Abstract

Pekanbaru is the capital city of the Riau province where it’s heading to metropolis, so development both hospitals, hotels and shopping malls city are growth rapidly. The construction of the Living World Pekanbaru, located in Soekarno-Hatta street, by lifting the concept of lifestyle center. This project has a number of employees more than 400 people, and the number of works that is four times larger than minimum the government regulations which increased the risk of workplace accidents. In order to reduce this risk, it is necessary implemented SMK3 in the project. The research method is using quantitative method and then the univariate analysis descriptive method and qualitative method. Questionnaire was taken from 400 workers and 27 staff of the projects with reference to Government Rule number 50 of 2012. As a result, The implementation SMK3 reached 71,49% included in the category GOOD. SMK3 audit assessment for building project Living World Pekanbaru has reached 94 % and is at SATISFY category. Audit SMK3 which produces 3 criteria do not correspond minor and 6 major criteria for inappropriate. The Calculation of cost analysis tools and equipment procurement project K3 is equal to Rp.88.009.203,00 or 0,0002% of the entire value of the project contract. In addition, the implementation SMK3 have an inhibiting factor such as tiring, sleepless and work pressure from management.Keywords: Living World Pekanbaru, Risk, SMK3, Audit, Inhibiting factor

Abstract

The growth of economy in Pekanbaru is taking the private sector to participate in thedevelopment of Pekanbaru city. One of the example is the construction of Network Building ofPekanbaru. This project is an interesting project to observe due to the stature of Telkomsel as agiant company that has worked on the field of construction for over than 50 years andemploying 100 works which are having high risk of work accident. Therefor it is necessary toconduct a research about the evaluation of SMK3 application on those project in accordancewith PP N0.50 Tahun 2012 thus the work accident can be reduced to minimum. The methodused in this research is quantitative method, Univariat analysis and qualitative descriptive.Questioner are distributed to 19 respondent for staffs and 108 respondent for workers. Thisresearch yields the results of evaluation for the level of success for SMK3 application at77,01% which is classified in category two with the range of accomplishment at 60-84%meaning good achievement. As for the success level of SMK3 Audit result, the value isobtained at 84,34% and classified in good application with 24 minor incompatibility. Thefactors that affect the workers in the application of SMK3 is psychology factor and thecondition of project environment.Kata kunci: Audit, Evaluation, Network Building, SMK3, Telkomsel

Abstract

Project Housing development has growing fast in Pekanbaru. It is not only in the central citybut also in the suburbs area. PT Tiga Berlian Sejahtera is developing housing project at Jl.Pekanbaru-Bangkinang, Rimbo Panjang, Kampar Regency. The objective of this research isBerlian Kuok sejahtera’s housing with 3 Ha area and 141 housing units will be marketed. Thisconstruction by using alternative is 30% equity and 70% loan. The purpose of this thesis is todetermine investment feasibility of project housing development Berlian Kuok Sejahtera withindicator of investment feasibility using method Net Present Value (NVP), Benefit Cost Ratio(BCR), and Internal Rate of Return (IRR). Then, sensitivity level will be tested of investment,interest rate, benefit, and cost. From the financial terms, the return on investment with a periodof 3 years can be fulfilled with a value of NPV Rp 2.141.123.359,44, IRR amount to 20,42%,and the BCR at 1,07. From the sensitivity analysis, housing development Berlian KuokSejahtera still feasible to limit investment costs increased to 11,32%, the interest rate increasedto 63,38%, the sensitivity of benefit decreased 9,47% and sensitivity of cost increased by136,34%.Kata kunci: housing development, investment feasibility, BCR, IRR, NVP, sensitivity

Abstract

This study is to analyze the operational costs, maintenance on Rigid Pavement (RF) and Flexible Favement (FP). Project design life is 20 years. Design Method at Simpang Beringin Maredan Siak for RP is PdT-14-2003, while FP is use PtT PL-01-2002-B method of Highways. The primary data was gained from survey the average daily car movement (LHR) documentation and secondary data which was collected from the details of the work’s volume, unit price list, unit price analysis, heavy equipment leasing, and maintenance costs during the design life of 20 years. As a result, RP thickness by using the method of Highways produced concrete pavement thickness of 27 cm, 10cm layer of concrete foundation, reinforcement dowel Ø 33 mm plain and reinforcement tie D166 mm threaded bar and FP produced layer of asphalt concrete pavement thickness of (AC-WC) 4,2cm, layer of asphalt concrete (AC-BC) 6 cm, class A aggregate based layer was 25 cm, class B aggregate based layer was 50 cm. RP cost of Rp. 17,232,129,032.15 and FP cost of Rp.13,780,354,350.72. the difference betwwen two cost is around 20.03%. The costs for maintenance bending pavement was Rp. 56,809,224,912.16 and rigid pavement maintenance costs Rp.44,033,259,315.85 the different of both of charge of approximately 22.49% in terms of pavement with a design life of 20 years.Keywords: Rigid Pavement, Flexible Pavement, Unit Price, Budget Plan, Simpang Maredan.

Abstract

This research discuses about productivity performance for construction of new apron that effect of additional volume in the Contract Change Order and discuses about treatment of project performance acceleration with overtime method, additional resources method, and shift time method that measureable to minimum cost performance till the time schedule planning completely and without disadvantage cost. This research intend to handling most of airport construction matter especially for additional volume matte that effect to productivity decreased that performance delay potentially or additional project time schedule. According of this research implementation of additional resources with shift time can rise productivity everyday without additional extra time. Additional resources with shift time that have minimum cost performance cost, therefor construction of new apron will done on schedule completely with the minimum cost performance.Keyword: Acceleration Productivity, Production Cost, Airport Project,Apron, Overtime, Shift Time, Additional Sources.

Abstract

Project management in construction covers both time and cost control. Any delay related to construction work may result in cost escalation of which the contractor of the project should pay. The construction of Simpang Petai – Sari Galuh (Majapahit) road project is having work delay along the way to its completion. The work completion at week 32nd can only be fulfilled at 26,08% from its initial target of 37,35% resultingin the project having a marginal delay of 11,27%. Such delay on project should be treated by accelerating the works on the project on the remaining works. Work acceleration can be done by using overtime work alternative, equipment and worker addition alternative, and shift work system alternative. The analysis conducted focuses on works that are in critical line. From the analysis result, it can be obtained cost addition from each alternative used to accelerate works. Cost addition from the analysis are;Rp.5.221.985.034,25 from overtime work alternative; Rp.14.352.243.801,50 from equipment and worker addition alternative; and Rp.11.001.593.778,46 from shift work system alternative.Keywords : construction delay, construction cost, duration control, overtime work, equipment and worker addition, shift work.

Abstract

The province of West Sumatera has the presticigious international airport is known as Minangkabau International Airport (MIA). It provide positive impacts for additional traffic for aircraf. Due to that, the MIA  needs a special airport transportation to encourage this faciltiy, such as Railbus. Due toThe railway construction consumes a lot of cost, it necessary to anaiyse its benefits and disadvantages. The purpose of this research is to carry out the economic feasibility of railway construction the Minangkabau International Airport (MIA) in West Sumatera. This research focus on the cost of railway construction, cost revenues from the carriage of passengers and economic feasibility analysis by using method of Net Present Value (NPV), Benefit Cost Ratio (BCR), Internal Rate of Return (IRR) and Break Even Point (BEP), sensitivity analysis and based on three travelling scenarios . The result of this study may also useful  for recommendation to the stakeholders. As a result, the cost Railbus investment is Rp. 133.731.000.000,-, by using an  interest rate of 10,5%, is obtained for the first scenario NPV = – Rp. 175.175.021.608, BCR = 0,52, IRR = 8,11% , the second scenario NPV =  – Rp. 54.783.535.897, BCR = 0,83, IRR = 3,42%, and the third scenario NPV =  Rp. 86.922.386.390, BCR = 1,24, IRR = 9,23%. The results of the feasibility study analysis shown that investment  for the first and second scenarios,  all the parameters indicated the investment is inappropriate to be constructed. Abstract

First and foremost thing in a planning process was completion time in a project management as a basis for the overall planning. Delays on the project completion resulted in an extension of construction time which may result expensive. Project management was very important during the project’s implementation to avoid problems that may lead to losses for both owner and contractor. Problem commonly happened in a project was cost budget and work time that usually exceed the plan. This research is aim to reduce delayed for around 84 days from the estimated time for Nissan’s Office and Workshop Project in Pekanbaru. Work acceleration could be conducted through 3 ways which was overtime addition, adding man power, and working shift system alternative. The only work analyzed was the structural work which experiencing critical path. As a result acceleration cost from overtime alternative was Rp 15.393.542,00. Overtime was taken for 4 hours a day. Adding man power was adjusted to the needs in the field, the result is Rp 25.500.000,00 and acceleration with system shift alternative is Rp 38.940.000,00. The most effective acceleration alternative with minimum cost is overtime addition.Keywords: Project acceleration, delayed, cost, duration, overtime.

Abstract

Precisely on June 18, 2009 has begun the operation of Bus Rapid Transit (BRT) or Mass Public Transportation Facility (MPTF) and named TRANS METRO PEKANBARU (TMP). TMP bus is expected to be one solution to overcome the problems of transportation in the Metropolitan City. Therefore, it is necessary to analyze include Operational Cost of Vehicle (OCV) and subsidy calculations. The result of OCV analysis for medium TMP buses is Rp.10.275,53. Abstract

[ID] Pembangunan hotel di Pekanbaru sangat pesat sekali dengan menjamurnya bangunan hotel baru yang cukup banyak. Pertumbuhan ekonomi yang sangat signifikan sehingga mendorong investor baik multi nasional maupun mancanegara yang menjadikan kota Pekanbaru sebagai tempat untuk berbisnis, sehingga membuat tingkat hunian hotel bertambah oleh pebisnis dari luar kota. Investasi di bidang perhotelan merupakan sesuatu hal sangat beresiko untuk diambil karena memerlukan modal yang sangat besar, untuk itu sangat penting kiranya menganalisis kelayakan pembangunan secara teknis dan finansial. Aspek teknis yang dilakukan yakni dengan menganalisa mengenai kebutuhan ruang parkir, sedangkan aspek finansial dengan menganalisis perhitungan Net present value, benefit cost ratio, internal rate of return, break even point dan juga analisa sensitivitas. Hasil yang didapatkan yakni perencanaan kebutuhan parkir 188 SRP lebih besar dari ketentuan Dirjen Perhubungan Darat 182 SRP. Investasi total hotel Rp. 417.683.772.577,85 dengan NPV sebesar Rp. 88.103.274.142,88, BCR sebesar 1,11, IRR sebesar 19,82% lebih besar dari arus pengembalian 13,50% dan BEP selama 10 tahun 7 bulan lebih kecil dari umur bangunan. Secara keseluruhan proyek investasi Pembangunan Hotel Tangram layak untuk dibangun dengan catatan minimum tingkat hunian hotel 46,90%. [EN] Rapid development of hotel constructions in Pekanbaru due to economic growth make national and international investors eager to transform Pekanbaru City into business place. Investation in lodging sector is very risky because the funds needed as initial investment is enormous. Therefore, appropriate technical and financial feasibility studies are necessary. The technical feasibility study includes the analysis of spaced required for parking slots, whereas the financial feasibility study includes the analysis of net present value, benefit cost ratio, internal rate of return, payback period, and sensitivity analysis. The analysis result shows that the available parking slot is 188 SRP, which is smaller than the standard required parking slot stated by Dirjen Perhubungan Darat (279 SRP). This indicates that the available parking slots full fill about 67% of the standard parking requirement. Hotel investation Rp 265.276.637.520,55 with NPV Rp 55.955.191.071,46, BCR is 1,11, IRR 19,82% is bigger than return flow of 13,50% and PBP for 10 years and 7 months (project plan life is 50 years). In summary, the investation project of Tangram Hotel construction is financially feasible if  the minimum hotel occupancy of 46,90%. However, the investation project is not feasible for the technical aspect.
