Abstract

Building construction consists of two parts, namely the upper building and lower building. The upper building transmits forces to the lower building, which then from the lower building is channeled to the supporting soil. Pile foundation is a part of the lower structure that is used to receive and distribute the load from the upper structure to the supporting soil which is located at a certain depth determined by the results of the soil investigation. Piles are used as building foundations if the soil under the building base does not have enough bearing capacity to carry the weight of the building working on it. The stake used in this comparison is the Concrete Spun Pile and Bored Pile foundation. The results of the study show that the Bored pile method is slightly more complicated than the Concrete spun pile method. In terms of time required for the Concrete spun work is 6 hours, while for Bored piles per point is 9 hours assuming the work is 3 months In terms of the cost of foundation work of 1000mm diameter and 30m depth using the Concrete spun pile method is Rp. 13,704,241,634.10 for 156 points. whereas for the Bored pile method with a diameter of 1200mm and a depth of 30m is Rp. 14,242,797,932.85 for 78 points. So the foundation work with the Concrete spun pile method is more effective and efficient than the Bored pile method based on the method of implementation, time and cost.

Abstract

Cost planning is an important phase on construction project planning to give illustration to the owner how much cost they should spend to execute that project. The slab is an element of the structure that has a large amount of the quantity so that affects the cost of the whole project. Then the cost comparison of slab structure has to be analyzed to know the most optimum design between conventional shuttering with the concrete beam on the initial design, first alternative options design, and metal deck shuttering with steel beam on second alternative design. The calculation of the slab structure cost analysis were based on Indonesia’s standard (PermenPUPR and SNI). The result is the first alternative options design that using concrete beam were cheaper 10,24% than the initial design that using concrete beam too while the second alternative options design that using steel beam were more expensive 27,14% than the initial design.

Abstract

The fence of the project is a fence established on the project land for the safety boundary of the project during the period of implementation of the project, according to The Perda Dki No.7 Year 1991 the fence of the project should pay attention to the safety and harmony of the surroundings and have a height of at least 2.5 meters. The cost of installing a project fence requires a relatively high cost on a project that has a long perimeter area. Project Fence usually uses zincalume material and is often a problem of construction waste because the material is not durable, this led to the innovation of Recycling Project Fence (RFP). In this study, the authors conducted a cost and quality comparison between the two materials by conducting cost analysis in accordance with the contractor's cost analysis and disseminating 2 stages of questionnaires on quality comparison to experts and respondents who are contractor employees who are accustomed to using RFP. The results of the questionnaire will be conducted to test validity and reliability using statistical software and analysis of relative importance index (RII). The result of this study is the total cost required for PPDU Rp.1,097,864,515 and the total cost required for fencing the zincalume project Rp. 980,546,545 where PPDU is more expensive Rp. 117,317,979 or 10.69%. with the most influential variables on the comparison of RFP quality with Zincalume are Features (0.860), Durability (0.851), Aesthetics (0.850), Performance (0.823), Reliability (0.693). So that the cost of fencing zincalume project is more effective while ppdu quality is more effective to use.

Abstract

PT Pindad (Persero) is a manufacturer of heavy-duty equipment such as armoured vehicles. As a result, a crane facility is required to facilitate the material transportation operations, which is supported by a steel structure apart from the building structure. The crane support structure construction process was 19.75 percent delayed until the 12th week. The goals of this study were carried out to evaluate project control using the Earned Value method, which intends to identify project performance in terms of cost and time before and after evaluating project control and knowing the predicted cost and time of total project completion. Schedule Performance Index (SPI) of 0.85 shows a delay of 10.927 percent from the initial plan of 73.731 percent with a realization of 62.804 percent. Meanwhile, the Cost Performance Index (CPI) of 1.22 indicates that the costs incurred are still less than the estimated budget, with a potential profit of Rp. 1,144,245,992.81 or 11,425 percent of the total project budget. Based on the analysis of performance calculations, the estimated project completion time is 26 weeks, or longer than the planned schedule of 22 weeks. In terms of cost, the estimated cost of completing this project is Rp. 8,870,754,007,19. This means that, with the current project cost performance, the project will have a potential profit of Rp. 1,144,245,992.81 or 11,425% of the total project budget. Based on performance calculations, the estimated project completion time is 26 weeks, which is longer than the planned schedule of 22 weeks. The total cost of completing this project is projected to be Rp. 8,870,754,007,19. This means that, regarding the existing project cost performance, the project has a potential profit of Rp. 1,144,245,992.81, or 11.425% of the total project budget.

Abstract

UrbanTown Serpong is an integrated vertical residential area developed in the buffer zone of the capital city, business and industrial center, and connected to mass transportation facilities. Which carries the concept of integrated entrepreneurship with many supporting facilities. However, not all construction projects can be completed on schedule. There are several delay factors that can occur, such as caused by time estimation; improper management; material problems; labor; equipment; finance; and an unsupportive environment. This study aims to determine the dominant factors that cause delays during construction and solutions to prevent delays in the development of the UrbanTown - Serpong Project. The factor analysis uses the Importance Index (IMPI) method to assess which factors are classified as high in the project. The results of the study indicate that there are 4 out of 31 indicators that have a significant effect on the factors causing work delays, including: constrained by labor shortages; the work is not carried out with the correct method; lack of material; and owner delays in making decisions.

Abstract

In planning a building or infrastructure, various methods and strategies are needed to achieve the target for timely completion, resulting in a strong and beautiful quality building. Structural components such as foundations, columns, beams, and plates play an important role in supporting the establishment of a building. To produce the quality of the structural components required special skills in doing the job. Formwork has an important value as a mold (formwork) to form the dimensions of the structural components that have been planned. In this study, we will discuss the comparison of usage related to the cost and time of using different column formwork, namely semi-system formwork and aluminum formwork used to build multi-storey buildings. From the two types of formwork, the budget for formwork work will be analyzed to obtain an economical budget and efficient time. The comparative analysis of formwork semi system and formwork aluminum get results, for formwork semi system requires a cost of Rp. 1,366,460,000 with an implementation time of 35 days while using aluminum formwork is Rp. 1,114,460,000 with an implementation time of 20 days. This means that using semi system formwork is more expensive by Rp. 252,000,000 compared to semi system formwork. Meanwhile, the implementation time for aluminum formwork is 15 days faster than semi-system formwork.

Abstract

The research procedure starts with conducting a literature study, collecting data, and summarizing the results of gathering existing data. The purpose of this study is to evaluate the deviation of costs and time, calculate the estimated cost and time needed to complete the project work, calculate the estimated profit or loss that may occur in the completion of the project. Variants emphasized here are to investigate deviations in costs or planned schedules that have been planned or determined. The results of the analysis in Jakarta-Cikampek II Elevated Project stated that in July 2019 the SPI value was 0.96 <1 which could be interpreted that the project progress had been delayed and the CPI value was 1.44> 1 which could be interpreted that the actual the project cost is still smaller than the total budget cost. Estimated total costs up to the end of the project in the amount of Rp.2,694,413,965,781 of the total budget cost of Rp. 3,872,143,387,752 can save Rp.1,177,729,421,971. As for the estimated time to finish until the end of the project which is for 918 days from the time of the 915 day contract, there will be a delay of 3 days.

Abstract

The booming population growth is the reason it is difficult to have a comfortable place to live like housing in several big cities. Various apartment development projects in big cities are carried out by developers to fulfill public needs, besides the high land price and limited land, it is also the reason for the construction of apartments with adequate facilities. Bekasi City is one of the big cities that looks promising for vertical housing seekers because of the low price offered. The purpose of this research is to identify the factor causes of construction delays, the most dominant factors that causes the delay and find control measures consist of preventive and corrective action in order to minimize project delays. This research used quantitative research methods by distributing questionnaires to respondents who are project employees. This research used 3 stage questionnaire and the results will be conducted to test validity and reliability using statistical software and analysis of Importance Index (II). The results of this research the ABC apartment development project has 5 factors that most dominant, consisting of Late Payments by Owner (51.80%), Late Payments to Workers (51.17%), The Owner is Late for Making Decisions (49%), Unoptimal Worker Productivity (42.87%), and Lack of Manpower (42, 00%).
