Abstract

The requirement of project management in construction is needed to be able to set priority aspects of implementation from the beginning to the end, to make it succeed and happen as a plan. Self-management is one of the managements to the owner and some scope is to universities that have resources qualified as self-management. Success factor analysis of self-management aims to determine the priority success factors and characteristics of buildings that can be used for self-management. The analytical method used in this research is Analytical Hierarchy Project or AHP. Based on the results of the study, it was obtained 4 respondents who met the criteria for self-management and 10 factors of success, namely quality with 21.33%, leadership / managerial 16.94%, cost 16.89%, 15.68% customer satisfaction, administration 8%, human resources 7.40%, and the other factors such as time with 4.79%, suppliers 3.24%, labor 3.17%, and place characteristics 1.99%. The characteristics of buildings can be done independently, namely; having location or place of development that is owned by the community in a certain area, possessing the development that empowers human resources belonging to mass organizations and community groups, and owning a team of consultants and supervisors to improve planning, scheduling, and increased supervision.

Abstract

Delays in completing a construction project often occur. One of the factors that can cause delays in development is that there are problems with land acquisition which cause the implementer/contractor to be unable to start carrying out work. Delays in project completion generally always result in losses, such as increasing costs, hampering operating profits resulting from the project, reducing the possibility of the implementer being able to start a new project, and can have an impact on the image of the implementer. The aim of this research is to speed up the duration of the implementation of the Main Dam Embankment Work for the Tapin Dam Construction Project, South Kalimantan. The research method used is an analysis of the existing work network and the relationship between time and cost in the process of accelerating work implementation using the time cost trade off method, namely by alternatively changing the combination of heavy equipment methods used using the help of the Microsoft Project program to determine the critical path. Based on acceleration by adding tools, the most effective is adding tools using ADT, because it produces the fastest completion time with a duration of 360 days but with an additional cost that is greater than the normal cost, namely IDR. 801.952.935. Compared to the normal cost of Rp. 767,651,068,342 and with a normal duration of 1000 days, the result is an additional cost of Rp. 34,301,867,554 with a reduced duration of 620 days.

Abstract

Development problems in Indonesia are divided into two large parts, namely the problem of development objects and the problem of subjects who will carry out development. The problems that originate from the subject of development are procurement. The problem of providing land is very vulnerable in its handling, because it concerns the lives of many people. If we look at the government's need for land for development purposes, it can be understood that the available state land is very limited, therefore the only way that can be taken is by liberate land belonging to the community, whether it has been authorized by rights based on Customary Law or other rights. The method used for data processing in this research is a mixed method (mixed methodology), namely a combination of qualitative and quantitative methods. Quantitative methods were used to describe technical data at the research location. At the stage of explaining land acquisition issues, a qualitative approach was taken because it tends to be very subjective. This research was conducted by applying SIDLACOM. Based on the research results, in the Bagong dam construction project there were several problems in the land acquisition process, including social problems, technical problems, financial problems and administrative problems. In the Bagong Dam construction project, social problems and administrative problems were the main keys in causing delays in land acquisition, thereby causing delays in the construction project. The solution for handling delays in land acquisition is that first, accurate research needs to be carried out to determine the value of compensation by considering the location of the land, criteria for land and buildings, land use, quality of buildings, and the economic conditions of the affected communities. Second, improve coordination between related parties. Third, carry out appropriate and repeated socialization. And fourth, conduct good negotiations.
