Abstract

The ideal Islamic housing concept should implement Islamic values holistically in the sharia housing project. The development process of sharia housing looks at housing as not merely a product but also implements shari’ah marketing methods and opens up opportunities for sharia investment in housing finance. Sharia housing with an ideal Islamic housing concept accommodates sharia values in various stages of development, starting from the initial idea formation, feasibility studies, planning and design, funding schemes, employment contracts, marketing selling and buying methods, to estate management. In housing development, the role of investors is important to control the quality of a product that is being developed. A case study strategy was used, with descriptive statistical analysis in evaluating the development process of the Islamic housing concept. Medina Residence 1 was taken as the case study based on their promotion in which they applied the Islamic housing concept in the development process. The evaluation result of the application Islamic housing concept in the development process at Medina Residence 1, shows that the Islamic housing concept has been applied and received a very satisfying response from investors. Therefore, sharia housing developers need to pay attention to it to implement Islamic value in housing development holistically.

Abstract

The Republic of Indonesia is the largest Muslim country in the world. In this country the development of shari’a housing is rapidly increasing, this is due to the demand of the shari’a housing market. To meet the needs of consumers having a house with an ideal Islamic residential concept, some criteria can be applied in developing shari'a housing. Many developers have raised the concept of Islamic housing as a branding of developed housing products, but many housings with that concept have not met all the ideal criteria of the concept of Islamic housing. The ideal Islamic residential concept must meet the ideal criteria including there are two entrances, the separation between the service room and the main room, the separation between the family room and living room for the privacy of the occupants, there are parks and open spaces on the residential lots, there are Islamic-style ornaments or plants, there are shading devices, there are ornaments on the main entrance which are the focal points of the entrance design, natural light and ventilation must be able to reach the entire space, carry the concept of climate response, and meet all applicable housing standards. Based on the evaluation results according to investors and in-depth analysis qualitatively and quantitatively about the application of the concept of Islamic housing in the sharia housing case study shows that in the case of Medina Residence 1 it is sufficiently representative to show the application of the ideal Islamic residential concept criteria. Medina Residence 1 received an evaluation response with an average mean score of 5.381on a scale of 6 or it can be said that 89.68% of the criteria for the concept of Islamic housing have been applied well.

Abstract

Pengungsian merupakan salah satu aspek terpenting dalam penanganan korban bencana, sehingga dalam keorganisasian Badan Nasional Penanggulangan Bencana (BNPB) terdapat direktorat penanganan pengungsi yang fokus terhadap berlangsungnya pengungsian baik mulai tahap perencanaan, pemeliharaan hingga penutupan dan evaluasi. Pada saat ini masih banyak tempat pengungsian yang sering tidak nyaman bagi pengungsi sehingga meningkatkan resiko kesehatan terhadap pengungsi yang menempatinya. Kajian ini dilakukan untuk mengetahui beberapa standar yang bisa digunakan untuk mewujudkan tempat pengungsian yang ideal. Salah satu yang bisa digunakan sebagai standar adalah peraturan yang telah berlaku sebelumnya. Dalam pengkajian GOR Ganesha sebagai gedung tempat pengungsian bersama ditemukan beberapa kekurangan yang menyebabkan gedung tersebut tidak ideal, terutama dalam aspek keselamatan, kenyamanan, dan kesehatan bangunan, sehingga diperlukan penambahan beberapa elemen penunjang keselamatan berupa peralatan pemadam kebakaran, sarana penunjang difable, sarana hunian dengan fasilitas velbed, sarana MCK movable, serta sarana pos klinik kesehatan yang bisa diakses 24 Jam. Setelah penambahan elemen tersebut maka gedung GOR Ganesha bisa dinyatakan sebagai gedung tempat pengungsian bersama yang ideal.Kata kunci : gedung, pengungsian, bencana, ideal, BNPB,velbed

Abstract

The Islamic residential concept is the famous tagline that several real estate developers chose for their housing products today; it attracts customer attention, primarily from the Muslim community. But only some housing products are suitable to all the ideal criteria of the Islamic Residential concept. Excellent Sharia housing must fulfill all Islamic residential concept requirements, including public facilities, open space, and building quality. The strategy of the ideal Islamic housing concept requirement is optimal natural light and ventilation in the entire room. The inner courtyard is one of the solutions to afford this strategy. The types of openings also affect the daylight penetration in a room. Autodesk Revit Simulation evaluates this research about the daylight factor aspect of Islamic housing in Sharia housing. The research method is a qualitative, quantitative, and comparatively mixed method. The minimum requirement of daylight factor for housing is 5%. The study object shows that in the case of Medina Residence 1, it sufficiently offers the most daylight factor affordability in a Sharia housing project. The research hypothesis is to maximize the daylight factor by modifying several types of windows and adding skylight openings to increase the daylight factor of the entire room. Increased wall window ratio and more inner open spaces are the solutions for the minimum size of the building site. In the case of Medina residence 1, the skylight opening can be applied, but the effect is less significant than making more openings facing the open space.

Abstract

The eco-riparian concept application on the riverside is one of the programs of the Ministry of Environment and Forestry of the Republic of Indonesia. The water source in Macari Village is one of the suppliers of raw water discharge in the Brantas watershed. Residential and industrial areas currently surround Macari Village Water sources, so it decreases the water quality, and pollution is often found due to industrial and household waste contamination. This research aims to find comprehensive eco-riparian concept design solutions to conserve water resources. By using a combined methodology between case studies and literature reviews, comprehensive eco-reparation design criteria were found, such as wetland restoration by using the terraced pond, vegetation management of the water bodies, ground covers, cliff retaining, aesthetic support vegetation, wastewater management, and drainage plans so it will not pollute the water sources. The development to support the area's vision is manifested in architectural design with ecological and historical characteristics. This design criteria is translated into a holistic visualization of the area to produce a coherent, functional, and aesthetic design. With the design result, all regional development visions are expected to be realized at the location.
