Abstract

The massive growth of real estate development in Jakarta especially in near area Soekarno-Hatta International Airport and rapid growth Indonesia economic condition due to tax amnesty program that held by government , should  increase opportunity for the local and international real estate developer company . This business plan will provide the information and basic concept that needed by business strategist or investors in evaluating aspect feasibility and as guidelines and strategic information for next managers who try to develop suitable construction business concept in Cengkareng , Jakarta Barat which is the location itself near with international airport .This business concept aim to become basic concept for the marketers and business strategist in Cengkareng Business City (CBC) to redevelope blank site area into suitable and profitable building product for the investors by providing useful information , calculation , and design concept for next project in CBC . Based on result of businessn plan feasibility study , this business plan is calculated to achieve good results for investment by gaining NPV value of Rp219,556,798,184.16 , by using assumption cost of capital 10% . It also planned to gain IRR value 30 % , it bigger than yearly rate 10% . It shows that the investment for this business plan can exceed the rate of investment that aimed by CBC investors themselves .

Abstract

This study aims to analyzing the influence of competitive strategies (cost leadership, differentiation and focusz) on corporate innovation (product, process and administrative innovations) in paper industry. The population in this study were employees of PT. X and PT. Y. The sampling method used was probability sampling and was determined to be 86 respondents of both firms. The analytical method used in this study is the analysis of the Stuctural Equation Model (SEM) with the AMOS program. The results showed that 1) Cost Leadership, Differentiation, Focus proved to have a significant positive effect on Product Innovation, 2) Cost Leadership, Differentiation, Focus proved to have a significant positive effect on Process Innovation, 3) Cost Leadership, Differentiation, Focus proved to have a significant positive effect on Administrative Innovation. For this reason, companies are expected to continue to innovate to increase customer satisfaction by paying attention to their competitive advantages such as maintaining cost advantages, maintaining strong brand identification and focusing on achieving competitive advantage.

Abstract

Organization consists of many or several people. A leader is required to direct, instruct, be a place to ask questions and be examples for subordinates. Leader is an essential-elements in organization. According to LMX theory, a leader shows more inclusive and communicative attitude toward certain members only. The LMX theory emphasizes on the quality of relationships between leaders and members in organization. Organization has variety of processes that require the parties to work together to achieve goals. The company assigns working teams for higher effectiveness can be achieved by teamwork. Teamwork can improve employee performance and has a positive influence in all dimensions of employee performance. This research observes the employees−superiors interaction level, teamwork level and performance based on LMX−teamwork variables. Using quantitative method and likert scale questionnaire unto 82 samples of 103 populations. Result shows that: [1] LMX concepts was applied in the company; [2] the lack of teamwork within the company; [3] The ability of LMX and Teamwork to affect performance is 53.1%; [4] LMX’s coefficient value of 0.730 indicates a positive relationship between LMX and performance. Teamwork’s coefficient value of -0.004 indicates a negative relationship toward Performance. [5] LMX has significant effect for performance; Teamwork has no effect on performance; LMX and Teamwork altogether give a significant influence on Performance.

Abstract

This research is to analyze the influence of macroeconomic towards composite share price index in Indonesia. This research is an explanatory research with quantitative paradigm. This research is using secondary data and the sample determined by full sampling technique based on time series date that has been accessed on official website of Bank Indonesia and finance yahoo year 2013 to 2017 which is consist of 60 samples. This research used multiple linier regression analysis. Based on classic assumption test, the datas in this research has been comply the assumption. Based on the multiple linier regression test, exchange rates and crude oil price has positive effect, whereas the inflation and interest rates has negative effect on composite share price index. Based on R2 test, 73,3 %  of composite share price index influenced by interest rates, exchange rates, inflation and crude oil price. Based on F test, macro economic factors simultantly influence composite share price index. Based on t test, interest rates and exchange rates has a significant effect on composite share price index, whereas the inflation and crude oil price did not have significant effect on composite share price index.

Abstract

This research was conducted to find out the most precise management strategy to enhance competitiveness of Celebrity Fitness Central Park Mall. This study applies a qualitative method, by conducting interviews and also observation by directly reviewing the subject of the study. The analytical method consists Input Stage consisting of Internal Factor Evaluation and External Factor Evaluation, Matching Stage consisting of Strength-Weakness-Opportunity-Threat Matrix and Internal External Matrix, and Decision Stage consisting of Quantitative Strategic Planning Matrix. After analyzing from the existing data, it is known that the Market Penetration strategy is the most appropriate to be implemented for Celebrity Fitness Central Park Mall and Market Development strategy can be used as a support.

Abstract

In this era, everyone is very dependent on cellphones, especially smart phones. With the fourth most populous population in the world and the low adoption rate of smart phones, the smartphone market is an attractive market for local vendors and international vendors. As one of the world's biggest vendors, Huawei has difficulty facing competition in the Indonesian market. Therefore, the purpose of this thesis is to arrange and suggest a proper marketing strategy for the company. Data collection methods were interviews and observations. Writing starts from the analysis of external, internal, and industrial environments, SWOT analysis, and BCG matrix analysis.

Abstract

This research aims to find out and analyze the effects of variable GDP, Inflation, Interest rates, Exchange rate on share prices of listed property sector in Indonesia Stock Exchange. The object population in this study is a company incorporated in the listed Property & Real Estate Index sector (JAKPROP) in Indonesia Stock Exchange (BEI) from 2008 to 2017. This study uses Ordinary Least Square analysis to determine the effect of independent variables on the Property & Real Estate Index sector JAKPROP. Based on t test, GDP is significant, Inflation is not significant and BI Interest rate is significant effect, while the variable Exchange rate have a significant effect on property and Real Estate sector stock price index. Results simultaneously with the F test showed that all the independent variable significantly influenced on the stock price index Property & Real Estate sector. So, the result is the independen variable GDP, Bi-rate & Exchange-rate has an influence effect on the stock price index of listed Property & Real Estate sector JAKPROP in Indonesia Stock Exchange.

Abstract

The purpose of this research is to find out the influence of Corporate Social Responsibility disclosure to the financial performance. The sample used in this study is a banking companies listed on the Indonesia Stock Exchange during the period of 2010 – 2017. As many as 4 banking companies are taken as the research samples by using purposive sampling technique with determined criteria. Based on the result of t test results showed that the variables Corporate Social Responsibility that affect the financial performance. The result of research analysis shows that the implementation of Corporate Social Responsibility has significant positive influence to the financial performance. This condition reflects that the better the activity of Corporate Social Responsibility is done it will result in a better financial performance of the banking companies.

Abstract

This research aims to find out influence of Brand Image, Product Involvement, and Brand Engagement to Teh Pucuk’s Purchase Intention in Jakarta. Research conducted by distributing questionnaires to 272 respondents randomly. Analysis technique used is technique of quantitative analysis. Data of this research was taken from August until Dec 2018. The research data was analyzed by SmartPLS application. The results showed that Brand Image, Product Involvement, and Brand Engagement had significantly influence on Teh Pucuk’s Purchase Intention. The population in this study were people living in Jakarta, researchers took samples of 272 respondents using the questionnaire method. The sampling technique used is simple random sampling, where each element of the population has the same opportunity to be selected as a sample. Brand Engagement had influence Purchase Intention; Brand Image had influence Brand Engagement; Brand Image had influence Purchase Intention; Product Involvement had influence Brand Engagement; and Product Involvement had influence Purchase Intention. Also this research had indirect effect, that Brand Engagement had influence as mediator between Brand Image and Purchase Intention and Product Involvement and Purchase Intention.
