Abstract

The South Bogor District which is a conservation area who has a function and the role of conservation area and land that can provide portection for the area of his men, and is the settlement with congestion low. But the development of the settlement within 10 years, from the 2007-2016 has resulted in the change in the use of the land in this area of 481,91 Ha or an average of 48.19 Ha/year. The purpose of this research is composed a strategy that needs to be done to control the develop housing area, so that the existence of a conservation are stay awake. Methods used is method superimpose and scoring then do the factors that most influential on the aberration of utilization of land. From the analysis of the level of threat is conservation areas, most of the area included in the middle classification with an area of 938.58 Ha (46.55 %), a high threat level of 283.30 Ha (14.05%), while low threat level with an area reaching 794.26 Ha (39.40%). In addition, from the overlay of the spatial pattern map contained in the RTRW with the existing conditions, it shows existence land use mismatches specified in the spatial plan an area of 1,662.40 Ha or 59.77%. The factors that cause the change in land use in this conservation area are population development, socio-economic conditions, accessibility, supervision of settlement construction, and licensing problems. Output the study of internal factors and external factors is conducted then a strategy can be done improve the supervision of development involving with communities by cracking down on violations of the utilization of space in the area that are not in accordance with the spatial plans, as well as maintain and preserve conservation areas through the housing development that environmentally.

Abstract

Population growth in East Jakarta City Administration has been very rapid since 2000 of 1,959,022 people and in 2017 reached 2,892,783 people with a population growth rate of 2.4% per year. With this population development will demand a service activity to fulfill the needs and allocation of space such as: trade and services, housing and housing, industrial zones, offices, education, health, transportation, green open space and others. In addition, the emergence of activities centers in East Jakarta including the Cililtan Wholesale Center (PGC), Jatinegara trade / services / Rawamangun / Klender / Housing Rebo market, government center in Cakung sub-district, Cakung Small Industrial Village, Pulao Gadung industry and warehousing center, center Klender, defense and security furniture at Cikeas, the center of cultural tourism (TMII). Arrangement of spatial allocation and zoning regulations in general and specifically in the corridor of Jalan Pahlawan Revolusi, Pondok Bambu Urban Village has been regulated in DKI Jakarta Regional Regulation No. 1 of 2014 concerning Detailed Spatial Planning for the city and Zoning Regulations 2014 – 2034. Based on current field facts related to the implementation of spatial use in the Heroes of the Revolutionary Road in the Pondok Bambu Kelurahan, the juxtaposition with the provisions in the DKI Jakarta RDTR and PZ Regional Regulation shows that: changes in land use and activities, discrepancies in spatial patterns, discrepancies in intensity of spatial use (KDB, KDH, GSB), the lack of space utilization permit (IMB). From this incident the use of space impacts on transportation systems such as (traffic generation, traffic congestion, modes of transportation). In addition, the implementation of spatial utilization is not yet optimal due to the lack of supervision and control of spatial use carried out by local governments along with community participation and the business world, or it could be that the quality of RDTR and PZ has not been operational in facing the very rapid development dynamics in the field

Abstract

The development of Bekasi Regency as one of the industrial centers has a comparative advantage and an attraction for migration. The population growth rate in Bekasi Regency reaches 147,200 people. From that numbers, Bekasi Regency is the highest area in West Java with a population growth of 4.7 percent. The high rate of population growth in Bekasi Regency is dominated by urbanites. There are at least 64 thousand new arrivals who are looking for work and living in Bekasi Regency every year. Bekasi Regency's lack of readiness in anticipating population growth with various motives and diversity is the main cause that triggers housing and settlement problems. This research is intended to identify and analyze the characteristics of industrial workers in the Jababeka V Industrial Estate in Bekasi Regency and to determine the role of stakeholders in providing housing for industrial workers. The analytical method used is narrative qualitative and descriptive qualitative methods, with techniques of analysis of the characteristics of industrial workers, policy analysis, analysis of stakeholder participation, and analysis of potential and obstacles in the provision of housing for industrial workers, so that the final result is a strategy of providing adequate and affordable housing for industrial workers. From the research results, it is found that the strategy for providing adequate and affordable housing for industrial workers is through the provision of owned houses by utilizing facilities for MBR and rental / owned flats in Industrial Estate locations by optimizing the allocation of housing land in Industrial Estates. In addition, the high price of land around the location of Industrial Estates requires integralistic efforts starting from the Government, Local Government, private sector and the community with capacity building and mutually beneficial collaboration

Abstract

The development of the tourism sector has an unlimited positive impact on regional economic income. Sumedang as one of the districts located in West Java Province is a district with a dominance of hilly and mountainous morphology. This condition results in several locations in Sumedang Regency having water difficulties so that a lot of land is not optimally utilized for agriculture. This less than optimal land from the agricultural side turns out to have no small potential for tourism development, especially paragliding special interest sports tourism. This type of research is descriptive qualitative which aims to describe the extent to which spatial planning policies in Sumedang Regency have accommodated the sustainability of paragliding tourism. Spatially, the analysis uses map instruments as part of the Regional Apparatus Organization (OPD) spatial policy. The support of the spatial planning sector for the continuity of paragliding potential in Sumedang Regency is still not optimal, this can be seen through existing spatial planning in locations around Kampung Toga. Spatial control and restrictions on building intensity have not been fully planned in order to preserve the potential of paragliding in Sumedang Regency

Abstract

Land Stewardship Balance is the balance between the availability of land and the need for control, use and utilization of land according to the function of the Regional Spatial Plan (RTRW) area. The meaning shows that the existence of this balance sheet can be an important element in the preparation of the Detailed Spatial Plan (RDTR) or Zoning Regulation (PZ). The research objective is to prepare a spatial pattern balance sheet as a strategy to control space utilization in accordance with the Bekasi Regency spatial plan. In this study, it can be seen that in the conversion of the Bekasi Regency spatial pattern, there is an additional area of 55,125.57 Ha of Bekasi Regency with a reduction of 74,136.29 Ha. The largest area addition occurred in wetland agricultural allotments. There are eighteen sources of land use that increase the area of wetland agriculture (wetland agriculture appears in eighteen of these land uses). While the largest source of reduction is on land allocation for settlements, which amounted to 27,299.23 hectares. Based on the results of the analysis and preparation of the land availability balance, it is known that the available land area in Bekasi Regency is 65,055.10 Ha, while the unavailable land area in Bekasi Regency is 61,793.17 Ha

Abstract

The purpose of this study is to determine the priority areas for waste services in West Bandung Regency. This research uses quantitative research methods. In practice, this research method emphasizes the use of numbers and uses several supporting methods, namely qualitative and descriptive methods. In the process of determining the priority plan for solid waste services, there are two approaches taken, namely analysis of the distribution and number of waste facilities needs and analysis of the scale of interest of the waste facility service area. Based on the results of the analysis of Gununghalu District with a final score of 27, while Cipeundeuy and Cipongkor Districts with a final score of 18. The greater the value obtained indicates that Gununghalu District deserves to be a landfill area.

Abstract

The carrying capacity of land availability for housing development in urban areas needs to be taken into account. So it is necessary to have an analysis that can calculate the carrying capacity of land availability for housing development that adjusts population growth in Depok City. The purpose of this research is to achieve land utilization for housing in accordance with spatial rules, with the objectives being land carrying capacity analysis to determine potential land, land capacity analysis and population analysis to determine land capacity for housing and population. The results of the research in sample locations that can represent the Depok City area show that the availability of potential land that can be developed for horizontal housing in 2038 has been greatly exceeded, meaning that there are a number of housing and a number of residents are not accommodated. And at present, based on the results of the site review, there are already several housing areas that are in locations that are not in accordance with spatial planning rules, these findings prove the hypothesis in this study.

Abstract

The purpose of this research is to study and calculate the volume of traffic generated byhousing activitieson Jalan Raya Hankam, Estimating the addition of traffic volume with the growth of movement fromhousing on Jalan Raya Hankam. Identify the decline in the level of road service, provide alternativesolutions to problems that arise as a result of additional traffic volumes on Jalan Raya Hankam, to analyzethe effect of transportation problems on road performance, to analyze the effect of environmental pollutionon road performance. Data collection techniques using field surveys and direct communication throughinterviews. The analysis of traffic generation in the residential area of Jalan Raya Hankam requires dataon the socio-economic characteristics and travel movement patterns of residential residents. To obtainthese data, it is necessary to conduct a field survey method, as described below, which includes trafficcounting to determine the amount of trip generation at the entrance and exit of housing as well as theamount of trip generation and the home interview method. The theoretical model in analyzing thehypothesized relationships was developed and tested with the help of multiple regression analysistechnique procedures through the SPSS program. The results of this study show that there is an influenceof transportation problems, environmental pollution, energy consumption, land and aesthetics, trafficcongestion, and public policy on road performance
