Abstract

Abstract

The Union is one of the non banking financial institution that is intended for small – medium enterprises. When the lending on, union always obliges the members as a debitor to provide such a guarantee in the form of Mortgage. With the guarantee, Union as a creditor can get top priority (prefernce) for the re-payment of loan when the debtor get breach of contract. This research will be studied about auction procedure of mortgage by Credit Union Intidana Branch Office In Central Jakarta and the fulfillment of the rights of the parties. This descriptive analytical research use empirical juridical approach and data obtained through literary research and field research. Further more, the data were analyzed qualitatively. The auction process to the mortgage object in Credit Union Intidana is done through the state auction agency under Directorate General of Receivables and state auction supervision. To be able to conduct auction in the Directorate General of Receivables and state auction, Credit Union Intidana aplly for auction to through the office of Country Financial Service and Auction, Then from the results of the auction, the fullfilment of the rights of the parties carried out of the auction results larger than obligation debtors or owner of the security rights object. In case defeciency, then lack of it will be made write off to debtors liabilty by the union.   Keywords : Auction, Mortgage

Abstract

ABSTRACTThe era of globalization is characterized by increased competition, control over natural resources is not yet a guarantee of a company is able to win the competition, because this globalization era, followed by the rapid advances in innovation and creativity embodied in technological advancements. Human Resources (HR) is the key to win the competition in this era of globalization, for competent human resources to be able to produce a variety of creations and innovations that will lead to the value added at each business process. The purpose of this study was to determine and analyze the Transformational Leadership Style and Human Capital both partially and simultaneously the Employee Performance. This research was conducted by PT Barkah Jaya Mandiri against 55 employees and the collected data is processed by multiple regression. Penellitian results showed that transformational leadership, positive and significant impact on Employee Performance, Human Capital positive and significant impact on Employee Performance, Transformational Leadership and Human Capital simultaneously positive and significant influence on employee performance. Penellitian results showed that transformational leadership, positive and significant impact on Employee Performance, Human Capital positive and significant impact on Employee Performance, Transformational Leadership and Human Capital simultaneously positive and significant influence on employee performance.Keywords :Leadership Style, Human Capital, Employee Performance.

Abstract

Keberadaan karyawan dalam sebuah perusahaan merupakan aset yang paling penting untuk pencapaian tujuan perusahaan, karena karyawan merupakan sumber daya yang dinamis dan selalu dibutuhkan perusahaan baik dalam proses produksi maupun jasa. Komitmen organisasional karyawan merupakan salah satu faktor penting yang digunakan dalam pencapaian tujuan perusahaan karena hal ini berkaitan dengan keinginan yang tinggi dari setiap karyawan untuk tetap berada didalam perusahaan. Penelitian ini bertujuan untuk mengetahui seberapa besar pengaruh aspek kepuasan kerja dan iklim organisasi terhadap komitmen organisasional karyawan PT. Intraco Penta, Tbk. Penelitian ini dilakukan berangkat dari fenomena rendahnya komitmen karyawan PT. Intraco Penta, Tbk. Rendahnya komitmen organisasi karyawan PT. Intraco Penta, Tbk, terlihat dari indikasi  sebagaimana yang dituturkan oleh beberapa karyawan pada saat peneliti melakukan penjajakan penelitian. Berdasarkan penuturan beberapa orang karyawan pada perusahaan tersebut bahwa mereka bersedia keluar dari PT. Intraco Penta, Tbk bila ada tawaran pekerjaan yang lebih baik dari perusahaan lain. Ketika ditanya mengenai alasannya, menurut mereka penyebab utamanya adalah kurangnya aspek kepuasan kerja dan iklim organisasi yang ada pada perusahaan tersebut. Oleh karena itu penulis tertarik untuk menguji seberapa besar pengaruh aspek kepuasan kerja dan iklim organisasi terhadap komitmen organisasional karyawan diperusahaan tersebut, sehingga melalui penelitian ini diharapkan dapat memberikan masukan kepada pihak perusahaan untuk meningkatkan komitmen organisasional karyawannya melalui peningkatan aspek kepuasan kerja dan iklim organisasi.
