Persepsi dan Minat Masyarakat Pesisir Terhadap Sertipikat Tanah

Abstract

The advantages of secure land ownership through land certificates have long been recognized as the foundation for developing regional economies. However, less than half of the land plots in Ayah Subdistrict's coastal villages have not yet been certified. This study aims to assess coastal communities' perceptions and interests in land certification, as well as the factors that influence them, in five coastal villages in Ayah District, Kebumen Regency. The descriptive research method is combined with a qualitative approach. Techniques for gathering primary and secondary data include observation, interviews, and documentation studies. The descriptive qualitative analysis is used in the data analysis technique. The study's findings indicate that coastal communities in five villages have distorted perceptions of land certificates and differing levels of interest in them. Perception distortion It has been confirmed that land certificates are similar to Letters of Notification of Taxes Payable on Land and Building Tax (SPPT-PBB) and Motor Vehicle Ownership Books (BPKB). Knowledge, the need for security, the need for capital, and the value of land are all factors that influence people's interest. To gain sympathy and empathy from the community, the land certification program necessitates best practices and long-term program goals. Manfaat dari kepemilikan tanah yang aman melalui sertipikat tanah telah lama dipahami sebagai basis menumbuhkan ekonomi pembangunan daerah. Namun, kurang dari 50% bidang tanah di desa-desa pesisir Kecamatan Ayah belum bersertifikat. Penelitian ini mempunyai tujuan mengevaluasi persepsi dan minat masyarakat pesisir terhadap sertifikasi tanah serta faktor-faktor yang mempengaruhinya di lima desa pesisir Kecamatan Ayah Kabupaten Kebumen. Metode penelitian menggunakan deskriptif dengan pendekatan kualitatif. Teknik pengumpulan data primer dan sekunder melalui observasi, wawancara dan studi dokumentasi. Teknik analisis datanya menggunakan analisis deskriptif kualitatif. Hasil penelitian menunjukkan bahwa masyarakat pesisir di lima desa memiliki distorsi persepsi dan diferensiasi minat terhadap sertipikat tanah. Distorsi persepsi terkonfirmasi bahwa sertipikat tanah layaknya Surat Pemberitahuan Pajak Terutang Pajak Bumi dan Bangunan (SPPT-PBB) dan Buku Kepemilikan Kendaraan Bermotor (BPKB). Faktor yang mempengaruhi minat masyarakat adalah pengetahuan, kebutuhan akan rasa aman, kebutuhan permodalan dan nilai tanah. Program sertipikasi tanah memerlukan praktik terbaik dan sasaran program yang berkelanjutan untuk mendapatkan simpati dan empati masyarakat.
