Abstract

This study targeted to investigate whether factor of physical condition, planning concept offered, location, and financial affect the willingness to pay for residential with near toll road gate in Surabaya and also find out the percentage of willingness to pay for residential with near toll road gate in Surabaya. The samples are people who have intention of buying residential or have puchase residential in Surabaya and in productive age. The data analysis method used is Partial Least Square (PLS) using the Smart PLS program. The results of this analysis showed that physical condition, planning concept offered and location affect the willingess to pay for residential with near toll road gate in Surabaya, while financial not significantly affect. For willingness to pay residential with near toll road gate in Surabaya, most of them answer between 0-10%.

Abstract

The slowing of economic growth in Indonesia could cause financial distress for companies in property, construction and real estate sectors as these companies has enormous amount of GDP contributions in Indonesia. These difficulties are related to companies being able to accomplish all its responsibilities in short nor long terms. In assessing financial status of a company, discriminant analysis could be of use to see financial ratio such as liquidity ratio, profitability, activity and solvability. This research consists of comparative and sample pulling technique towards 81 population in multiple sectors such as property, construction and real estate. Data collection method by documentation. Discriminant analysis results depicts that liquidity ratio(CA/CL), profitability (EBIT/TA and NI/SALES), activity (SALES/TA), and solvability (BV/TL and TL/EQUITY) could be used to distinguish which company are experiencing financial distress and which are not.

Abstract

The importance level of risk throughout the construction progress is apparently inherit tendermous impact on the ultimate project performance and client satisfaction. Such determination level of risk in terms of frequency, time risk as well as cost effect to be perceived from two perspectives, owner and contractor, is inventably crucial to be researched, primarily for housing construction in Surabaya. This study was conducted by applying a survey through some questionnaires to observe 30 risks that have been identified from the previous literature. Total respondents involved were 69 respondents consisting of 29 respondents representing the owner / developer and 40 respondents representing the contractor. The results of this research, as from owners’ perspective, shows bad weather was the most common risk, followed by contractors’ financial difficulties which has the utmost impact on time and increasing material price takes major part on costs respectively. Whereas according to the contractor, design changes from consultants / owners are the most frequent risks, design changes from consultants / owners have prominent impact on time and lastly worker productivity also siginificantly reinforces expense factor.

Abstract

Global warming has been increasing since last 5th years. This problem emerged because of the development of highrise building these days. In a building, air conditioning system has the largest percentage of building’s energy consumption, 55-65% of total building’s energy consumption. An efficient and economic air-conditioning system is needed to save energy and operational cost as much as possible. Life cycle cost analysis is conducted to evaluate the air conditioning system by comparing some alternatives system. The datas are retrieved from building management and some supplier, also mechanical and electrical contractors. This research is conducted by calculating the investment cost (C), operational cost (O), maintenance and replacement cost (R), and salvage value (S). Before calculating life cycle cost, all cost is converted with annual worth method. Life cycle cost evaluation is capable to save operational cost up to 34%.

Abstract

Banyak penelitian yang telah dilakukan untuk mempelajari faktor keterlambatan di proyek konstruksi jalan di Kota Ambon. PT X sering mengalami keterlambatan dalam menyelesaikan pekerjaan. Penelitian bertujuan meminimalkan rIsiko dan dampak keterlambatan yang dialami PT X. Penelitian ini menggunakan metode FMEA karena dapat memprioritaskan risiko proyek menggunakan item pekerjaannya. Prioritas item pekerjaan di pilih yang memiliki RPN di atas 125 Pengambilan data dilakukan dua kali wawancara dan teknik 5 Whys digunakan mencari akar permasalahan. Hasil selama wawancara adalah mendapatkan faktor risiko yang menyebabkan keterlambatan, nilai RPN dengan pedoman tabel SOD, menganalisis risiko, memberikan solusi dan memastikan nilai RPN lebih kecil dari 125. Dari hasil penelitian ditemukan kemiripan faktor risiko yang menyebabkan keterlambatan antara proyek 1 dan proyek 2, dengan proses pengerjaan di tahun yang bebeda. Faktor-faktor risiko tersebut terjadi karena penerapan sistem di perusahaan yang kurang diperhatikan. Implentasi metode FMEA untuk proyek konstruksi dapat digunakan meskipun item pekerjaannya banyak.
