Abstract

This research discuses about productivity performance for construction of new apron that effect of additional volume in the Contract Change Order and discuses about treatment of project performance acceleration with overtime method, additional resources method, and shift time method that measureable to minimum cost performance till the time schedule planning completely and without disadvantage cost. This research intend to handling most of airport construction matter especially for additional volume matte that effect to productivity decreased that performance delay potentially or additional project time schedule. According of this research implementation of additional resources with shift time can rise productivity everyday without additional extra time. Additional resources with shift time that have minimum cost performance cost, therefor construction of new apron will done on schedule completely with the minimum cost performance.Keyword: Acceleration Productivity, Production Cost, Airport Project,Apron, Overtime, Shift Time, Additional Sources.

Abstract

Project management in construction covers both time and cost control. Any delay related to construction work may result in cost escalation of which the contractor of the project should pay. The construction of Simpang Petai – Sari Galuh (Majapahit) road project is having work delay along the way to its completion. The work completion at week 32nd can only be fulfilled at 26,08% from its initial target of 37,35% resultingin the project having a marginal delay of 11,27%. Such delay on project should be treated by accelerating the works on the project on the remaining works. Work acceleration can be done by using overtime work alternative, equipment and worker addition alternative, and shift work system alternative. The analysis conducted focuses on works that are in critical line. From the analysis result, it can be obtained cost addition from each alternative used to accelerate works. Cost addition from the analysis are;Rp.5.221.985.034,25 from overtime work alternative; Rp.14.352.243.801,50 from equipment and worker addition alternative; and Rp.11.001.593.778,46 from shift work system alternative.Keywords : construction delay, construction cost, duration control, overtime work, equipment and worker addition, shift work.

Abstract

The province of West Sumatera has the presticigious international airport is known as Minangkabau International Airport (MIA). It provide positive impacts for additional traffic for aircraf. Due to that, the MIA  needs a special airport transportation to encourage this faciltiy, such as Railbus. Due toThe railway construction consumes a lot of cost, it necessary to anaiyse its benefits and disadvantages. The purpose of this research is to carry out the economic feasibility of railway construction the Minangkabau International Airport (MIA) in West Sumatera. This research focus on the cost of railway construction, cost revenues from the carriage of passengers and economic feasibility analysis by using method of Net Present Value (NPV), Benefit Cost Ratio (BCR), Internal Rate of Return (IRR) and Break Even Point (BEP), sensitivity analysis and based on three travelling scenarios . The result of this study may also useful  for recommendation to the stakeholders. As a result, the cost Railbus investment is Rp. 133.731.000.000,-, by using an  interest rate of 10,5%, is obtained for the first scenario NPV = – Rp. 175.175.021.608, BCR = 0,52, IRR = 8,11% , the second scenario NPV =  – Rp. 54.783.535.897, BCR = 0,83, IRR = 3,42%, and the third scenario NPV =  Rp. 86.922.386.390, BCR = 1,24, IRR = 9,23%. The results of the feasibility study analysis shown that investment  for the first and second scenarios,  all the parameters indicated the investment is inappropriate to be constructed. Abstract

First and foremost thing in a planning process was completion time in a project management as a basis for the overall planning. Delays on the project completion resulted in an extension of construction time which may result expensive. Project management was very important during the project’s implementation to avoid problems that may lead to losses for both owner and contractor. Problem commonly happened in a project was cost budget and work time that usually exceed the plan. This research is aim to reduce delayed for around 84 days from the estimated time for Nissan’s Office and Workshop Project in Pekanbaru. Work acceleration could be conducted through 3 ways which was overtime addition, adding man power, and working shift system alternative. The only work analyzed was the structural work which experiencing critical path. As a result acceleration cost from overtime alternative was Rp 15.393.542,00. Overtime was taken for 4 hours a day. Adding man power was adjusted to the needs in the field, the result is Rp 25.500.000,00 and acceleration with system shift alternative is Rp 38.940.000,00. The most effective acceleration alternative with minimum cost is overtime addition.Keywords: Project acceleration, delayed, cost, duration, overtime.

Abstract

Precisely on June 18, 2009 has begun the operation of Bus Rapid Transit (BRT) or Mass Public Transportation Facility (MPTF) and named TRANS METRO PEKANBARU (TMP). TMP bus is expected to be one solution to overcome the problems of transportation in the Metropolitan City. Therefore, it is necessary to analyze include Operational Cost of Vehicle (OCV) and subsidy calculations. The result of OCV analysis for medium TMP buses is Rp.10.275,53. Abstract

Trans Metro Pekanbaru (TMP) is a Mass Public Transportation Facility (SAUM) which has been operating since 2009 in Pekanbaru City. Busway is expected to be one solution to overcome the problems of transportation in the Metropolitan City. Pekanbaru City Government should think about the financial aspects of the use of the bus rapid transit. Management of good financial feasibility can minimize any loss incurred from the operation of this public transport. Therefore, it is necessary to evaluate Transmetro's financial viability for corridor VI. Aspects analyzed include Operational Cost of Vehicle (OCV) and financial aspect by analyzing Net Present Value (NPV), Benefit Cost Ratio (BCR), Internal Rate of Return (IRR), Payback Period (PBP) as well as Analysis Sensitivity. The result of BOK analysis for large TMP buses is Rp.6.578,68. The calculation result from the combination of 30% own capital and 70% of the total investment of TMP bus is Rp,6,379,123,318 with NPV Rp,4,965,068,212. BCR of 1.38 and PBP for 4 years 5 months. Then the sensitivity analysis of the investment increased to 148%, the sensitivity analysis to profit decreased 82%, the sensitivity analysis to the cost increased to 139% and the sensitivity to interest analysis increased by 28.05%. Abstract

Lightweight bricks could be used as the substitute of conventional bricks for building wall materials. Lightweight brick has a weights beetween 600 to 1800 kg/m3. In this research, lightweight bricks were made by trial and errors made by adding combination of 0.3%, 0.6%, 0.9%, 1.2% and 1.5% of foam agent by cellular lighweight concrete (CLC) method. The optimum compresive strength was gain at 0.9% of foam agent. CLC lightweight brick is the type of bricks which is constructed by adding air bubbles/foam agent to mortar mixture. It is necessary for the air bubbles to retain their shapes during the curing process of the mortar without triggering chemical reaction. An airlock was in a mixture of mortar structure of the cells that produce material, which contains the cavity the air with the size of the between 0,1 to 1,0 mm thick and spread uneven so that makes the nature of concrete better to prevent heat and more voice The curing process was performed by storing the samples indoor, in which the room temperatur varies over time. The sample size was 60x20x7.5 cm, made to investigate the impact of foaming agent to the compressive strength of the lightweight bricks. The experiment method was carried out based on SNI 03-6825-2002. As a result, the compressive strength was 0.49 MPa at 7 days, 0.23 MPa at 14 days, and 0.67 MPa at 28 days. In addition, according to the furnace tests, the lightweight bricks resist for heat temperature of 500ºC. Abstract

Pekanbaru is the capital city of the Riau province where it’s heading to metropolis, so development both hospitals, hotels and shopping malls city are growth rapidly. The construction of the Living World Pekanbaru, located in Soekarno-Hatta street, by lifting the concept of lifestyle center. This project has a number of employees more than 400 people, and the number of works that is four times larger than minimum the government regulations which increased the risk of workplace accidents. In order to reduce this risk, it is necessary implemented SMK3 in the project. The research method is using quantitative method and then the univariate analysis descriptive method and qualitative method. Questionnaire was taken from 400 workers and 27 staff of the projects with reference to Government Rule number 50 of 2012. As a result, The implementation SMK3 reached 71,49% included in the category GOOD. SMK3 audit assessment for building project Living World Pekanbaru has reached 94 % and is at SATISFY category. Audit SMK3 which produces 3 criteria do not correspond minor and 6 major criteria for inappropriate. The Calculation of cost analysis tools and equipment procurement project K3 is equal to Rp.88.009.203,00 or 0,0002% of the entire value of the project contract. Abstract

Project implementation have always refers to the construction assumption and forecast while time plans and schedule were made, Therefore, the contruction problem will arise if there is a discrepancy between plan and assumptions comparing to the actual project. Delays of project implementation is generally always lead to adverse consequences both for the owner and contractor. The project the (SKPD) Unit City Government of Pekanbaru in Riau is having a delay of 75 days. The Best construction time acceleration is 45 days. Construction acceleration can be conducted by 3 alternatives solutions such as: overtime alternative, equipment and workers addition alternative, and shift system alternative. The analysis started from the critical path. Network project the analysis, was obtained from the cost due to delay stands at Rp. 4.761.786.975,00. Cost of construction acceleration caused by overtime alternative is Rp. 2.152.360.596,00 with a total 11.136 hours of extra work for workers, cost of construction acceleration by the workers and equipments additionionally for alternative result Rp. 2.434.965.492,00 with a total 14 new workers, with additional of 2 new equipment units. Cost of construction acceleration from shift alternative is Rp. 2.434.965.492,00 with a total of 14 new workers, a total 2 of equipment units. In conclusion, the most effective construction acceleration method is overtime alternative, obtained the minimum financial loss and recommended to use for the construction acceleration.Keywords : construction delay, construction cost, duration shortening, overtime, work equipment and workers additional.

Abstract

Flat-house is one solution to fulfill the requirement of houses.  It  will increase  with the increasing of human populations. The development of simple flat-house usually purposed for peoples with medium to low profit. Hire  price must be considering of willingness to pay and ability to pay of that peoples.  Purpose of this research is to investigate either proper or not the flat-house  project built based on economic analysis so that it would be resulted a recommendation to the related institution. Indicators of proper investment were NPV (Net Present Value), BCR (Benefit Cost Ratio), IRR (Internal Rate of Retrun), BEP (Break Even Point) and sensitivity analysis.  Calculation result of investment cost in this research which used method of approximate approach was Rp 22.315.717.450. The analysis result of proper investment for all parameter showed that the investment was proper to be continued because in the level of interest used was about 5,75% of proper investment, NPV value was positive, BCR value was above 1, IRR value was more than 5,75% (loading interest investment), and BEP was less than 25 years (project time).   Key words: Analysis of proper investment, analysis of sensitivity, BCR, BEP, IRR, NPV
