Abstract

This study, entitled Optimizing Regional Asset Management in the Pontianak Convention Center Building, aims to analyze the economic optimization of the PCC building by calculating property values and PCC building rental income potential, using survey data with a cost approach and revenue approach, and a lease determination based on Peremdagri No. 19 2016.The analysis shows that the estimated property value of the Pontianak Convention Center building calculated using the cost approach is Rp28,415,461,957.60. Based on the income approach is Rp27,449,227,531.45, so the middle value of Rp27,932,344,744.52 is used, the value of the land used by the building is Rp69,054,757,200.00, so that the property value of the PCC building and building assets is Rp 96,987,101,944.52. Estimated rental value of Pontianak Convention Center building which is calculated based on Permendagri Number 19 of 2016 is Rp18,210,328.14, it’s specified according to the floor, that for a base floor rate is 65% x 18,210,328.14 = Rp 11,836,713.29 and an upper floor is Rp. 6,373,614.85 per day. The results of this assessment are far above the average value prevailing so far, so that the contribution to Pontianak City's PAD (local revenue) is very low, the value of the contribution of PCC building levies is quite large, reaching 42.31% of the total lease fees of Pontianak City.Keywords: Optimization, asset value, rental value

Abstract

The purpose of this study is to assess the readiness of 44 OIC member countries to form a currency union and to test whether the Optimum Currency Area (OCA) criteria remain relevant to a large region like the OIC. Large geographic size is subject to socio-economic and geographic disparities. This study employs the OCA-index to estimate the degree of readiness of the OIC to form a currency union. Five selected criteria –business cycle synchronization, trade openness, inflation similarity, the size of the economy, and distance – were employed to determine the OCA using Ordinary Least Squares regression. The findings of this study estimate that 63 percent of pairs of countries in the OIC are ready to form a currency union. The selected OCA’s criteria present the best-fit variable in explaining the OCA for the OIC. This paper verifies that economic and geographic heterogeneities are not the main obstacle to forming a currency union. This study provides an important contribution to the theory of OCA primarily in clarifying the application of the OCA conditions in a large observation like the OIC, which comprises many countries and many blocs.

Abstract

AbstractThis paper explores the patterns of economic transformation in West Kalimantan during the last 40 years, calculates productivity, and examines the impact of agriculture sector decline on non-agricultural sector performance. It finds that economic transformation has taken place in West Kalimantan, and that the productivity of agricultural sector remains low. It also finds that the decline in agriculture sector increases the output of trade and manufacture sectors. The emergence of premature shift in the transformation process can be identified by the analysis. The results suggest initiating an outward-looking policy through an active participation within the sub-regional cooperation in ASEAN.Keywords: Economic transformation, productivity, ASEANJEL classification numbers: O13, O14AbstrakMakalah ini mengeksplorasi pola transformasi ekonomi di Kalimantan Barat selama 40 tahun terakhir, menghitung produktivitas sektoral, serta mengkaji dampak penurunan sektor pertanian terhadap kinerja sektor non-pertanian. Penelitian ini menemukan bahwa transformasi ekonomi telah terjadi di Kalimantan Barat, dan bahwa produktivitas sektor pertanian tetap rendah. Penelitian ini juga menemukan bahwa penurunan pangsa sektor pertanian mendorong kenaikan output di sektor perdagangan dan manufaktur. Munculnya pergeseran prematur dalam proses transformasi juga teridentifikasi oleh analisis yang dilakukan.
