Abstract

Hotels are one of the accommodation business entities that use part or all of their parts as lodging services, food and beverage service providers, and various other services for the general public which are managed by commercial means. Sutan Raja Hotel is one type of star hotel that will be built in Kendari city and it is hoped that this hotel can help improve the welfare of the people of Kendari City. Building a star hotel in a developing city like Kendari is not an easy matter, because in the construction of a hotel, it must also pay attention to the feasibility of building the hotel, both from the market, financial and technical aspects. The purpose of this research was to analyze the feasibility of developing Sutan Raja Hotel in Kendari City based on market, technical, and financial aspects. And to find out information and input to the owner whether the construction of Sutan Raja Hotel in Kendari City is feasible to be implemented in terms of market, technical, and financial aspects. The results of the technical aspects show that the construction of Sutan Raja Hotel in Kendari City is feasible, because it has a strategic location to carry out a business investment project for a hotel, with the distance around relatively close to the tourist attractions and other entertainment places. From the market aspect to get hotel rooms rented at star hotels in Kendari City, it is found that the number of hotel rooms to be rented at Sutan Raja Hotel Kendari City is 12,370 units per year and will increase by 200-300 units annually for 25 years of operation . The feasibility assessment of the project proposal was carried out an analysis, namely NPV was generated Rp. 320,941,000,000.00 (positive NPV) as desired, BCR obtained 2.55 greater than 1, IRR obtained 26.512% greater than the 12% commercial interest rate

Abstract

The land transportation sector is one sector that is very influential on climate change. One of the impacts faced by the road network due to climate change is damage to roadside sections. This is the basis for the researchers to conduct research in Lapuko - Boundary of South Konawe Regency / Kendari City The purpose of this study was to determine how much influence climate change, namely rainfall, humidity, and temperature had on road damage on the Lapuko - South Konawe District boundary / Kendari City. To find out how much influence the independent variable has on the dependent variable or whether there is an influence of the independent variable on the dependent variable, classical statistical analysis tests, t and F tests and the coefficient of determination test are carried out through SPSS version 24 for windows. The results of the analysis of climatic conditions on the Lapuko - Konawe Selatan Regency / Kendari City boundary with an average rainfall of 184 with the highest rainfall occurring in May while the average humidity is 92.9% and the temperature is 36.20 C which occurs from 2017 to 2021. The road conditions on the Lapuko – Konawe Selatan Regency/Kendari City boundary tend to be flexible with an average road condition level of 45.65%, moderate 43.74 and slightly damaged 8.48 and heavily damaged 2.10 from 2017 to 2021. There is the influence of climate change to road damage in the Lapuko – South Konawe District/Kendari City Boundary section with a value of 74.5%.

Abstract

Development and management of irrigation networks requires good infrastructure so that it will support increased food production, improve community welfare and optimize the use of water resources. The purpose of the study was to analyze the performance of the physical infrastructure irrigation system in the Roraya I Irrigation Area, and to analyze the handling of the physical infrastructure irrigation system performance in the Roraya I Irrigation Area The results of the analysis of the performance of irrigation networks on physical infrastructure are lacking and need attention, with a weight value of 59.44%, and for handling irrigation networks on physical infrastructure in the form of maintenance that is heavy repair or replacement

Abstract

The availability of transportation facilities in urban areas strongly supports community activities and mobility from one land use to another. The increase in the number of motorized vehicles causes an increase in noise level on the highway. The purpose of this study was to analyze the traffic characteristics on Ahmad Yani street Kendari City, noise level, and partial effect of traffic characteristics on the noise level. The research method uses descriptive and parametric statistical approaches. The results showed that the average traffic volume on Ahmad Yani street was 1179 pcu/hour, with a composition of motorcycles 59%, light vehicles 37%, and heavy vehicles 4%. The average vehicle speed is 48 km/hour and average traffic density is 51 pcu/km. The highest noise level occurred in the school area of 76.1 dB, while the lowest occurred in the trading area of 70.5 dB. The average noise level on the Ahmad Yani street is 73.4 dB. The effect of vehicle volume on the noise level is 56.7%, vehicle speed on the noise level is 53.4%, and the traffic density on the noise level is 68.7%. This shows that the traffic density variable has the greatest influence on the noise intensity on the highway, followed by vehicle volume variable, and the lowest is vehicle speed variable.

Abstract

The use of nylon fabric waste as adding material for concrete asphalt layers can be one of the solutions, because it can reduce pollution in the environment.The level of variation in adding nylon fabric waste is 0%, 5%, 10% and 15%. Sample testing as many as 24 test specimens. . The purpose of this study is to determine the physical properties of the asphalt with the added material of the nylon fabric waste and to determine the properties of the concrete asphalt layer mixture (Laston) with the added material of the nylon fabric waste. The results of testing the addition of nylon fabric waste levels as added material to the asphalt show that the value of the physical properties of asphalt is penetration, soft point, specific gravity, flame point and fuel point and asphalt dactality meets the standard specifications of the 2018 SNI Marga. As well as the addition of nylon substitution waste a number of asphalt at 5%, 10% and 15% content can affect the nature of concrete asphalt layers (Laston). In variations of 5%, 10% and 15% density value of 2,336 gr/cm, 2,327 gr/cm, 2,343 gr/cm, stability of 1892,4 kg, 2239,0 kg, 1953,6 kg, VMA of 15,9%, 16,2%, 15,6%, VIM of 4,4%, 4,7%, 4,1%, VFB of 73,6%, 70,9%, 74,0%, melting of 3,93 mm, 3,43 mm, 3,02 mm and MQ of 480,1 kg/mm, 652,9 kg/mm, 691,5 kg/mm.

Abstract

The Pure-Raha ferry port in Southeast Sulawesi Province is a port that serves passenger and goods crossings connecting the mainland of Buton Island and Muna. Good service quality is one of the determining factors for the company's success. The research method is structured through interviews with respondents by answering the questions in the questionnaire. The analysis used uses Importance Performance Analysis (IPA) and Customer Statistics Index (CSI). The research results show that the consumer satisfaction index for the service performance of the Pure-Raha ferry port in Southeast Sulawesi Province is 0.71. This shows that consumers are satisfied with the quality of port services by 71%. However, the management needs to create a special queue for motorbike riders.
