Abstract

An appropriate and accurate management of financial source will be able to run activities of a project well and increases the contractor?s profit. This reasearch aims at determining the kind of optimum cashflow of a multi purpose construction project in Malang. Schedule, debits and credits, loan interest, installment plan, completed with the system of contract payment from the owner to the contractor were needed to make the cash flow. It was done by employing 20% and 0% down payment based on EST (Earlierst Start Time), 27 kinds of resource payment system varied in start, prorate, and end of cost, material, and work. Each Cash flow will not only determine the balance of payments and total credits of each period but also the profit. The findings the show that the kinds of Cash flow which gives maximum profit for contractors, are as follow: 1) the one based on EST with no down payment system at a difference profit of IDR 109.708.207,51 or 1,5%; 2) the one based on arrangement of cost, material, and work payment system which results in Start-End-End payment; 3) the application of the two Cash flow systems results in? Start-End-End system is able to give maximum profit of IDR 7.869.632.694,74.Keywords: Cash flow, debit, credit, payment system, maximum profit

Abstract

Frequently, financial problem can be an abstacle to a contractor when constructing and project. For that reason, financial management needs an optimum cash flow determination. How to determine an optimum cash flow of 2 floor building X Malang in the area of 8,521.91 m2?The writer proposes a resource-use-management-based optimum cash flow determination which employs various payment systems of ?start?, ?prorated?, and ?end? derived from cost, material, and work resources. Besides, resources are allocated for the schedule of implementation budget to be able to get maximum profit. Calculation analyses were carried out through trial and error method on 3 resource payment systems which were tried out 9 times each. They also employed an alternation of resource allocation, if the result of cash flow planning to schedule of the initial implementation of the budget plan does not achieve optimum results. First step in determination is to plan an appropriate schedule budget implementation plan. Then the schedule was put into varied resource payment systems to produce the project cost, from which cash flow was made.The determination results in no optimum cash flow from 27 payment system schemes. Consequently, resource allocation is in need in the implementation of budget plan schedule to get a maximum profit of IDR 8,001,066,721.41.Keyword: schedule, cash flow, payment systems, profit

Abstract

Gerigi weir is a modificated jigsaw weir which can hold water flow to gain higher water level. This water raising happens in upstream of the weir until certain length to reach normal depth. This research uses square open channel model with slope as an independent variable. In this research uses various slope from 1‰ to 5‰ for eight different discharges. The aim of this research is to find the impact of slope for backwater length using Direct Step Method. The result of this research is the longest back water happened in the 8th of experiment discharge (1399,984 cm3/sec) with the slope of 3‰, by 40.800,4952 cm from the weir. In addition, slope is not affect for the length of backwater. This is because from all analysis of experiments, the longest backwater happens in different slope for each discharge, namely between 1‰, 3‰, or 4‰ of slope.                      Keywords: back water, gerigi weir, slope

Abstract

Pekerjaan struktur beton bertulang pada Proyek Gedung Terminal Utama Bandara Internasional X yang dilaksanakan dengan sistem zona bersifat pengulangan pekerjaan dan membutuhkan banyak material yang perlu dikelola. Untuk itu diperlukan metode yang tepat agar jumlah persediaan material ekonomis. Penelitian ini bertujuan menentukan biaya persediaan material termurah pada pekerjaan kolom dan balok beton zona 1. Data yang diperlukan yaitu master schedule proyek, bill of quantity, dan harga satuan pekerjaan. Analisis persediaan material menggunakan metode MRP (Material Requirement Planning dengan teknik LFL, EOQ, POQ, dan FPR. Hasil penelitian: 1) Metode LFL (Lot For Lot) menghasilkan biaya persediaan termurah, dengan jumlah persediaan besi tulangan D32, D25, D22, D19, D16, D13, D10 masing-masing sejumlah 802,  5589, 30, 1363, 808, 185, dan 12528 lonjor; multipleks 12 mm 2579 lembar; kayu meranti 5/7 1157 batang, kayu meranti 6/12 570 batang, kayu meranti 8/12 424 batang; paku 358 kg; beton readymix FC’35 2362 m3;  bekisting bulat kolom D1,9, D1,8, D1,3, D1,25, dan D1,2 masing-masing 17; 20; 10; 17; dan 68 unit; tiang penyangga 306 batang; mur baut 914 unit;2) Total biaya persediaan material struktur yang ekonomis Rp 8.357.029.000; dan 3) Jadwal pemesanan material dilakukan 2 minggu sebelum penggunaan material, dan jadwal kedatangan material sesuai dengan jadwal kebutuhan material.Kata-kata Kunci: balok, bandara, kolom, material requirement planning, persediaan material

Abstract

Kesesuaian antara pelaksanaan dengan perencanaan suatu anggaran biaya proyek tergantung dari realita perencanaan yang sesuai dengan kondisi proyek secara riel dan kegiatan pengendalian dalam pelaksanaan yang rutin harus dilakukan dengan teliti dan hati-hati, tentunya untuk mendapatkan suatu perencanaan yang realistis perlu adanya pengalaman yang cukup banyak juga dapat menaksirkan faktor- faktor risiko yang sering muncul didalam pelaksanaan proyek .Salah satu bentuk perencanaan yang dapat menunjukkan suatu rangkaian kegiatan yang saling terkait dan logis dilakukan adalah jaringan kerja yang baik dan realistis dan kalau jaringan kerja tersebut direncanakan dengan baik dan dilakukan dengan pengendalian yang rutin secara teoritis dipastikan terjadi efisiensi biaya.Tujuan penelitian ini untuk membuktikan keberadaan jaringan kerja dalam pelaksanaan proyek  cukup berpengaruh dengan dapat menunjukkan jalur kritis sebagai bahan pengendalian dalam pelaksanaan dan dapat menghasilkan efisiensi biaya proyek khusus upah kerja sebesar 17% lebih murah jika dibandingkan dengan upah borong kerja tanpa membuat jaringan kerja.Data penelitian berupa kegiatan pelaksanaan proyek perumahan/ gedung diwilayah kota malang untuk type kecil dan sedang. Data diperoleh dari 4 lokasi perumahanMetoda analisis data dilakukan dengan  cara menganalisa penjadwalan tenaga kerja dari hasil penjadualan mandor dan analisa jaringan kerja yang dibuat.Kata Kunci: efisiensi, biaya, tenaga kerja, jaringan kerja, proyek perumahan

Abstract

Abstract The XX Toll Road Construction Project is a national project with high risk and high complexity, given the nature of the work that requires clearing new land on hills and valley areas which requires retaining wall works. During its implementation, work accident occurence can be caused by many factors, including labor factors. This study aims to determine the effect of internal labor factors on work accidents occurred at XX Toll Road Construction Project. The data required in the form of primary data obtained from questionnaires about occupational safety and health, and fitness measurements using the Balke method. The data analysis used Multiple Regression analysis with SPSS. The results showed that the internal factors of the workforce, namely the factors of work safety, occupational health, and workforce fitness simultaneously have strong and significant effect on the occurrence of work accidents in the project. Hence, these internal factors partially bring significant effect. Keywords: labor, safety, health, fitness, accidents

Abstract

Highway construction project requires very large investment costs. Oftentimes, the highway construction encountered many obstacles, including external factors such as land acquisition which have an impact on a construction time regression, decreasing income, alteration of interest rates, and escalation of operational and maintenance costs. This study aims to determine the how much external factors influence on the financial feasibility of the highway construction.Financial analysis uses investment costs data, operational and maintenance costs, investment period, interest rate, the amount of private capital and loans, as well as the highway’s income. Determining financial eligibility criteria are based on following parameters; PP (Payback Period), NPV (Net Present value), BCR (Benefit Cost Ratio), and IRR (Internal Rate of Return). The sensitivity analysis was performed to determine the sensitivity level of external factor to financial feasibility, and impact analysis using linear regression analysis.The result of this study are as follows: 1) Judging from the financial aspects, highway construction projects are feasible due to PP < 18 years, NPV > 0 year, BCR > 1, IRR > MARR. 2) The external factor which have high level sensitivity and have positive influence (feasible) to the financial feasibility is the escalation of toll rate, while the factor with high level sensitivity yet have negative influence (infeasible) are the construction time regression, the decreasing income of land acquisition, as well as either the fallen or rising interest rate. Keywords: eexternal factors, financial feasibility, higway, influence, sensitivity level

Abstract

In fiscal year 2014 the practice material needs about 36% of the DIPACivil Engineering Department budgetfundsfor the fiscal year2014.Thus, needs proper management, so that the procurementof materialsdone as needed and can be used effectivelyandefficiently. This study aimstodetermine the level ofcontrolthe materialthat has been applied, andthe schedule of material management influence towards the performancepracticein terms ofschedule materialpractice aspects.The research data in the form of primary data obtained by distributing questionnaires to direct executors as the material handler and the responsible party of practice activity at the Civil Engineering Department of X at Malang. Number of samples around 8 with 6 executive responsible party. Data were analyzed descriptively and then analyzed with regression method using SPSS 20.The results shows: 1) Executors implement control of schedule practice material to the workshop and laboratory reasonably well; and 2) Control of material arrivals schedule shows significant effect of the time of practice execution or completion. Abstract

AbstractThe normalization and widening work volume of the Kali X is huge, it needs heavy equipment for its implementation. The type of usable heavy equipment varies, whilst the greater the capacity of the used equipmen, the more expensive the cost. Therefore, research is needed to observe the effect of heavy equipment composition on its optimal cost. The data needed are plan drawings, RKS, volume of work, equipment rental prices and wages, schedules and S curves. We determine the optimal tool costs using simplex method with the LINDO application and analyse the effect using linear regression analysis with SPSS. The obtained results of the effect analysis show that the composition of heavy equipment (expressed by total tool productivity) contributes a very strong and significant influence to the optimal cost of heavy equipment with R2 = 0.967 in clearing excavation work, R2 = 0.908 in ordinary excavation work, and R2 = 0.985 on embankment work. This shows that the composition of heavy equipment with lower productivity means the cost of using the tool is getting cheaper, so the results of optimizing the cost of using the tool are focused on the composition of tools with the lowerst productivity.Keywords: Excavation work, embankment work, combination of heavy equipment, optimal cost
