Abstract

Material is one component of the cost that plays an important role in supporting the success of a project. In the implementation of building construction projects, leftover materials or Construction Waste cannot be avoided. Excess material, whether from work results or from construction materials that are left/scattered/destroyed and cannot be used again, is called construction waste. Thus, a method is needed for the efficiency of remaining construction materials (Intan et. Al,2005). Construction in Indonesia currently has many problems regarding inefficiency in the implementation of construction. The causes of this inefficiency include poor performance, waste of resources used during the construction process, but this does not add value to the function of the resources used. Based on data submitted by the Lean Construction Institute (LCI), waste in the construction industry is around 57% and activities that provide added value are only 10% (Abduh, 2007). In construction projects, problems are often found in the construction process, such as changes to project drawings, changes to specifications, poor storage, and other technical problems in the field that cause material waste. Problems like this can have an impact on project cost losses beyond what was planned.Lean Construction is very necessary in construction projects so that waste does not occur due to the problems that have been explained previously, it is hoped that it can reduce waste on the project. So that it can reduce costs caused by waste and can establish better relationships between individuals involved in the project.

Abstract

Projects generally have a deadline, meaning that the project must be completed before or on time. In connection with this project problem, the success of a project can be measured from three things, namely, cost, quality and timeliness of completion. Many efforts must be made in order to achieve what has been planned, including calculating the correct strength of the structure, calculating cost estimates that are effective and economical. In implementing the construction of the Fiberline 3 Building (FL3B) & Relocation New Area Woodyard PT project. Riau Andalan Pulp And Paper indicated that there was a delay in the Excavation, Bacfilling & Cutting/Breaking Top Of Pile work, therefore the researchers accelerated it by rescheduling. This is intended so that this project can be completed according to the planned target. The method that will be used to speed up the duration of the project in this research is the Time Cost Trade Off method or also called the cost versus time exchange method. Based on the results of the Time Cost Trade Off Analysis on the Fiberline 3 Building project (FL3B) & Relocation New Area Woodyard PT. Riau Andalan Pulp And And Paper, it can be concluded as follows: Acceleration of project duration for the alternative of increasing overtime working hours by 4 (four) hours is obtained:The optimum time to accelerate the project duration is 142 calendar days with an increase in direct costs from Rp. 3,145,559,610.00 to Rp. 3,346,947,482.50. The total optimum project cost due to accelerated project duration increased from Rp. 3,806,175,528.10 to Rp. 4,007,523,400.60. Acceleration of project duration for the alternative of increasing the number of workers was obtained. The optimum time for accelerating the project duration was 142 calendar days with an increase in direct costs from Rp. 3,145,559,610.00 to Rp. 3,220,683,352.66 Total optimum project costs due to accelerated project duration increased from Rp. 3,806,175,528.10 to Rp. 3,881,259,270.76.

Abstract

Value Engineering is a function analysis approach that aims to reduce the cost of production or project. The amount of costs that will be needed both in the planning period and also the implementation and time saving process are sought not to increase the amount of cost itself. Gamil & Alhagar(2020) revealed that there are several impacts of Covid-19 in the construction sector, namely project suspensions, workers who lose their jobs, jobs that exceed the time limit, excessive costs, and financial impacts. Jallow et al (2020) stated the changes that must be made to the infrastructure sector in order to comply with health protocols and remain productive during lockdown. The problem in this study is how much the total cost savings can be obtained after Value Engineering method to the architectural work of the Facilities and Infrastructure Rehabilitation project at the Sungai Gelam Campground in the Hall Building. Through graphs and calculations is, the results of 4 work items with the highest percentage were obtained, namely on wall pair work, roofing work, floor formwork work, and frame, door and window work. At the creative stage, the idea of alternative replacements is given to the same quality, function and quality, but at a lower price. Then the analysis stage carries out the development of a comparison between the alternatives to be obtained. The recommendation stage is the result of the chosen alternative. At the recommendation stage, the result of applying the value engineering method is the Material used for the work of the red Masonry 5x11x22cm amounting to Rp.1,934,368.62 or 9.16% of the initial design cost. For Metal Tile Roofing Work of Rp.7,775,287.18 or 30.27% of the initial design cost. For Aluminum Frame, Door and Window Work, 8mm Glass is Rp.8,360,275 or 20% of the initial design cost. For Ceramic Floor Work measuring 40x40 cm (Plain) of Rp. 12,926,981.30 or 25.26% of the initial design cost. The cost efficiency that can be obtained using Rp. 30,996,912.10 or 6% of Rp. 514,217,599.92,- the total project

Abstract

This research aims to prove empirically the factors that cause design changes and the impact of cost overruns on construction projects. The data collection technique used was primary data collection with a sample of 10 respondents taken from contractor project staff of construction projects in Jambi City. The sampling technique in this research used probability sampling and stratified random sampling methods. Data analysis processing in this study used IBM SPSS 28. The final results of this analysis found that the causative factor of design changes because of owner or contractor. The most dominant design change factors caused by the owner were delays in providing goods that should have been provided by the owner at 48.48%, temporary suspension at 42.85%, and termination of construction contracts at 56.81%. Apart from that, other dominant factors in design changes caused by contractors are delays in providing design drawings for construction that have been approved, amounting to 62.5%, design/specification defects equal in value to the number of addendums issued at the implementation stage, namely 60.60%, final failure of contractor/subcontractor performance was 64.51%.

Abstract

One piece of infrastructure that has an important role in a road network is a bridge. Bridges are land transportation infrastructure that is useful for continuing roads through existing obstacles such as rivers, so the collapse of a bridge will reduce or hold up traffic, which means disrupting the smooth transportation of people and goods. A bridge is a structure that crosses a river or other traffic barrier, so the collapse of the bridge will reduce or hold back traffic, which as a result will disrupt the comfort of traffic and disrupt economic relations. The purpose of a bridge inspection is to ensure that the bridge is in a safe condition for road users and also to secure the investment value of the bridge. In this thesis, we will discuss the identification of bridge condition checks which are carried out directly by conducting field surveys.

Abstract

Bridges are an important part of a road network system because they have a significant impact if the bridge collapses or if it does not function properly. A bridge is a structure that crosses a river or other traffic barrier, so the collapse of the bridge will reduce or hold back traffic, which as a result will disrupt the comfort of the public in traffic and disrupt economic relations. A bridge is a structure that crosses a river or other traffic barrier, which as a result disrupts people's comfort in traffic and disrupts economic relations (Bridge Inspection Guidelines 2012). Bridges are built so that pedestrians, vehicle or train drivers can cross these obstacles. However, it turns out that there are many types of bridges which of course vary both in terms of structure, strength and even construction costs. The main components of a bridge are the unity of the road embankment structure approaching the bridge, the sub-bridge structure and the bridge super-structure (BMS, 1993). The main objective of this research is to analyze the condition of the Sarolangun Batang Tembesi Bridge by observing it visually, assessing the technical condition of the bridge, and determining the priority order for bridge maintenance based on its condition value. However, the database results produced in this bridge management system are only limited to screening and ranking results in preparing bridge management programs (Directorate General of Highways, Bridge Management Systems, (1993), "IBMS General Procedure Guide", BMS, Department of Public Works of the Republic of Indonesia.

Abstract

To get a construction project through a process called a tender (auction). This process is very crucial in determining the party who will carry out the construction project. For this reason, a strategy is needed, one of which is determining the offering price. The bid price really determines the possibility of winning a construction project as well as the size of the profit or profit on the construction project. One of the problems that is often encountered is determining the offering price which should not be too high or too low. The aim of this research is to analyze the mark up value in construction project tenders at the Jambi City Electronic Procurement Institute (LPSE) using the Friedman Method, Gates Method, and Ackoff & Sasieni Method bidding strategy approaches and compare the strategic approaches that produce optimum mark up values so that can be used as an alternative in determining the offering price. The data used in this research is auction data for construction work that has been completed at Electronic Procurement Institute (LPSE) Jambi in 2022 using three statistical approaches, namely multi discrete distribution, multi normal distribution and single normal distribution. In this research it can be concluded that the Friedman Method and Ackoff & Sasieni Method produce the lowest optimum mark up value, while the Gates Method produces the highest optimum mark up value.
