Abstract

The development of Shari'ah Banking also encouraged the development of the products in it. One of the sharia banking products that is in great demand by the public is a housing finance product known as the Syari'ah Home Ownership Kongsi (KPRS). In its implementation, there are differences in several Islamic banks, namely using the murabahah and musyarakah mutanaqishah contracts. In 2008, the National Sharia Council issued a fatwa regarding the musyarakah mutanaqisah contract in financing home ownership. However, this contract has not been implemented by all Islamic banks. In 2012, Bank Indonesia issued a circular letter to all Sharia Banks and Sharia Business Units which further legitimized the implementation of the musyarakah mutanaqisah contract in Islamic banking. The Musyarakah mutanaqisah contract in KPR products will make it easier for customers to finance the KPR. The advantages of the musyarakah mutanaqisah contract for customers are a longer financing period and relatively cheaper installments.

Abstract

This research is a library research (liberary research), data collected by researchers from secondary sources. This research aims to reveal Karl Marx's thoughts about superstructure and infrastructure dialectics in the structure of society. The data were analyzed by researchers using the content analysis method. The results of the study stated that according to Karl Mark, the community structure was divided into two major parts, namely infrastructure (base) and superstructure (superstructure). The lower layer (infrastructure / base) is determined by two things, namely the productive forces (productivkrafte) and production relations (production sverbalt-nisse). The components that make up the productive forces consist of work tools, the ability and experience of society in work (labor), and the technology used in the production process. Meanwhile, the superstructure consists of 2 types, namely the institutional order and the order of collective consciousness or the building of ideology. Institutional arrangements are all kinds of institutions that regulate community life outside the field of production, which includes market organization, education system, public health system, law and the state. Meanwhile, the order of collective consciousness is an order that contains a belief system, norms and values ​​that provide a framework for understanding, meaning and spiritual orientation. The content of this collective consciousness order consists of world views, religion, philosophy, societal morality, cultural values ​​and arts

Abstract

Artikel yang berjudul Pengambilan Keputusan Investasi Generasi Y Terhadap Produk Tabungan Emas Di Pegadaian Syariah Cabang Babakan, Kota Surabaya, menjawab persoalan bagaimana strategi Pegadaian Syariah Babakan dalam membidik Generasi Y untuk berinvestasi produk tabungan emas serta bagaimana pengambilan keputusan investasi yang dilakukan oleh generasi Y terhadap produk tabungan emas Pegadaian Syariah Babakan. Hasil penelitian menunjukkan bahwa 1) strategi yang dimiliki oleh Pegadaian Syariah Babakan dalam menarik Generasi Y yakni dengan cara banyak melakukan promo di media social instagram, facebook serta media eletronik seperti iklan di televisi. Dalam promo tersebut selalu disertakan diskon dan hadiah menarik sehingga membuat nasabah ingin melakukan investasi tabungan emas. 2) pengambilan keputusan yang dilakukan oleh generasi Y didasari oleh beberapa factor yakni ekonomi, social dan psikologis. Pada kondisi tersebut terdapat beberapa informan generasi Y ada yang memilih tabungan emas serta ada yang tidak memilih tabungan emas karena mereka menganggap bahwa emas itu keuntungan yang didapatkan relatif lama sedangkan karakteristik generasi Y itu ingin keuntungan yang besar dengan waktu yang tidak terlalu lama. Kata Kunci: Strategi, Pengambilan Keputusan, Tabungan Emas.

Abstract

The practice of Cost Plus bil Wakalah in the financing of basic necessities at BMT UGT Sidogiri, Arosbaya Branch includes: (1) to become a Cost Plus customer, if you have to go to BMT UGT sidogiri by disclosing what your needs are, (2) providing an explanation of the Cost Plus bil Wakalah before the contract is correct -You really understand, (3) in the procurement of goods by the customer himself because the customer is the representative for buying goods, (4) the mechanism of ownership of the goods, namely if the customer has submitted the purchase result as evidence, the BMT sells the goods to the customer, and the goods it officially becomes the property of the customer (5) guarantee for Cost Plus bill wakalah financing in the form of gold or motorized vehicle certificates, (6) the profit from Cost Plus bill Wakalah; for customers, they can buy the goods they want, for BMT; get a margin from Cost Plus, (7) if there is a delay in installments then you have to give alms to DANSOS, if there is udur syar'i it is understandable by the BMT, (8) you don't have to pay on time if the customer really doesn't have it to pay.

Abstract

The purpose of this study was conducted with the main objective to be achieved, namely to determine the store atmosphere and purchase decisions at the Jodoh Tamberu Alet Ship Restaurant, Batu Marmar District. Atmospheric refreshes to the store's physical characteristics that are used to develop an image and to draw customers, which means that a cafe atmosphere is a physical characteristic used to build an impression and to attract customers. The elements of the atmosphere can be operationalized in the restaurant as objects in this study, namely: Layout, sound, smell, texture, building design. The study will contain data quotations to provide an overview of the presentation of the report. The data may come from manuscripts of interviews with owner and management, field notes, photos, notes or memos directly from the location. Data collection procedures used in this study were interviews, observation and documentation. The analysis used in this research is non-statistical analysis. This study analyzes data from interviews, observations, and documentation. The stages of analysis carried out by researchers in this study are as follows: Reduction, Display, Conclusion drawing. Based on literature review, the results of field research and data analysis, the researcher can conclude that the store atmosphere in the form of layout, sound, smell, texture and building design in a restaurant has an impact in increasing purchasing decisions on matchmaking vessels. This is because consumers tend to enjoy the restaurant atmosphere other than just enjoying food.

Abstract

Islamic economics as a new discipline and system, its presence is inseparable from the incompleteness of the existing economic system in solving economic problems which includes 3 basic aspects, namely what, haw and for whom. With a basic concept consisting of Tauhid, al-Adl, Nubuwah, Ma'ad, and Islamic economic khilafah, it appears that offers an integrative solution between world interests guided by normative theological values. Therefore, with 3 main characters which are basically derivative principles from the above basic concepts, namely social justice, freedom to act and multypel ownership of Islamic economics trying to align the above mission. With a descriptive approach to book analysis entitled Islamic Economic Principles is built. This article, which is a Book Review, tries to discuss Muhammad's work. There are 3 main ideas that are tried to be presented. The first one talks about the Islamic economic ontological framework which includes the configuration and principles of Islamic economics. The second one talks about contemporary economic problems framed in the value-free paradigm variables and issues surrounding liberalization. The three alternative offers for today's problems using the Islamic economic paradigm. Among the offers included the idea of ​​empowering the micro economy, which so far has been marginalized in the dominant economic system by capital forces.

Abstract

Sharia banks, one of which activities are channeling funds with the principle of Murabahah (Buy-Sell), of course carry out these transactions in accordance with applicable regulations, namely in accordance with the DSN fatwa No. 04 / DSN-MUI / IV2000 regarding Murabahah, which is the contract used in the sale and purchase of goods by stating the cost of goods and the profit (margin) agreed upon by the seller and the buyer. In murabahah in Islamic banks, we as customers have agreed with the bank to buy goods, where the goods are first purchased by the Islamic bank, then sell them back to customers with a predetermined and mutually agreed rate of profit margin. At first glance, we do not see a difference in the amount of installments between installments at conventional banks and those in Islamic banks. What we need to underline here is the form / scheme of each type of channeling funds from the bank. For conventional banks, banks channel funds by providing credit / loans in the form of money. This means that here a conventional bank sells its money in the hope of a profit rate determined by interest. Meanwhile, Islamic banks distribute funds in the form of sale and purchase, where the BS buys an asset / asset which then sells it back to the customer at the level of profit that has been agreed at the beginning. Where according to PBI No. 7/46 / PBI / 2005 that "the agreement margin must be determined once at the beginning of the contract and does not change during the contract period". This shows that there will be no change in installments during the financing period with the Indonesian murabahah scheme
