Abstract

Bioclimatic architecture is an integrated concept in building design where the structure, space and building construction systems can guarantee comfortable conditions for the occupants. This concept was developed in the building of SMU Al Wahid Kabupaten Tasikmalaya which is physically a school building far from comfortable. The form of school buildings does not support the implementation of good quality teaching and learning activities, so that redesign is needed to support the comfort of school building users. Contoured area locations, beautiful environment and adequate air temperature are sufficient to support the application of bioclimatic architectural concepts. To obtain accurate primary data, the Post Occupancy Evaluation method is used. This study focused on building users, needs and provided insight into the consequences of existing designs. The evaluation results will be used as planning criteria in the program and subsequent design. Bioclimatic architecture is implemented in the hope of increasing the comfort of users of school facilities so that the process of teaching and learning can run optimally.

Abstract

The high demands for recreational places in several major cities in Indonesia is an opportunity for activists of recreational businesses to provide tourist locations that are able to increase the profit coffers. Tourism that will be discussed in this article is culinary tourism. Culinary itself is a processed product in the form of cuisine, the dishes are in the form of side dishes, food and drinks. Culinary is everything related to food and food ranging from raw materials to processing and presentation. The visitors will be presented with several recreational facilities with a variety of typical traditional food and drinks in their respective regions. Organic architecture describes the relationship with nature as a whole and the parts that have ties to their natural conditions. Organic architecture itself is based on natural behavioral factors, symmetrical patterns and firm lines, as well as natural life. Basically, organic architecture is architecture that is based on nature. This article presents a brief study of the application of organic architecture to several culinary attractions located in Bandung Regency, West Java.

Abstract

Abstrak Semakin kompleks suatu proyek konstruksi seperti halnya konstruksi bangunan gedung yang merupakan pekerjaan unik dengan banyak detail yang harus diperhatikan, maka semakin besar kemungkinan terjadinya klaim atau perbedaan pendapat antar para pihak. Kajian ini bertujuan untuk mengidentifikasi faktor-faktor penyebab terjadinya klaim yang berasal dari Penyedia Jasa kepada Pengguna Jasa pada konstruksi bangunan gedung serta mengetahui peringkat faktor berdasarkan frekuensi terjadinya potensi setiap faktor dalam menyebabkan klaim biaya dan waktu. Kajian ini telah berhasil mengidentifikasi 27 faktor yang diyakini menyebabkan klaim pada pelaksanaan konstruksi bangunan gedung. Faktor-faktor tersebut kemudian dimintakan pendapatnya tentang frekuensi kejadiannya dan potensinya dalam menyebabkan klaim biaya dan waktu dari responden yang berasal dari Pengguna Jasa dan Penyedia Jasa melalui kuesioner dalam bentuk Skala Likert. Kajian ini difokuskan pada proyek pembangunan gedung pemerintah dengan responden Pengguna Jasa sebanyak 30 responden dan 31 responden Penyedia Jasa dengan kualifikasi khusus bidang bangunan gedung kelas menengah dan atas. Berdasarkan tingkat kepentingan, lima faktor terpenting yang menyebabkan klaim biaya adalah kenaikan harga material dan upah, pekerjaan tambah, perubahan lingkup pekerjaan, perbedaan kondisi lapangan dan percepatan atau perlambatan pekerjaan. Sementara itu faktor terpenting yang menyebabkan klaim waktu adalah pekerjaan tambah, kondisi cuaca yang di luar kebiasaan, perubahan jadual yang diperintahkan pengguna jasa, kenaikan harga material dan upah dan perbedaan kondisi lapangan dengan kontrak. Kata kunci: klaim, proyek konstruksi bangunan gedung, waktu, biaya.

Abstract

Equitable distribution of settlement infrastructure is one of the current regional government programs. However, the high budget for residential infrastructure every year is not directly proportional to the quality of the infrastructure buildings realization. Good construction project control is available for every work implementation activity, but not all construction actors can apply it correctly. Weak project control resulted in construction failure and not achieving project objectives. This study aims to analyze the most dominant risk of construction failure and respond to construction failure mitigation using the Soft System Methodology. Variables that caused construction failure were the low quality of human resources who occupy the highest rank, the quality of work that is not in accordance with specifications, inappropriate planning, low levels of supervision and a culture of contractors that have not prioritized the quality of construction work; they are factors that cause road construction and residential infrastructure failures in Bekasi Regency. The conceptual model in the form of packaging work that is tailored to the capabilities of Human Resources is one of the recommended model options, hence that work can be completed in accordance with predetermined specifications.

Abstract

Keterlambatan proyek merupakan keadaan yang umum terjadi pada pelaksanaan proyek konstruksi, tidak terkecuali pada proyek konstruksi bangunan gedung. Pada umumnya diakibatkan oleh risiko dan ketidakpastian yang tidak dapat diperkirakan dengan seksama pada saat perencanaan penjadwalan dan estimasi biaya pelaksanaan proyek. Oleh karena itu, perlu dilakukan sebuah kajian untuk mengetahui faktor penyebab keterlambatan dalam pelaksanaan proyek konstruksi bangunan gedung. Penelitian ini mengidentifikasi 21 (dua puluh satu) faktor penyebab keterlambatan dalam pelaksanaan proyek konstruksi bangunan gedung, dan melakukan survei melalui kuesioner terhadap beberapa penyedia jasa konstruksi yang bergerak dibidang usaha konstruksi bangunan gedung dengan kualifikasi usaha menengah yang berdomisili di Wilayah Priangan Timur, Propinsi Jawa Barat. Hasil penelitian menunjukkan 5 (lima) faktor yang menduduki peringkat teratas sebagai penyebab terjadinya keterlambatan dalam pelaksanaan proyek konstruksi bangunan gedung berdasarkan diantaranya kesalahan dalam pelaksaan konstruksi, kesulitan keuangan kontraktor, lemahnya penerapan manajemen proyek di lapangan, kurangnya koordinasi pelaku konstruksi dan harga penawaran yang rendah. Kata kunci: keterlambatan proyek, proyek konstruksi, bangunan gedung.

Abstract

Village planning and development currently demands the participation of villagers in developing village potential. Thus, the village government needs to properly socialize the products of spatial planning and village development plans to the villagers, so that they cares more about the development of their area. Unfortunately, many village planning and development products have not been properly socialized. On the other hand, the era of digitalization and the industrial revolution 4.0 demands the information disclosure that can not been met in the most villages. Most of villages currently have less communicative and less informative planning products due to the lack of information media and human resources to compile and present well their spatial planning and development products. Pasir Mukti Village has great economic potential with many metal craft MSMEs spread throughout the village and absorbing a large number of workers. However, the great potential of Pasir Mukti Village has not been fully publicly socialized. Therefore, it is necessary to have a forum or media for information development in Pasir Mukti Village, both in the form of spatial and development planning products, as well as village potential information. In addition, Pasir Mukti Village needs to improve human resource competencies in the preparation process to its dissemination.This community service program aims to empower villagers through several competency improvement trainings, as well as participatory preparation of village development galleries as educational nodes and dissemination of information related to spatial planning, development plans and village potential in Pasir Mukti Village. The objectives of this activity can be achieved through three main stages, including: (1) identification of community needs related to village development galleries and competence in preparing village spatial planning and development, as well as village potential; (2) preparation of village development galleries; and (3) training to increase the competence of the community, who will become managers of the village development gallery.As a result, the program received a very good response from the participants consisting of village officials, Village-Owned Enterprises (BUMDes), Family Welfare Development (PKK), MSME actors, and youth organizations (Karang Taruna). It can be seen from (1) their active participation during FGD and training; (2) their participation and volunteerism to donate a small portion of their MSME products to be displayed in the village development gallery; and (3) their willingness to participate in repairing and enhancing the quality of the gallery building, as well as providing the equipment. Furthermore, the trainees have quite high commitment, that can be seen from their enthusiasm in participating in the FGD and two series of full-time training.Based on the results of these activities, this community service  program can (1) increase the knowledge of the Pasir Mukti villagers about the importance of a media/facility as an information center for spatial planning and village development, as well as a medium for promoting village products, education, and public interaction; (2) improve the quality of the human resources of the Pasir Mukti villagers, especially training participants consisting of representatives of village officials, BUMDes, and MSME actors, and (3) build a village development gallery as a new tourist destination in Pasir Mukti Village. Thus, it is hoped that in the long term, this activity can increase the income and welfare of the Pasir Mukti villagers.
