Abstract

Buiiding maintenance in consistent manner has become a requirement that has to be fulfilled. Especially for buildings intended for public service. Rationally, the level of which the building is easy to maintenance will significantly affect the cost every year. considering the problems above, it is therefore required to conduct a study regarding maintenance cost to make system of assessment to help determine priority scale for maintenance of Kampar regency office base on Permen no. 24/PRT/M/2008. It is expected that with this system. The process of maintenance and concervation of Kampar regency office will be make effective and right on target. The cost of the repair was analysis using approximate estimate with the highest unit price per square meter for high rise building from the result of the analysis using the above metho. The repair cost needed is Rp. 289,587,503.16,- with the percentage of damage at 1.62 %. The damage occurred on Kampar regency office is still consired as minor damage which is below. The below percentage required of 30% from maximumconstruction cost for new building. Abstract

Worker productivity greatly impacts the success of construction projects. Therefore, it is imperative to perform analysis on the determination of worker productivity. The worker productivity on the column, beam, and floor slab rebar detailing, formwork, and concrete casting process were observed directly on the field. The field observations were intended to measure the time required to complete a specified amount of tasks, so the necessary amount of work hours per day to finish the entire work could be determined. The time values obtained from the observations were then processed to determine the productivity coefficient of workers for each tasks. Based on the analysis results, the productivity coefficient for column rebar detailing task was 0.035 for worker, 0.015 for rebar detailer, and 0.005 for supervisor. For column formwork task, the productivity coefficient was 0.083 for worker, 0.125 for carpenter, and 0.042 for supervisor. For column concrete casting task, the productivity coefficient was 0.194 for worker, 0.097 for skilled worker, and 0.097 for supervisor. For beam rebar detailing task, the productivity coefficient was 0.065 for worker, 0.043 for rebar detailer, and 0.011 for supervisor. For beam formwork task, the productivity coefficient was 0.127 for worker, 0.085 for carpenter, and 0.042 for supervisor. For beam concrete casting task, the productivity coefficient was 2.268 for worker, 0.567 for skilled worker, and 0.567 for supervisor. For floor slab rebar detailing task, the productivity coefficient was 0.020 for worker, 0.020 for rebar detailer, and 0.005 for supervisor. For floor slab formwork task, the productivity coefficient was 0.521 for worker, 0.347 for carpenter, and 0.174 for supervisor. For floor slab concrete casting task, the productivity coefficient was 1.705 for worker, 0.426 for skilled worker, and 0.426 for supervisor.Keywords: productivity, coefficient, workers, supervisor, floor slab

Abstract

Building maintenance consistently has become a requirement that must be fulfilled, particularly for buildings that functioned in the public interest including the Islamic Centre Mosque Bangkinang . Maintenancing and monitoring continuously of the condition of the building components will greatly help to reduce the large financing and can reduce the rate of severe damage . Building maintenance requires a proper maintenance manual in accordance with existing regulations (No : 24/prt/m/2008 ) which can then provide an overview of the estimated costs necessary in the maintenance of the building . Based on the analysis using the methods in approximate estimate , the percentage obtained 1.69%. While the cost of necessary repairs is Rp.337.507.095 , 29 . But in overall, the condition of the building Masjid Islamic Centre Bangkinang is still categorized in slightly damaged. As for the cost of maintenance per-year amounted to Rp884, 691,280.45 which is predicted to be increased every year.  Keywords : repair costs , maintenance costs , estimated price forecasts ( approximate  estimate) , the extent of damage.

Abstract

Pekanbaru City is one of the developing cities aimed by investors. Pekanbaru City has high economic growth, migration, and urbanization rate. Pekanbaru is the capital city of Riau Province and the central government office is located in this city.The economic and population growth in Pekanbaru City has lead to the more demanding administrative services to support the city development.In construction project schedule, worker productivity should be analyzed to determine the work duration and number of workers. Worker productivity indicates the amount of work that could be done by workers in a specified amount of time, based on the project schedule. Worker productivity is greatly influenced by the social background, age, education, and experience of the worker.This study aims to analyze the productivity of workers at SKPD B1 office building construction project in Pekanbaru.Based on the analysis results, the productivity of workers on column, beam, and slab rebar detailing are similar to the productivity value calculated in the previous study by M Shaleh (2010). This is due to the similarity in the volume of the work. However the result of this study varies significantly relative to the productivity value acquired from the provision: “Peraturan Menteri Pekerjaan Umum”, though the provision doesn’t provide details on the dimension of the column, beam, and slab.Keywords: duration, worker productivity, worker index, construction project, SKPD B1 building

Abstract

The objectives of this research are to know how much cost needed for the use of new heavy equipment and old heavy equipment at project Pematang Reba – Siberida (B) Street Reconstruction. The pavement depth planning uses component analysis from Bina Marga Method for aggregate base course and method developed by NAASRA (National Association of Australian State Road Authorities) for concrete base course. Data needed for the analysis consist of work volume details, unit cost list, unit cost analysis, equipment replacement analysis and construction drawing. Cost analysis result shows that use new heavy equiptment need Rp.8,360,450,248 and old heavy equipment need Rp.13,522,647,465 with cost saving percentage 38.17% for old heavy equipment cost.Key words: cost analysis, work grained, heavy equipment, volume.

Abstract

Recent development progress in Pekanbaru is increasing rapidly. This condition is marked by the number buildings that have been built. One of the buildings that have been built is hotel. Each buildings has a risk and potential to fire, that can cause casualties. The research aimed to analyze of building reliability of Hotel Royal Asnof Pekanbaru against fire hazard protection system according to Ministry of Public Works Regulation number 26,2008. This study used Check List form PD-T-11-2005-C (Fire Safety Inspection on Building) and the result from this form is used to get reliability for fire hazard protection system using Analytical Hierarchy Process (AHP) method. The result showed that the reliability of protection system on building Hotel Royal Asnof Pekanbaru according to Check List Method was 88.788 %, while the result calculated by using Analytical Hierarchy Process (AHP) method was 88.125 %, and categorized well, so that the fire protection system on this building is reliable. Abstract

High levels of competition in the procurement process consulting services require consultants doing things or ways brilliant in order to obtain a positive result to win the auction. Competition to win the auction occurs in each of the consultants who will eventually obtained the consultant selected as a winner. On the other hand there are many consultants who follow the auction defeat, This event is certainly detrimental to the consultant because it has a lot of energy and money he has to spend. This study aims to determine the variables that influence the failure of the process of procurement of consulting services provider on government projects especially at Department Of Housing, Building Planning And Urban Development Pekanbaru. The research data obtained from questionnaires distributed to counterparties consultant and confirmed with the interview of the ULP Department Of Housing, Building Planning And Urban Development Pekanbaru. Data processing was done manually using Microsoft Excel and presented in a bar chart. Based on the research results, the most dominant variable failure of the procurement process consulting services provider during 2012 to 2014 is the issue of completing the legality either the legality of the company or the legality of experts, experts are not eligible and the offer price to compete.  Keywords: consulting services, questionnaire, experts, intervie
