Abstract

Theinstillation of GIS in the land property evaluation sector in Indonesia, is still at its early stage. Theproperty taxation department has been using GIS in producing property taxation data since 1996, its main task being suppl ying computer-generated maps (Dirjen Cukai, 1998). Spatial analysis which is the strength of GIS remains to be practised. The land value spatial model is a model that assesses the value of land based on spatial treatments which have been identified as influencing thevalue of land. Generally there are 4 treatments influencing thevalue of land i.e. the structural factor, the neighbourhood factor, the location factor and the timefactor. Spatial analysis is needed toproduce mapsfrom these treatments inorder tochurn out spatial data. Thespatial analysis inneed are reclassification, overlapping, length and distance measurement, neighbourhood and network analysis. Furthermore, statistical analysis is needed toform a spatial model. This studyfocuses on a solefactor that is the stuctural factor in influencing the value of land. Thestructural factor includes both physical and land usage treatments. Thephysical factor to be included in this study are the area, thefront width, the direction and the shape.. There are 148 land transaction lots used inshaping the spatial model. This working paper attempts toexamine the level of influence of the physical treatments on the land value in the area studied.

Abstract

Employee performance is an important aspect of overall company performance. Hospitals as a complex organization require effective and efficient employee performance in providing services to the community. This study aims to analyze the effect of SIMRS quality and non-physical work environment on person-organization fit and employee performance at RSI Jemursari Surabaya. The sample of this study was permanent employees who were SIMRS users at Jemursari Hospital as many as 85 respondents. The data collection tool uses a questionnaire with a Likert scale modification and uses the Partial Least Square (PLS) analysis method that is run with SmartPLS 3.0 software to analyze the data. The results showed that the quality of SIMRS had a positive and significant effect on person-organization fit, non-physical work environment had a positive and significant effect on person-organization fit, the quality of SIMRS had a positive effect on employee performance but not significantly, non-physical work environment had a positive influence on performance employees but not significant, and person-organization fit has a positive and significant effect on employee performance.

Abstract

PT Andromedia is a private company engaged in IT Development located at Jalan Gayung Kebonsari Perum Graha Indah F21-22 Surabaya. This study aims to analyze the influence of competence and work culture on person-job fit and employee performance at PT Andromedia. The population in this study amounted to 68 employees and the sampling technique used was saturated sampling meaning that the entire population would be sampled. The tool for analyzing data in this study uses the Partial Least Square (PLS) analysis method that is run with SmartPLS 3.0 software. The test results have 5 hypotheses, among others, first, competence has no significant effect on a person-job fit. Second, work culture has a significant influence on a person-job fit. Third, competence has a non-significant effect on employee performance. Fourth, work culture has a significant effect on employee performance. Fifth, the person-job fit has a significant influence on employee performance.

Abstract

Urban Land value have increased tendency but building value have decreased tendency. It is important to know what’s factor influencing the land value.The method for addressing the above-mentioned problem is factor analysis. Data collected from a sample of 1558 lots in Surabaya and there are 16 variables used in this study. There are grouping into 3 category, first structural factor, neighborhood factor and location factor. The results of factor analysis, there are 13 variables usable and grouped into five new factor based on eigen value more than 1 (>=1). The five factors are: Social Factor has eigen value of 3.142 with variant percentage of 19.64 %; Phisical Factor has eigen value of 2.346 with variant percentage of 14.663 %; Economic Factor has eigen value of 1,633 with variant percentage of 10.206 %; Education Factor has eigen value of 1,182 with variant percentage of 7.388 %; Construction Factor has eigen value of 1,054 with variant percentage of 6.589 %. From correlation matrix, we get value from Bartlett’s Test of Sphericity (BTS) of 7204.552, which suggest that on correlation matrix, there are correlation between factors supported by Kaiser-Meyer-Olkin (KMO) value of 0,612 and variant cumulative value of 58.486 %.The Social Factor consists of 3 variables, namely number of secondary school in radius 1 miles (N4), number of worship in radius 1 miles (N7) and nearest distance to Central Business District (L1). The Phisical Factor consists of 3 variables namely shape index (S4), flooded classes (N1) and road classes (N2). The Economic Factor consists of 2 variables namely nearest distance to public market (L2) and nearest distance to electric pole (L3). The Education Factor consists of 3 variables namely number of elementary school in radius 0.25 miles (N3), nearest distance to elementary school (N5) and nearest distance to secondary school (N6). The Construction Factor consist of 2 variables namely area (S1) and front width (S2).Based on the results, all of institution such as banking, taxation, real estate enterprise which correlation with the land value, suggested to monitoring the factor has founded in this researh for appraisal of land value in Surabaya. Abstract

Gate automation (entrance automation) is a strategic plan that will be implemented at PurabayaBus Station Surabaya. An automation technique with Radio Frequency Identification(RFID) is a method that can be used to store or receive data remotely using RFID tags ortransponders. The purpose of this study was to determine the quadrant position in the SWOTdiagram of the gate automation plan and determine the most appropriate strategy in accordancewith the position of the quadrant on the SWOT diagram. Respondents who were usedto measure strengths and weaknesses included fifty employees of the Purabaya Bus StationSurabaya, while to measure opportunities and threats were fifty drivers and automotive businessmenwho currently use the bus station. Data were analyzed using SWOT in which thescores of internal factor (Internal Factor Analysis Summary-IFAS) and external factor (ExternalFactor Analysis Summary-EFAS) were calculated. The results showed that score ofinternal factor and external factor were greater than 2. Hence, the position of SWOT for thegate automation was located in quadrant 1, suggesting that a company has strength to takean advantage of the existing opportunities.

Abstract

Land value is used for collateral valuation in Indonesia. This system is considered officially stamped on a property tax. In addition, the property tax uses Land Value Zone (LVZ) for land valuation. The purpose of this research is to produce a land valuation method, namely individual valuation based on enviromental situation in certain land location. The research produced three models namely structural model, location model and spatial model. The results showed that structural factor contributed to land value variation at 56.5% and location factor contributed to land value at 36.7%. Furthermore, spatial model represented a combination of structural and location models. Tha spatial model contributed to land value variation is at 73%. The remaining 37% was influenced by non-spatial factors such as legality, economic situation and another factors. The iimplication of this research is that, there is more fair land assessment because it is an individual one. However, the main problem in this case is that it needs different models for different areas. Suggestion for future research is simplifying the variables that are used in order to make them able to be applied in a certain wider area. The variable simplification is important because the data supply in Geographical Information System (GIS) is expensive

Abstract

Pertumbuhan ekonomi Jawa Timur sekitar 3,4 % pertahun tidak mampu mengatasi persoalan pengangguran, karena jumlah angkatan kerja terus bertambah setiap tahun. Dampaknya terasa pada pondok pesantren yang berada di Jawa Timur, yang berakibat lulusannya sulit untuk mendapatkan pekerjaan, karena dari segi iptek dan keterampilannya belum memadai. Sekolah Tinggi Ekonomi Indonesia (STIESA), atas permintaan dari pihak pondok pesantren, membantu menyelesaikan masalah limbah peternakan dan sampah yang ada di lingkungan pondok pesantren dengan memanfaatkannya. Cara yang diusulkan dan dipraktikkan adalah mengolah limbah dan sampah tersebut menjadi produk pupuk dengan teknologi tepat guna.

Abstract

Tujuan dari penelitian ini adalah untuk menganalisa hubungan langsung antara iklim organisasi dan kompensasi terhadap komitmen organisasi serta menganalisa hubungan tidak langsung antara iklim organisasi dan kompensasi dengan menggunakan karir sebagai variabel antara dengan Komitmen Organisasi. Objek penelitian ini adalah Perusahaan Telekomunikasi Indonesia, dan responden penelitian ini adalah seluruh karyawan di Departemen Teknis. Total populasi di Departemen Teknis adalah 66 karyawan, dengan menggunakan teknik sampel jenuh atau sensus, dimana semua karyawan adalah responden dalam penelitian ini. Teknik analisis dengan menggunakan analisis jalur yang akan menghitung parameter antara hubungan langsung dan tidak langsung. Hasil pertama dari penelitian ini adalah iklim organisasi memiliki hubungan positif langsung yang signifikan terhadap komitmen organisasi sementara kompensasi memiliki hubungan langsung negatif dan tidak signifikan terhadap komitmen organisasi. Hasil kedua penelitian ini adalah iklim organisasi dan kompensasi memiliki hubungan tidak langsung positif dan tidak signifikan terhadap komitmen organisasi melalui karir. Fenomena ini dapat dijelaskan bahwa karyawan di Departemen Teknis adalah sumber daya manusia yang langka di perusahaan telekomunikasi di Indonesia keterampilan mereka dibutuhkan oleh perusahaan.
