Abstract

Kebutuhan akan perumahan dan permukiman terus bertambah hal ini disebabkan karena adanya fenomena pertumbuhan penduduk yang sangat pesat yang disertai laju pertunbuhan ekonomi yang cukup signifikan. Perumahan berupa lahan (tanah) dan bangunan merupakan aset yang paling mendominasi penilaian suatu properti. Dalam menilai suatu properti ada beberapa faktor atau variabel yang perlu dipertimbangkan. Penelitian ini bertujuan untuk mengetahui variabel-variabel yang berpengaruh terhadap penilaian properti perumahan. Pengumpulan data dilakukan dengan penyebaran  kuesioner ke penghuni perumahan secara random sampling kemudian diolah secara deskriptif dan menggunakan skala sikap yaitu skala likert, untuk mengetahui prosentase persepsi penghuni perumahan terhadap variabel penilaian properti. Hasil penelitian menunjukkan bahwa variabel yang paling berpengaruh terhadap penilaian properti (lahan dan bangunan) perumahan di Palu Barat berdasarkan persepsi penghuni perumahan (konsumen) adalah variabel aksesbilitas, faktor sosial dan ketersediaan fasilitas

Abstract

Understanding and knowledge of the important factors, either positive or negative, that influencing female workers on construction job can be used to prepare a strategy to reduce inefficiency and to increase effectiveness of the project performance in order to reduce cost overrun and schedule delay in construction project. The aim of this study is to understand the most influential factors that affect the female workers’ productivity on the construction job. This study uses Relative Rank Index (RRI) method to determine the most influential factors that affect the female workers’ productivity on the construction job and this study also uses Spearmans Rank correlation method to find out the significance of the hypothesis of the associative influencing factors. Data collecting is done by literature study, questioners, and interviewing construction experts. The study results show that based on the contractors’ perception, the most influential factors that affect the female workers’ productivity on the construction job are age, salary, working permit, and family commitment. There is a good correlation between family commitment factor and age, salary and working permit factors.

Abstract

Earned Value method (EV) has several weaknesses which makes it difficult to optimally apply in the construction projects. This study aims to identify the shortcomings of Earned Value related to the project cost and time performance. Literature study was conducted from the various sources related to the EV topic. The result shows that the main weakness of Earned Value method are: EV prediction method is assumed deterministic, linear, non-dynamic and does not accommodate uncertainty factors of time and cost of construction projects.   Keywords: construction  project, time and cost performance, earned value
