Abstract

With an area of 98.46 km2 whose territory is separated by rivers, to increase economic growth Banjarmasin City has done infrastructure development in the field of transportation of roads and bridges are quite significant. But in the process of implementation, there is often a delay in the bridge construction project. This can lead to problems within the scope of the project itself. So it is necessary to do further research to know the cause of the bridge construction project delay. This research is conducted qualitatively and quantitatively. The causative factors obtained from the literature were distributed to contractors through questionnaires to see perceptions of contractors and concessions. The data of the questionnaire were analyzed by using validity test, reliability, and descriptive statistical analysis with Pearson Moment (Bivariate Pearson) method assisted by ms. excel to get the factors causing the delay. Then the delay factors will be tested through interviews with stakeholders in the three bridge samples. Based on the results of data processing analysis, it can be concluded that the factors that greatly affect the bridge construction project delays are analyzed by descriptive analysis of material arrival delay, material arrival delay, damage due to negligence of work, and work that does not comply with operational standards

Abstract

Perselisihan terjadi akibat interpretasi terhadap suatu masalah yang berbeda diantara pihak pemilik proyek dan kontraktor. Identifikasi berbagai faktor penyebab perselisihan diperlukan untuk pertimbangan-pertimbangan dalam membuat suatu kontrak perjanjian, sehingga selama perjalanan pekerjaan konstruksi dapat mengurangi timbulnya perselisihan antara pihak yang terlibat.Penelitian ini bertujuan untuk mengetahui faktor-faktor potensial perselisihan antara pemilik/konsultan pengawas dengan kontraktor dan mengetahui apakah ada perbedaan faktor-faktor potensial dominan diantara kedua pihak, serta mengetahui bagaimana penyelesaian perselisihan kontrak yang sudah terjadi dan berapa lama waktu penyelesaiannya. Penelitian dilakukan dengan meyebarkan kuesioner kepada para manager proyek dari pihak kontraktor dan pemilik/konsultan di Banjarmasin, Martapura, Kandangan dan Pelaihari. Data dianalisa secara statistik deskriptif dan dilanjutkan analisis uji beda rerata/uji-t.Faktor-faktor potensial penyebab perselisihan menurut kontraktor adalah: tongkat kemampuan manajemen, tingkat pengalaman proyek, kompleksitas proyek, kesesuaian jenis kontrak, persiapan desain, tingkat variasi kualitas pekerjaan, kelengkapan dokumen dan skop pekerjaan, ketepatan waktu pelaksanaan pekerjaan. Sedangkan menurut pemilik/konsultan pengawas adalah: tanggung jawab dan efektifitas sistem organisasi, tingkat kemampuan manajemen, kompleksitas proyek, kesesuaian jenis kontrak, persiapan desain, tingkat variasi kualitas pekerjaan, kelengkapan dokumen dan skop pekerjaan. Faktor-faktor potensi tinggi yang sama sebagai penyebab perselisihan menurut kontraktor dan pemilik tidak berbeda. Penyelesaian permasalahan perselisihan kontrak proyek gedung pada umumnya dengan cara negoisasi atau rapat dan tenggang waktu penyelesaian antara 1 sampai 2 minggu.

Abstract

Konsep nilai hasil memiliki tiga komponen penting yakni rencana penyerapan biaya, biaya aktual, dan earned value. Hasil dari evaluasi nilai hasil tersebut dapat digunakan sebagai early warning jika terdapat inefisiensi kinerja dalam penyelesaian proyek sehingga dapat dilakukan pencegahan. Penelitian dilakukan pada Proyek Pembangunan dan Rehabilitasi Intake Sungai Tabuk, Uprating IPA I A. Yani dan Pembangunan Filter 4 Kompartemen di IPA 2 Pramuka PDAM Bandarmasih. Analisa data pada penelitian ini menggambarkan  kondisi proyek tiap bulan yang ditinjau, yaitu bulan Januari 2017 hingga Desember 2018. Hasil estimasi durasi proyek (ECD) sesuai rencana yakni 30 bulan. Total biaya pelaksanaan fisik (EAC) lebih kecil dari rencana dimana rencana sebesar Rp. 87.399.222.400 sedangkan perkiraan penyelesaian fisik (EAC) hanya sebesar Rp. 80.403.086.424. Hasil analisis dengan Relative Rank Indeks untuk 30 responden kuesioner tentang tindakan koreksi/ pengendalian proyek diperoleh ranking tertinggi untuk 10 subfaktor keterlam­batan proyek dapat menjadi acuan dalam mengambil tindakan koreksi apabila proyek mengalami kendala keterlambatan.

Abstract

The pile driving method requires the management of heavy equipment such as pile drivers as the main equipment for the construction of pile foundations. Pile driver productivity is very influential in terms of time and cost during implementation. Therefore, it is necessary to study the productivity of the pile driver by comparing the Diesel Hammer and Drop Hammer in a project. The driving work with Diesel Hammer tools produces a productivity of 17.98 m/hour, the total duration of driving is 21 points for 49 hours with equipment rental of Rp. 15.240.000,-. Meanwhile, with the Drop Hammer the productivity is 11.71 m/hour, the duration is 77 hours, the total equipment rental is Rp. 14,940,000,-. In terms of time and cost efficiency with a certain depth, there are significant time and cost differences between the two tools. Both pile drivers have advantages and disadvantages, but in terms of time and cost efficiency. Based on the time aspect, the Diesel Hammer is more efficient than the Drop Hammer, but it is necessary to consider the cost aspect.

Abstract

Project cost estimates must be prepared before the project is implemented. The Cost Significant Model is a model of estimating total construction costs, based on past construction data using the Pareto Principle. The purpose of this research is to apply the method of cost significant models to a building project to determine the initial cost of a building project. The estimated cost per m2 model is Y = 11,564 (X3) + 2949750.72, where X3 is the cost per m2 of foundation, sloof, and floor work. The accuracy of the Cost Significant Model ranges from -9.4% to 4.8%. This estimation model is feasible to be used to check the estimated offer.

Abstract

Most of the general public of service users have not understood the value of construction consultancy services. This inhibits market opportunities in the private sector for construction consulting services particularly in South Kalimantan. The objective of the research is to create an appropriate marketing strategy for corporation construction consultancy services in South Kalimantan.Strategies can be identified by SWOT analysis, AHP analysis and Importance Performance Analysis. This research is done by giving questionnaire to the service users and construction consulting firms in South Kalimantan. The result of the research are, a model of the marketing strategy of the construction consulting service, Strength-Opportunity strategy, grow and build strategy, service pricing strategy, and a basic strategy. This is a collaboration between the marketing-mix and service quality.

Abstract

Salah satu jenis bahan konstruksi yang mulai dilirik oleh para penyedia jasa konstruksi adalah penggunaan sistem deking dalam pembuatan pelat lantai atau yang lebih dikenal dengan pelat lantai baja komposit. Smartdek merupakan salah satu jenis deking lantai yang digunakan dalam pembuatan pelat lantai. Smartdek dapat berfungsi sebagai bekisting dan pengganti tulangan bawah (tulangan positif). Meskipun demikian, masih belum banyak penyedia jasa konstruksi yang menggunakan sistem deking ini dalam pembuatan pelat lantai hal ini dikarenakan sebagian besar penyedia jasa konstruksi masih terpaku pada penggunaan metode konvensional. Sehingga diperlukan penelitian dengan tujuan untuk mengetahui efisiensi penggunaan smartdek pada pelat lantai, jika dibandingkan dengan penggunaan metode konvensional, ditinjau dari segi biaya, waktu dan metode pelaksanaan. Berdasarkan data RKS, laporan harian, dan gambar pekerjaan pelat lantai, dan perhitungan terhadap volume, produktivitas serta biaya pekerjaan maka dapat diketahui selisih waktu serta biaya pelaksanaan. Penggunaan smartdek dapat menghemat biaya pekerjaan pelat lantai, dan  mempercepat waktu pelaksanaan yang disebabkan oleh meningkatnya produktifitas pekerjaan pelat lantai serta mempermudah metode pelaksanaan di lapangan, hal ini dikarenakan dimensi material smartdek telah dipesan sesuai keperluan di lapangan sehingga proses pelaksanaan pekerjaan pelat lantai lebih praktis. Dengan demikian, dapat ditarik kesimpulan bahwa penggunaan smartdek pada pelat lantai lebih efisien jika dibandingkan dengan penggunaan metode konvensional baik dari segi biaya, waktu dan metode pelaksanaan.

Abstract

The Building Service Department of Banjarbaru is a technical dines service with an authority in giving IMB service where good public service is a must. Community satisfaction is a key factor to success of every institution in serving the community. Customer Satisfaction Survey is a part of research method used to know the need, demand and hope of the service user as feedbacks in improving and increasing the service quality.The goal of this research is to know the level of interested and satisfaction of the IMB service user in order to identify the attributes that must be prioritized in improving the IMB service.The research is conducted by distributing questionnaires to developer applying IMB at the Building Service of Banjarbaru, followed by validity test and data reliability test, including the descriptive and quadrant analysis (Cartesian Diagram).The result of this research shows that the average level of interest of IMB service attributes = 4.20, whereas the average valuation on the performance of IMB service = 3.36 of scale 5. It means that the performance in providing IMB service is still below the satisfaction level of the respondent (developers). The main priority of the service that must be improved according to this survey is the availability of the IMB services flowchart, ability of giving maximum service to the applicants, punctuality, the similarity in giving the service, ability in handling the complaints, service speed, commitments of the officials in providing prime service and responsibility in providing the service.
