Abstract

Konsep arsitektur kontekstual merupakan konsep arsitektur yang perduli terhadap lingkungan sekitarnya. Banyak bangunan baru yang dibangun tidak memperhatikan kondisi lingkungan sekitar. Issue tersebut menjadi penting untuk diperhatikan para perancang bangunan karena merupakan aspek penting yang dapat mempengaruhi karakter suatu kawasan. Oleh karena itu, konsep arsitektur kontekstual hadir untuk merespon adanya issue tersebut. Dengan adanya konsep arsitektur kontekstual, bangunan baru yang hadir diharapkan mampu merespon kondisi sekitar. Penelitian ini dilakukan dengan tujuan memahami kehadiran prinsip-prinsip arsitektur kontekstual pada bangunan pendidikan. Metode yang dipakai selama penelitian berlangsung adalah metode deksriptif kualitatif dengan menggunakan data primer dan sekunder. Dengan adanya penelitian ini, diharapkan bisa menjadi tambahan wawasan bagaimana penerapan arsitektur kontekstual pada bangunan pendidikan.

Abstract

ABSTRAK: Pada zaman yang telah modern ini masyarakatnya mulai melupakan budaya setempat dan lebih condong kepada budaya luar dengan alasan budaya setempat sudah ketinggalan zaman atau kuno. Salah satu cara untuk menanggulangi yaitu dengan menerapkan Arsitektur Neo Vernakular dengan tujuan melestarikan unsur lokal yang ada pada suatu tempat yang kemudian mengalami pembaruan menuju menjadi suatu karya yang lebih maju. Bangunan Bandar Udara Soekarno Hatta yang berada di Tangerang, Banten dan bangunan Bandar Udara Juanda yang berada di Surabaya merupakan dua contoh Arsitektur Neo Vernakular. Penelitian ini dilakukan dengan tujuan mengetahui bagaimana penerapan ciri-ciri Arsitektur Neo Vernakular pada bangunan Bandar Udara Soekarno Hatta dan bangunan Bandar Udara Juanda sehingga diharapkan kedepannya konsep ini dapat menginspirasi bangunan-bangunan lainnya agar tidak melupakan nilai-nilai tradisional yang dimiliki agar menjadi suatu ciri khas. Penelitian ini dilakukan dengan metode kualitatif dengan pendekatan deskriptif naratif pada bangunan Bandar Udara Soekarno Hatta dan Bandar Udara Juanda. Hasil penelitian menunjukkan Konsep Arsitektur Neo Vernakular pada bangunan bandar udara ini dapat dilihat melalui atapnya berupa atap bubungan, bentuk bangunannya mengadopsi bentuk tradisional, interior yang terbuka dan sistem pencahayaannya yang alami, sehingga dapat melestarikan unsur-unsur lokal dan mengembangkan budaya setempat serta mengedepankan ekologi. ABSTRACT:In this modern era, the people have begun to forget the local culture and are more inclined towards foreign culture on the grounds that the local culture is outdated or ancient. One way to overcome it is by implementing Neo Vernacular Architecture with the aim of preserving local elements that exist in a place which then undergoes renewal to become a more advanced work. Soekarno Hatta Airport building in Tangerang, Banten and Juanda Airport building in Surabaya are two examples of Neo Vernacular Architecture. This research was conducted with the aim of knowing how to apply the characteristics of Neo Vernacular Architecture to Soekarno Hatta Airport and Juanda Airport buildings so that it is hoped that in the future this concept can inspire other buildings so as not to forget their traditional values to become a characteristic, typical. This research was conducted using a qualitative method with a descriptive narrative approach at Soekarno Hatta Airport and Juanda Airport buildings. The results showed, the concept of Neo Vernacular Architecture in this airport building can be seen through its roof in the form of a ridge roof, the shape of the building adopts a traditional form, an open interior and natural lighting system, so as to preserve local elements and develop local culture and promote ecology.

Abstract

Transit-oriented development (TOD) is a topic that is currently much discussed by architects. Besides discussed by architects, TOD is also much considered by people of various disciplines, such as urban designer, urban planner, property developer, policy developer, etc. The TOD concept understood by architects may be different from the one understood by people of other disciplines. This article compares the TOD concept followed by (candidates of) architecture graduates with the TOD concept that is discussed by people of different disciplines. This article examines the TOD concept that is understood and applied to the architectural design of three architecture graduate candidates with the state of the art of the TOD concept. The comparison is carried out through direct observation of the architectural designing process of the three candidates and reading of the articles written by the candidates recording and summarizing their designing process and the rationales of their designs. It is found that the candidates are very familiar with the regional physical design aspect of TOD (i.e., land-use, density and street network) but are not very familiar with other elements (i.e., residents’ mobility, built environment development staging, and transit and property market and development financing). While the candidates applied TOD principles on land-use, density, and street network in their designs, they did not apply TOD principles on the mentioned other aspects. This article shows the TOD concept as understood by architecture graduates and the understanding’s position within the state of the art of the TOD concept; this article may serve as the shared footing for people of various disciplines to plan and design TOD.

Abstract

Bus rapid transit (BRT) has been recognized compatible to be built in conjunction with transit-oriented development (TOD). However, little has been explained on how a BRT system may support TOD, including how a BRT system may influence urban development. This article explores the utilized approaches to assessing the influence of a BRT system on urban development under the TOD framework. It explores the justification, methodology, and typical findings of each approach. This article was written through literature review processes that are reviewing the TOD goals and principles and reviewing the utilized approaches. It was found out that there are currently two partially appropriate utilized approaches on assessing the influence of a BRT system on urban development under the TOD framework, that are evaluating the premium brought to properties around the system and assessing the transit ridership change around the system. It was concluded that the two utilized approaches need to be developed, and other new approaches need to be invented.

Abstract

This article explores the relation between bus rapid transit (BRT) system and urban development. This article was written through a multi-staged comprehensive literature review. It includes a general overview on widely observed BRT performance indicators. Findings in terms of the influence of Boston Silver Line 4 and 5 and Seoul BRT systems on urban development around the systems are quoted and used as case studies. Investigation on the performance of Boston SL 4/5 and Seoul BRT systems are provided. This article shows that two BRT systems of different performance are able to influence urban development around the systems in varying degrees. Further investigation is needed to explain the nature of the relation between BRT performance and influence towards urban development.

Abstract

The application of a method in real estate development is needed in order to ensure the project runs smoothly. There are methods that can increase the value of the project and even discard the unnecessary cost of the project called value management (VM). This research is an exploratory research applying inferential statistics using exploratory factor analysis. Factor analysis is used to discover the benefits of VM practices that are correlated between each indicator which makes real estate development practitioners interested to apply VM. The sample taking and respondent determination are applied by a purposive sampling followed by snowball sampling. Data collection techniques use a survey by distributing the questionnaires. There are five benefits that can make practitioners interested in applying VM, the benefits are to identified objectives, needs and project constraints; VM can produce the best designs; VM is capable of deciding on the best project completion; VM facilitating interaction between designers; VM is the method to get the cost effectiveness of real estate development.

Abstract

Bus rapid transit (BRT) has been acknowledged as a mode of transit that is appropriate to be constructed in conjunction with transit-oriented development (TOD). In order to evaluate the occurrence of a TOD with BRT systems as its component, evaluating the passengers’ mode shift triggered by the provision of the BRT systems is one approach that can be taken. Within the mentioned type of TOD, the built environment should support, or even more trigger, the passengers’ mode shift into taking the BRT systems. This article evaluates the mode shift preference of Transjakarta BRT passengers. This article also evaluates the heterogeneity of mode shift preference among various groups of Transjakarta passengers. This article qualitatively describes the mode shift preference, while the data was collected, processed, and presented in quantitative manners. Information regarding the mode shift preference is collected through an indirect interview. The statistics of the mode shift preference is processed using simple statistical analysis and Bartlett’s test for variance heterogeneity. It is found that the role of the built environment in supporting Transjakarta passengers’ mode shift into taking Transjakarta is relatively low. It is also found that the variance of the mode shift preference is homogeneous across various groups of Transjakarta passengers. This article concludes that the envisioned bus rapid transit-oriented development (BRTOD) hasn't been fully occurring in areas around Transjakarta corridors.

Abstract

Road racing merupakan ajang adu kecepatan yang ditentukan oleh kemampuan mesin motor atau mobil balap ditambah skill pembalap yang mumpuni. Tentu saja hal ini sangat membahayakan pembalap dan orang lain apabila dilakukan di jalanan umum. Indonesia juga sudah banyak memiliki talenta muda yang telah meraih juara Nasional maupun Asia. Namun Indonesia sendiri belum memiliki sarana yang mendukung untuk pengembangan skill pembalap. Atas dasar tersebut muncul ide untuk membuat konsep perencanaan Sirkuit Internasional. Adapun konsep yang diterapkan menggunakan konsep arsitektur hi tech. Dengan tujuan agar bangunan tidak tertingal oleh perkembangan zaman. Metode yang digunakan adalah pengumpulan data, observasi lapangan dan pengkajian literatur studi preseden. Data tersebut kemudian dianalisis menggunakan landasan teori, yang berkaitan dengan konsep perencanaan dan perancangan. Meliputi analisis perkotaan, tapak, bangunan dan ruang. Dari analisis tersebut menghasilkan sebuah konsep perencanaan sirkuit internasional yang menerapkan elemen arsitektur hi tech, seperti penerapan material transparan dan bentuk yang dinamis.

Abstract

ABSTRAK. Kota Jakarta merupakan pusat bisnis, perdagangan, industri, dan pendidikan di Indonesia. Kebutuhan akan hunian, lapangan kerja, dan hiburan meningkat karena kebutuhan tersebut merupakan kebutuhan primer bagi masyarakat, utamanya masyarakat yang berada di perkotaan. Mixed-use building yang berisi pusat perbelanjaan, apartemen dan hotel bintang 4 diharapkan dapat menjadi solusi untuk kota Jakarta yang semakin padat dan lahan kosong semakin menyusut. Metode yang digunakan dalam penelitian ini akan membahas analisis apa saja yang diperlukan dalam penerapan arsitektur kontemporer pada mixed-use building. Metode pengumpulan data mixed-use building, pusat perbelanjaan, apartemen dan hotel bintang 4 berdasarkan literatur, serta Observasi lapangan mixed-use building. Pendekatan yang digunakan dalam penelitian mixed-use building ini adalah arsitektur kontemporer menurut Ogin Schirmbeck dan Alfari. Di penelitian ini menghasilkasn konsep mixed-use building yang menggunakan material baru. Bangunan yang kokoh dengan gubahan massa yang ekspresif dan dinamis. Kata Kunci: Arsitektur, kontemporer, mixed-use building. ABSTRACT. The city of Jakarta is the center of business, trade, industry and education in Indonesia. The need for shelter, employment, and entertainment is increasing because these needs are a primary need for the community, especially those in urban areas. Mixed-use buildings that contain shopping centers, apartments and 4-star hotels are expected to be a solution for the increasingly crowded city of Jakarta and empty land is shrinking. The method used in this study will discuss the analysis of what is needed in the application of contemporary architecture in mixed-use building. Methods of collecting mixed-use building, shopping centers, apartments and 4-star hotels based on literature, as well as observing mixed-use building fields. The approach used in mixed-use building research is contemporary architecture according to Ogin Schirmbeck and Alfari. In this research the concept of mixed-use building produces new materials. A sturdy building with expressive and dynamic mass composition. Keywords: Architecture, contemporary, mixed-use building.

Abstract

ABSTRAK. Perkembangan kota saat ini cukup banyak terjadi di berbagai daerah. Tingginya tingkat kebutuhan hunian masyarakat membuat para pengembang berlomba untuk menghadirkan sebuah kawasan hunian terencana dengan ciri khasnya masing-masing. Kajian konsep citra kota dipilih karena setiap kawasan hunian terencana pastinya memiliki beberapa elemen-elemen yang berkaitan dengan teori tersebut. Metode kajian yang digunakan yaitu menggunakan metode kualitatif deskriptif yaitu interpretasi dari data yang didapat dihubungkan dengan landasan teori yang terkait, selain itu juga mewawancara beberapa responden untuk mengkonfirmasi kebenaran hubungan antara data dengan teori terkait. Hasil analisa yang didapat dari Kota Harapan Indah Bekasi, Kota Wisata Cibubur, dan Sentul City tersebut menerapkan kelima komponen yang terdapat di Teori Citra Kota Kevin Lynch pada masing-masing kota. Di antaranya path, edge berupa batas-batas yang ada diketiga lokasi tersebut, district yang masing-masing memiliki tiga sampai empat kawasan yang ada di kota tersebut. Nodes yang merupakan titik kumpul atau bertemu dan terakhir landmark yang ada di kota tersebut. Kata Kunci: Kawasan Hunian Terencana, Teori Citra Kota ABSTRACT. The development of the city is currently quite a lot happening in various regions. The high level of occupancy needs of the community makes the developers compete to present a planned residential area with their respective characteristics. The study of city image concept was chosen because each planned residential area must have several elements related to the theory. The study method used is descriptive qualitative method, the interpretation of the data obtained is related to the related theoretical basis, while also interviewing several respondents to confirm the truth of the relationship between the data and related theories. The analysis results obtained from Kota Harapan Indah, Bekasi, Kota Wisata Cibubur, and Sentul City, apply the five components contained in Kevin Lynch's City Image Theory in each city. Among them are paths, edges in the form of boundaries that exist in the three locations, districts, each of which has three to four areas in the city. Nodes which are meeting points or meeting points and the last landmarks in the city. Keywords: Planned Residential Areas, City Image Theory
