Abstract

Companies  manage its capital structure in order to provide benefits to the company so as to encourage management to manage the capital structure so that the composition of debt or equity can be adjusted with the aim of management in selecting the composition. This research focuses on the pecking order theory by taking a sample of 33 property, real estate, and building construction companies listed on the Indonesia Stock Exchange with the observation year 2015 to 2017. The purpose of this study is to see if there is consistency of research, as well as the previous studies to answer the research gap of extended pecking order theory model to see the effects of internal funding deficit and the debt ratio to the addition of forming internal funding deficit (dividends payment, additional working capital, investment and net cash flow) for additional debt ratio that can be used as a factor affecting changes in capital structure. The final results in this study support the hypothesis that the entire internal funding deficit has a positive effect on additional debt ratio. Dividend payments, additional working capital, net cash flow, and investment have a positive effect. So the company can be said to support the pecking order theory. Keywords—: capital structure; pecking order theory; internal funding deficit; dividend payments; additional working capital.

Abstract

This research is aimed to know the influence of invesment decision and funding decision partially and simultaneously toward company value at property and real estate companies listed in the Indonesia Stock Exchange from 2014 to 2017. The sample uses the method of purposive sampling. The populations of this research are all companies of property and real estate. The population of 48 companies obtained by 27 companies is as research sample. The analysis data uses the multiple linier regression analysis. Based on the analysis data can be concluded that the investment decision influences significantly toward the company value. The funding decision influences significantly toward the company value. The test result of model suitability shows the investment decision and funding decision influence significantly toward the company value. The value of determination of coefficient  (R2) about 0.511 shows that the influence of investment decision and funding decision toward company value about 51,1%, and the remains are 48,9% are influenced by other variability outside of the research. Keywords—: Investment Decision; Funding Decision; Company Value; Property and Real Estate.

Abstract

Madiun Regency is one of the districts in the western part of East Java which has a very strategic location as a transit city. Then the tertiary sector has a big role / contribution to Gross Regional Domestic Product / PDRB which certainly affects economic growth. This research was carried out in order to: (1) Identify the leading sectors of the tertiary sector in Madiun Regency. (2) Reviewing the contribution of tertiary sector to PDRB of Madiun Regency. and (3) Assessing the base sector which can be used as a mainstay for economic development in Madiun Regency, especially the tertiary sector in 2019 and in the future. The results of research using the analysis of Location Quotient (LQ) are (1) The tertiary sector of Madiun Regency is included in mainstay, superior and prospective criteria. (2) The superior potential of tertiary sector Madiun Regency are the information and communication sector, real estate, education services and health services and social activities. Based on analysis of contribution to the Gross Regional Domestic Product / PDRB of tertiary sector that has largest contribution is the financial and insurance services sector; second is the information and communication sector; and third is government administration, defense and social security is mandatory. Keywords—: Tertiary; Superior Product; Location Quotient (LQ); Contribution; Madiun Regency.

Abstract

The research on the Analysis of Tourist Satisfaction of Lake Sarangan Magetan Based on Tourism Experience takes the object of tourists visiting the Sarangan Magetan Lake. This study aims to analyze tourist satisfaction after visiting Sarangan lake tourism objects based on tourism experience and knowing what attributes need to be improved to increase tourist satisfaction. Respondents in this study were tourists who visited the Telaga Sarangan tourist attraction, amounting to 70 people. While the data analysis technique in this study uses the Importance Performance Analysis. The research findings show that (1) Priority factors that need to be improved are novelty indicators with question items. I get new experiences after traveling in Sarangan Lake and (2) Factors that need to be maintained and improved such as comfortable traveling in Sarangan Magetan Lake, tourists feel comfortable and happy when visiting, get an unforgettable experience after visiting, get an unforgettable experience and get new experiences, the beautiful Sarangan Lake Magetan tourist attractions, feel amazed at its beauty. Keywords—: tourist satisfaction; tourism experience.

Abstract

The development of tourist areas is directed as a mainstay sector to boost economic growth, increase local revenues, empower the economy of the community, expand employment and increase the introduction and marketing of typical tourism areas. Ngebel Lake is a natural lake located in District Ngebel, Ponorogo Regency which has a stunning natural scenery with the condition is still natural, save a million potential to be developed. Development of Ngebel Lake tourism area should be planned thoroughly and use appropriate strategies in order to obtain optimal benefits for the community. The objectives of this research are: 1) to analyze the condition of external factors including opportunities and threats, 2) to analyze the condition of internal factors including strengths and weaknesses, appropriate for the development of tourism area Ngebel Lake using SWOT Analysis. Based on SWOT analysis, Telaga Ngebel tourism area has an external opportunity as well as an enormous internal strength to be developed. Result of internal and external matrix (IE), hence alternative of appropriate strategy to develop tourist area of Telaga Ngebel is SO Strategy (Strenght-Opportunity) that is a strategy chosen by using strength to utilize or seize opportunity. Implementation of the strategy is done through the development of tourism products, market development and market penetration. Important policies need to be taken, such as improving road infrastructure, developing tourism products, promoting promotion, providing souvenir shop area, handicraft and food, providing street lighting, improving hygiene and waste handling and cooperating with various parties including investors. Keywords—: strengths; weaknesses; opportunities; threats; development.

Abstract

Abstract— The purpose of this study is to examine the effect of work environment, leadership style, and organizational culture on employee job satisfaction. Data were collected from 50 employee’s working at PT BPR Buana Artha Lestari Surakarta. The statistical method is multiple linear regression with the SPSS version 20 software. The results of this study indicate that the work environment, leadership style, and organizational culture have a positive and significant effect on employee job satisfaction.Keywords—: Work environment, Leadership style, Organizational culture; Job satisfaction.

Abstract

The purpose of this study was to determine the effect of partially and simultaneously life style, brand image and product quality on iPhone purchasing decisions at Ngawi. Respondents in this study were all iPhone buyers in Ngawi. Given the large number of samples and not well recorded, then the sample taken by incidental sampling technique. The number of respondents in this study were 40 iPhone buyers in Ngawi. Data collection techniques using questionnaires and documentation. While the data analysis uses multiple linear regression analysis, analysis of determination and hypothesis testing (t test and F test). The research findings show that (1) there is a partial influence of life style on iPhone purchasing decisions in Ngawi; (2) there is a partial influence of brand image on iPhone purchasing decisions in Ngawi; (3) there is a partial effect of product quality on iPhone purchasing decisions in Ngawi; and (4) there is a simultaneous influence on life style, brand image and product quality on iPhone purchasing decisions at Ngawi. Keywords—: lifestyle; brand image; product quality; purchasing decisions.
