is to know the Effectiveness of the National Program for Community Empowerment for Infrastructure Development Accelerated. In this research , the authors use an explanatory survey research methods . Selected number of samples in the analysis of the effectiveness of PNPM Urban infrastructure improvements are stakeholders involved in PNPM Urban population in the research area of all stakeholders involved in PNPM Urban in District Marpoyan Damai  , the authors take purposively respondents who meet the criteria and are associated with research. The results showed that increasing road infrastructure with the PNPM Mandiri. The average improvement of road infrastructure after the PNPM Urban amounted to 35.8 %. The average increase in the quality of infrastructure before the PNPM Urban program is only at 4.4 % per year . This indication shows that roads infrastructure and the quality of the road surface to be increased significantly in the presence of the PNPM Urban Marpoyan Damai  in the District . From interviews with relevant stakeholders PNPM Urban, respondents said PNPM Urban was very effective against the improvement of infrastructure in District Marpoyan Damai . Respondents argue that any proposed activity in infrastructure always realized by PNPM Urban . Geological condition of study consists of alluvium Sand, Gravel, Clay, Peat Swamp, Plant Remain in Quaternary age. There are two anticline in this area that is part Western and Southern and fault inferred direction Northwest-Southeast in the middle area of research so that the topography of the area of research a bit wavy and faulted that need observation on land-use planning such as drainage, airport, residential and availability of clean water..

Abstract

Di Kota Pekanbaru, tepatnya di Kecamatan Senapelan terdapat banyak potensi obyek wisata. Fenomena dilapangan menunjukkan bahwa potensi obyek wisata ini belum dikelola secara maksimal. Potensi-potensi obyek wisata yang dimiliki Kecamatan Senapelan ini, hendaknya dapat dimanfaatkan secara optimal dan memberikan dampak positif serta hasil yang berkelanjutan. Tujuan dari penelitian ini adalah untuk merumuskan strategi dalam pengembangan potensi obyek wisata Kecamatan Senapelan agar dijadikan sebagai salah satu daerah tujuan wisata di Kota Pekanbaru. Penelitian ini menggunakan metode penelitian deskriptif kualitatif. Data dikumpulkan dengan menggunakan teknik observasi dilapangan, kuisioner dan wawancara. Kuisioner dilakukan terhadap para wisatawan yang berkunjung, sedangkan wawancara dilakukan terhadap pejabat pemerintah terkait dan juga para tokoh masyarakat di Kecamatan Senapelan, untuk merumuskan strategi pengembangan wisata tersebut dilakukan teknik analisis SWOT. Hasil penelitian menunjukkan bahwa Kecamatan Senapelan merupakan kawasan wisata yang sangat potensial untuk dikembangkan, terdapat beberapa faktor pendukung dan penghambat dalam pengembangan obyek wisata tersebut. Dari faktor-faktor tersebut dapat dirumuskan beberapa strategi untuk mengembangkan potensi wisata ini, diantaranya adalah peningkatan sarana dan prasarana di kawasan wisata Pecinan dan pembangunan sarana prasarana obyek wisata.

Abstract

[ID] Pembangunan ruko di Kota Pekanbaru berkembang dengan sangat pesat. Pengguna dan  pengembang ruko merupakan pihak yang terlibat langsung dengan fenomena ini. Pihak pengguna dan pengembang ruko mempunyai pertimbangan dalam melakukan pemilihan terhadap lokasi ruko. Pertimbangan tersebut merupakan faktor-faktor penting yang dianggap sangat menentukan dalam memilih lokasi ruko. Oleh karena itu, peneliti ingin mengetahui faktor-faktor apa saja yang menjadi preferensi bagi pengguna ruko. Dalam penelitian ini digunakan pendekatan deduktif dengan metode analisis kuantitatif . Penelitian ini dimulai dari teori-teori yang sudah ada kemudian meneliti kondisi di lokasi studi. Untuk pengguna ruko, sampel  ditetapkan terlebih dahulu dan dipilih secara random. Penelitian dilakukan terhadap pengguna ruko di tujuh (7) kecamatan yang mempunyai jumlah ruko paling dominan dikota Pekanbaru selama lima tahun. Berdasarkan hasil analisis, ditemukan bahwa semua faktor yang terkandung dalam teori, memang merupakan faktor-faktor yang dianggap menentukan oleh pengguna dalam melakukan pemilihan terhadap lokasi ruko. namun tidak semua sub faktor tersebut merupakan  faktor-faktor yang dianggap menentukan oleh pengguna ruko. Dalam menilai faktor-faktor pemilihan lokasi ruko tersebut,secara garis besar terjadi persamaan preferensi diantara pengguna ruko. Faktor yang sangat menentukan yaitu tersediannya jaringan listrik, sangatlah penting karena merupakan salah satu pemenuhan kebutuhan hidup yang dimanfaatkan untuk sumber energi dalam menunjang berbagai macam aktivitas manusia. [EN] The development of ruko (house and shop in the same building) has been very rapid in all cities in Indonesia. The users and investors of ruko were the parties involved directly in the phenomena. In deciding the location of ruko to be built, the users and investors had important factors they took into their consideration including very determinant factors. The researcher wish to discover the preference of the factors to the users. In this research, deductive method was employed using quantitavive analysis. The research reviewed the existing theories and then compared them with the reality. For ruko users, samples were determinded and chosen randomly. The research was also conducted to the ruko users in 7 district that had the highest number of ruko ini Pekanbaru for five years .The result of researc h showed that all factors determining the location of ruko which  were proposed in the theories were considered the determinant factors by users, but not all sub factors were considered.  In assesing factors, users have the similar preference. Very determinant factor according to users is the availability of the power grid, it is important because it is one of subsistence which is used for energy resources in supporting a wide range of human activities.

Abstract

[ID] Penelitian ini bertujuan untuk mengetahui karakteristik, tipologi, dan tingkat urban sprawl yang terjadi di Kota Pekanbaru. Sampel penelitian sejumlah 99 dari 7.646 jumlah bangunan yang terdigitasi. Mengetahui karakteristik dan tipe urban sprawl digunakan analisis deskriptif dengan pendekatan spasial dan untuk tingkat urban sprawl dilakukan dengan pemberian  scoring pada variable urban sprawl. Hasil penelitian menunujukkan bahwa karakteristik urban sprawl dicirikan dengan penggunaan lahan terpisah yang terletak jauh dari pusat-pusat permukiman, kepadatan penduduk rendah sekitar 4.499 jiwa/km2,  penggunaan mobil pribadi yang tinggi pada jam sibuk yakni sebesar 5.945 unit setiap hari.  Tipe urban sprawl yang dominan adalah perembetan memanjang dan perembetan meloncat terjadi pada jalan arteri maupun kolektor, sedangkan perembetan meloncat terjadi di beberapa kelurahan. Kelurahan Delima dan Kelurahan Tuah Karya termasuk pada tipologi ke-1 dengan tingkat urban sprawl rendah, dan tipologi ke-2 dengan tingkat urban sprawl sedang terjadi di Kelurahan Sidomulyo Barat, sedangkan Kelurahan Simpang Baru termasuk pada  tipologi ke-3 dengan tingkat urban sprawl tinggi. [EN] This study aims to determine the characteristics, typology, and levels of urban sprawl that occur in the city of Pekanbaru. The study sample numbered 99 out of 7,646 numbers of digitalized buildings. Knowing the characteristics and types of urban sprawl used descriptive analysis with a spatial approach and for the level of urban sprawl carried out by giving scoring to urban sprawl variables. The results of the study show that the characteristics of urban sprawl are characterized by separate land uses located far from residential centers, low population density of around 4,499 people / km2, high private car use during peak hours which is 5,945 units per day. The dominant type of urban sprawl is longitudinal infiltration and jumping leaks that occur on arterial roads and collectors, while leachates jump in several villages. The Delima and Tuah Karya Villages included in the 1st typology with a low level of urban sprawl, and the second typology with the level of urban sprawl was occurring in Sidomulyo Barat Village, while the Simpang Baru Village was included in the 3rd typology with high urban sprawl.

Abstract

Kuisioner dilakukan terhadap para wisatawan yang berkunjung, sedangkan wawancara dilakukan terhadap pejabat pemerintah terkait dan juga para tokoh masyarakat di Kecamatan Senapelan, untuk merumuskan strategi pengembangan wisata tersebut dilakukan teknik analisis SWOT. Hasil penelitian menunjukkan bahwa Kecamatan Senapelan merupakan kawasan wisata yang sangat potensial untuk dikembangkan, terdapat beberapa faktor pendukung dan penghambat dalam pengembangan obyek wisata tersebut.
