Abstract

The application of a method in real estate development is needed in order to ensure the project runs smoothly. There are methods that can increase the value of the project and even discard the unnecessary cost of the project called value management (VM). This research is an exploratory research applying inferential statistics using exploratory factor analysis. Factor analysis is used to discover the benefits of VM practices that are correlated between each indicator which makes real estate development practitioners interested to apply VM. The sample taking and respondent determination are applied by a purposive sampling followed by snowball sampling. Data collection techniques use a survey by distributing the questionnaires. There are five benefits that can make practitioners interested in applying VM, the benefits are to identified objectives, needs and project constraints; VM can produce the best designs; VM is capable of deciding on the best project completion; VM facilitating interaction between designers; VM is the method to get the cost effectiveness of real estate development.

Abstract

There are two important aspects in architecture, namely function and form. Function is an activity that must be accommodated in an architectural form (space). This research was the exploration of function and form and the relation between them in architecture of Masjid Jami 'Al Mukarromah Kampung Bandan. The purpose of this research was to get the conclusion about the relation between activity in mosque and its architectural form. From the interpretation of this relation was expected to be revealed its meaning. This research used descriptive interpretive method. Field data collection was done by observing the activities in Masjid Jami 'Al Mukarromah and observing the architectural form of the mosque associated with the activities undertaken in the mosque. In addition to observation of the object of study, also conducted interviews with the main source who was direct descendants of Habib Abdurahman bin Alwi Asy-Syatiri named Habib Alwi bin Ali As-Syatiri. In addition, interviews were also conducted to marbot Masjid Jami 'Al Mukarromah Kampung Bandan. The results of this study showed two conditions: first, there was a relation between function and form, thus raising the meaning of functional architecture; secondly, there was no relation between function and form, especially with regard to the function of prayer and pilgrimages, whose containers (architectural forms) overlap, giving rise to syncretic architectural significance.

Abstract

Jakarta is increasingly improving its public transportation services. At present, a breakthrough in the development of transportation has been made, especially related to the protocol road. These include expanding Transjakarta routes, Mass Rapid Transit, and Light Rail Transit. The addition of the number of modes of transportation has an impact on the addition of the number of stations or stops. However, it does not match by the availability of the government in procuring land for connecting transportation modes into deeper areas. The formal and informal transportation providers as an introduction to integrated transportation users still use the highway corridor as their place to raise, lower, and wait for passengers. Not yet found a place to raise, lower, and wait for those around the top of the officially integrated mode of transportation from the government or service providers. Therefore, this study was conducted to see how the division of land used by providers of the integrated transportation mode connector. This research method is to observe the spread of land use providers of formal and informal transportation services.

Abstract

Plastic Composite Panel (PCP) is an innovation in the field of materials that uses recycling plastic waste to construct composite cement panels. This material innovation is one of the solutionto answer environmental problems caused by plastic waste. Some previous studies mostly used plastic waste for concrete aggregates. Thus, making this study different from previous studies. The purpose of this study is to make a prototype of a PCP that is environmentally friendly with panel dimensions sample of 100 x 30 x 10 mm thick. The method used is an experimental test using materials in the form of polyethylene terephtalate (PET) from used water bottle and cement waste as well as testing its physical and mechanical properties carried out in the laboratory. Variations in PET used for testing materials are 0- 20%. In addition to mechanical properties, specific gravity and porosity test is carried out. The best results shows that 5% PET addition to cement paste increase the flexutral strength to 4.47 MPa compared to control sample which has 3.26 MPa. Porosity test shows that addition of 10% PET reduce the density of PCP to 63.64% compared to control sample that has 44.44%.

Abstract

The road space is not solely reserved for the public interest. In some examples can also be used exclusively for the residents of a region that have been designed from the beginning or through some post-occupancy adjustments. In the case of the campus of Gadjah Mada University (UGM) area, there are road spaces that become public facilities that pushing the campus authority to create access modifications (by closing or fencing) for the security and/or privacy purposes. How much the level of security and privacy that is obtained, in this paper were analyzed using space syntax. Through its ability to analyze the quality of space connectedness, space syntax can be used to measure the level of security and privacy refers to a benchmark proposed by Reis (2003) uses the value of the integration space. Integration of road space that is worth the low/weak (RA and RRA = 1 or more) has a low level of security but more private. While the high-value/strong integration (RA close to 0 and RRA = 0.4 to 0.6) have a high level of security but less privacy. Through the obtained analysis; a large enough degree of privacy is achieved, especially in the area of Central Office/Rectorate Building and surrounding areas, however, it become unsafe due to the activity-deserted road space situation and lack of supervision.

Abstract

This paper aims to explore objects in the street of urban kampong, in order to understand the social system and the spatial mechanism of the objects. Existence of objects and their formation are physical trails of social activities. The role of object in social engagement can affect the street space and the behaviour of its users. In urban kampong street, objects engaging in social activities mainly in spatial negotiation. The case study was taken in Ampiun Alley of Kampong Cikini, one of the most dense settlement in Central Jakarta. It was studied through observations, documentations, mapping, and interviews. In Ampiun Alley, various objects from transportation to domestic tools exist on the alley, while many passer-bys going through it. They were able to be tolerated because it did not give disadvantages to the street community, did not being an obstacle in circulation, and did not give a slum-like image. We have discovered there are many different negotiation spaces produced following surrounding social condition and space needs. However, in general formation of objects was shaped through toleration and consensus activities, so it could avoid any possible conflict and maintain the main function of the alley itself.

Abstract

This paper aims to raise the issue of "falsity" in Heritage Revitalization and how it impacts on values in Historic Urban Landscape. The object of the study is the process of revitalization carried out in Kali Besar in the Jakarta Old City Area based on Jakarta Governor's Instruction 2016, No. 101. To evaluate Kali Besar's revitalization planning, this study uses historical methods, especially those relating to aspects of urban space, social and revitalization policies. This study results the findings that the Revitalization of Kali Besar was not done through a good management plan and arranged with various changes as the cause. Beautification is still considered as the main foundation in the Kali Besar arrangement. Historic Urban Landscape must be the main references in the process of revitalizing the Kali Besar area and to produce a mature management plan.
