Abstract

Property growth of 12% - 20% throughout the year 2012. In Surabaya, the growth the property can reach above 15%. But the lack of residential land in Surabaya, the property developers began to turn to the concept of vertical housing, one of which was an apartment. The development of apartments in Surabaya is inseparable from economic development and people's lifestyles. The public interest in the apartments is very high. The level of the average apartment sales had reached about 80-90 percent. However, the occupancy rate of apartments in Surabaya on average is still below 50 percent. Diparanu Rucitra apartments (DR Apartemen), is the first middle-class apartments that sell an apartment complete with furniture.This research is a quantitative study with a cross-tabulation method. The study aims to explain the relationship between the phenomenon of lifestyle apartments with the decision to choose DR Apartemen. Cross-tabulation method to look for similarities and differences in lifestyle of the owners / tenants who inhabit the owner who does not occupy DR Apartemen.The survey results revealed that there is influence people's lifestyles in the decision to choose either the residential DR Apartemen or as an investment asset. There are some differences and similarities that people's lifestyles in terms of the approach to activities, interests and opinions.

Abstract

Air pollution in Surabaya is the greatest and urgent issue to be solved. East Surabaya has the largest CO2 emissions from housing activity compared to other Surabaya regions. One of the ways to naturally absorb CO2 is to provide adequate green open space. Public green open spaces in East Surabaya amounted to only 2.37% of the total land area. The objectives of this study is to know the availability of Green open spaces and factors influencing it’s availability in East Surabaya, compare to area of formal housing and kampung. Descriptive analysis is used to explain the availability of Green open space. Content analysis is used in this research to find the factors influence availability of green open spaces. The result shows that East Surabaya has 644.42 ha green open space or only 7.14%. The result also shows that factors influence the availability of green open spaces in East Surabaya are different between formal housing and kampung. Some factors related to the policy and social aspects that influence the availability of green open space in both East Surabaya kampung and formal housing. Those factors are: the allocation of green open space in spatial planning; forestation program; basic green coefficient; incentives and disincentives; supervision and control of landuse; community participation; the influence of community leaders; public awareness; communities; reward in forestation programs; facilitators; and the diversity of greening innovation. Meanwhile, some factors such as the limited land, the housing density, the changes in land use, and the limited fund has only influence in kampung. Factors of coordination between government agencies and developers and also the concept offered by developers have only influence in formal housing.

Abstract

Surabaya is the second largest city in Indonesia and has been categorized as a metropolitan. The development of Surabaya is quite fast in terms of physical development. That condition can be observed from the number of high rise buildings at the city centre corridors. One of the corridors in Surabaya city centre is Jalan Pang-lima Sudirman. The corridor is a high density mixed-used area, dominated by commercial and service such as office retails and hotels. From the measurement, it was found that land subsidence happened at Jalan Panglima Sudirman which in the future will impact on environmental physical condition at the location. Therefore, observation of certain items mainly related to urban physical element impact on land subsidence was important. The result expected is the visibility of urban physical element impact in land subsidence at the corridor of Jalan Panglima Sudirman Surabaya.

Abstract

Lack of public space as a place of social interaction is one of the problems in the settlement neighborhood, especially in Indigenous neighborhoods settlement of Sahu region, West Halmahera. Sahu Village is one of the villages locates in West Halmahera regency, North Maluku Province. This study aims to identify the functions of traditional Sahu house as public space that is used by residents of the area for social interaction. The method used was naturalistic and qualitative research behavior by observing the activities of people who use public space spread over several indigenous areas in Sahu region. The results showed that: 1) The traditional house is a public space that is used by family members, neighbors and others who visit the region, 2) The traditional house is used as a multi-function space solving the problem of indigenous and customary meal, as well as other social activities, 3) Traditional house located in an area that is easily seen and visited in order to be used by everyone.

Abstract

The concept of green eco-tourism is a concept of regional development for environmentally sustainable tourism activities. Tourism activities have a significant effect on the development and improvement of the economic, social, cultural sectors and the quality of the surrounding environment which subsequently causes the global issue of World Tourism Organization (WTO) to emerge. It is then relevant to apply the concept of eco-green tourism in developing the strategic areas intended for tourism in line with the program of the government of Surakarta city which aims at developing the city within the concept of eco-culture city.Some tourist villages (kampung wisata) with local wisdom potentials as the historical areas in Surakarta city are still not handled optimally. This trend can be seen in some of areas which have begun to lose their original characteristics and have even changed function. This phenomenon will slowly and certainly erode the local wisdoms of the historical villages which will eventually cause the unique characteristics as the local potentials of the city to disappear.  Therefore, one of the right and integrated actions to handle such a problem is the research model of development of the tourist villages through LID (Low Impact Development) by having the concept of eco-green tourism.The objective of this research is to formulate the model of development of the tourist villages through LID (Low Impact Development) in bringing eco-green tourism into reality. This formulation is based on descriptive explorative method. This research was conducted in the historical area of Kauman tourist village which still has the authenticity of potentials of the value of characteristics of high local wisdoms which are still in existence and development.The results of this research are the model formulation for policy in developing Kauman tourist village. Such a policy model is expected to be able to become the pilot project of the development of the tourist villages not only in Surakarta city but also in other tourist cities in Indonesia in general through the implementation of eco-green tourism on the basis of the concept of green architecture which will not only conserve the tourism, cultural, and environmental assets, but also empower the prevailing local wisdoms.

Abstract

Ternate in North Maluku province has assets with a coastal marine area 5547.55 km2, wider plains than just covering 250.85 km2. Coastal areas become large enough portion for housing development; although prone to disasters, grow uncontrollably, lack of public facilities and the lack of environmental controls. This causes the quality of the coastal environment so declined. Arrangement is needed to prevent the development of sporadic and slums, as well as to anticipate disaster. The purpose of this study is to produce a model of the arrangement of settlements in the coastal zone of the water Ternate, for disaster mitigation. The research method is qualitative with purposive sampling system. The results showed that very precise grid pattern applied in the coastal areas because it can maximize the land use, circulation becomes more fluent evacuation, distribution function and development of the area easier, either macro or micro in accordance with the needs of the region. In addition, the grid pattern can support human circulation and transportation effectively and efficiently.

Abstract

The concept of green open space is still stuck on the concept of space-based theory of absolute space by Issac Newton, who see space as a separation between the mass of the building as a container (solid) and open space (void). Meanwhile, the demands of the world's cities today to combine city life with the natural environment in the city increasingly limited land has resulted in the embodiment of innovation of green open spaces, combined with the mass of the building, either vertically, horizontally, multilevel, and a roof garden. Therefore, the thought about the concept of green area calculation shifts related to the building envelope as an instrument to control the development of the building as a 3-dimensional, in the form of an imaginary space by the slope of the field open sky (Sky Exposure Plane / SEP) were measured from a specific point on the surface of the surrounding road. This paper aims to formulate the calculation of green coverage in relation to the SEP. The concept of SEP operationally still only concerned with building setback. This research method is descriptive qualitative in 2 stages. The first step is the influence of the theory of space to green space on the site and the building. The analysis is supported by the classification of urban space. The second step is the calculation formula of green cover­age in relation to the SEP by Surabaya city government regulation no. 7, March 23, 1992, so the calculation formulation contextual conditions in Indonesia. The results showed that the formulation of green coverage in relation to the SEP is an instru­ment to determine the limit on the development of 3 dimensional green space.

Abstract

Kembang Jepun area was once the biggest trade center in its time. However, its ambience is quiet and crime-prone today, especially at night. This is caused by the decrease of service value of the areal facilities and infrastructures, so that it in turn decreases the areal economic productivity. This condition requires a research about the most suitable property which can be developed according to the desire of the society in the corridor of Kembang Jepun Street and can revive the ‘dead’ areal spirit.This research applies interview method along with market analysis. The type of analysis is Descriptive Statistics, namely by the media of graphics, diagrams and tables.From the interview result, retails are found to be prospective property for the society in the Corridor of Kembang Jepun Street. The next analysis conducted as the comparator to the survey result is Market Analysis on five property buildings, namely retails, hotels, museums, restaurants and residences. Having the market analysis done, a conclusion is found that Hotels property is more prospective than retails, museums, restaurants and residences property with the consideration of dominant supply of hotels in Central Surabaya, East Surabaya and West Surabaya, as well as that hotels have lesser competitors with quite high demands.

Abstract

The traditional architecture in Indonesia has been implementing local wisdom or genius loci to sustain both their tradition and built environment. In contrast, the modernity and global paradigm reduce the local paradigm. In fact, most tradition-al/vernacular built environment has many potential aspects, such as design of roof, building material etc. Omah Laweyanan has implemented some elements of building which refer to ecological architecture. Those are design of roof, doors and windows, and yard of house [open space] and veranda. The doors and windows have shape and size which cross ventilation be done. This paper consist of discussion that ve-randa are an approach and design strategy in Javanese Architecture, which they can sustain the environment. This paper will focus on omah Laweyanan in Surakar-ta. According to field study, it shows that veranda in omah Laweyanan is an alter-native that attempts to minimize the impact of global warming and climate change, which can be developed through the implementation in architecture design.

Abstract

The solving of traffic congestion has led to innovative strategies that promote the integration of transport system, one of which is through the concept of Transit Oriented Development (TOD). The movement of the population with high use of private vehicles in Surabaya-Sidoarjo corridor has caused congestion problems. However, the efforts done are still focused on the improvement of the capacity of the road network. This effort is partial and temporal, which means that in the long term it will continue to cause problems. For the development of mass transit in the north-south corridor, specifically on the side of Surabaya, the transit area is already in the planning stages and brings the concept of TOD. Therefore, it is necessary to study and examine TOD in Sidoarjo side, especially in the transit area of Sidoarjo station, which has the highest passenger movement in the Surabaya-Sidoarjo corridor.This study aims to analyze the performance of transit area of Sidoarjo Station as a TOD area. The analytical method used is descriptive statistical analysis and walkthrough analysis. Descriptive statistical analysis used includes the analysis of measures of central tendency, percentages and ratios, and graphs. Meanwhile, the walkthrough analysis used is the linear side view. Based on the analysis, the performance of transit area of Sidoarjo Station as TOD area is relatively low at 23.5%. Only four of the seventeen variables meet the performance standards. Those four variables are BCR (Building Coverage Ratio), percentage of road way area, pedestrian way connectivity, and percentage of parking lot.
