Abstract

Time and cost are very infuential to the success and failure of a project. The measurement of project can be seen by the short time arrangment and minimum cost without denying the quality of project result. Systematically project management is very needed to make sure the time of project realization appropriate with the contract or it can be done faster so the cost will be able to be pressed. Moreover it is also to avoid paying the fine caused by the project lateness. The purpose of this research is to calculate the cost change and time project arrangment by adding work time variation and employed increment, then compare the result between fine cost and cost changing after the overtime and employee increment. Data in this research is secondary data from implementer contractor. Data analysis is used Microsoft Project 2007 program and time cost trade off method. The result from Microsoft Project 2007 program is critical path and result from time cost trade off method is duration velocity and increment cost in every activity that fasten. The result of this research indicated that (1) Time and cost optimum result of the adding work time (overtime) obtained at the age of project 242 days of work with total cost of project Rp. 10.481.732.644,58 with time efficiency project 24 days (9,02%) and cost efficiency project Rp. 43.019.556,39 (0,41%). (2) Time and cost optimum result of the employee increment obtained at the age of project 243 days of work with total cost project  Rp. 10.482.934.084,43 with time efficiency project 23 days (8,65%) and cost efficiency project Rp. 41.818.116,54 (0,40%). (3) The best choise is with adding work time (overtime), because it produces time and cost efficiency highest with time efficiency project 24 days (9,02%) and cost efficiency project Rp. 43.019.556,39 (0,41%). (4) Cost expedite duration project (adding overtime or employee increment) cheaper than the cost that should be paid if the project failed and have to pay the fine.

Abstract

Project control necessary to track and anticipate the possibility of bad will happen in the project and take appropriate action. In project control, there are two variables that affect the success of the project that is time and cost. Control of the project carried out properly and systematically necessary to determine the performance time and cost of the project. The purpose of this study was to determine the performance of the project in terms of time and cost of completion of the project. In addition, this study aims to estimate the time and cost of completion of projects on time and to know the index is reviewed project achievements. The data used are secondary data from contractors. These data include the Budget Plan, Budget Plan of Implementation, progress reports, and time schedule. The method used to analyze the value method result (Earned Value Method) which combine aspects of the schedule, cost and time to complete the project.The analysis was performed with the help of software Microsoft Excel 2013. The results showed that the CPI and SPI values at week 28 was negative SV value (Rp. -78,827,148.63) And SPI values is 0.99 1, which means there is a delay the schedule of implementation of the plan schedule. While the value of positive CV (Rp. 2,108,709,167.60) and the CPI amounted to 1.30 1, which means more less than final cost of the budget. The estimated cost of the project required Completion is EAC (Rp. 8,400,517,603.93) and ETC (Rp. 1,253,357,227.10). While estimates of the required project completion time is 38 weeks. Value confidence index performance (TCPI 1) or value of 1.30 means there is a decrease in performance.

Abstract

The construction sector has contributed an important role in the development, especially in Yogyakarta Special Region. To implement this role, the construction sector is in front of the challenge to present the excellent quality of their construction works. This condition is able to initiate the opportunities for private industries to invest in this sector whether it is expansion or diversification. As similar with other investment projects, financial feasibility analysis in civil construction sector is becoming a main consideration in the investment plan. This paper presents the application of financial feasibility analysis on the development plan of the asphalt mixing plant. Financial analyses used in this study were Rate of Return on Investment (TPI), Return on Equity (TPMS), Break Event Point (BEP) and Net Present Value (NPV). A case study of Asphalt Mixing Plant investment plan owned by PT. Perwita Works which is located in Piyungan District, Bantul, Yogyakarta was considered in this study. From the results, it shows that TPMS value of AMP investment plan was found to be 3.575 which indicate that the investment is profitable. Break Event Point (BEP) in year of 1992 reached over 8 months with the total revenue and NPV value of IDR 6,190,445,178.00 and IDR 7,144,013,903.00, respectively. It means that the investment can be paid back and the company receives the profit of IDR 7,144,013,903.00.

Abstract

Earned value concept is one of monitoring technique on construction process which is based on the integrated concept of cost and time. Using integrity of time and performance of field works, earned value method can accommodate the need of performance monitoring of construction project. The aim of this research is to observe the suitability of construction cost and time in the report compared to the plan report. In this research, observed data were taken from the bridge replacement project. The results show that the project construction at the end of 4th, 8th and 12th week with positive value of schedule variances, SV = 2.20 week, 0.4606 week and 0.9963 week, respectively, present the construction process is faster than schedule. While, positive value of cost variances, CV = IDR 3,543,762.17, IDR 115,583,274.67 and IDR 206,090,828.00 at the end of 4th, 8th and 12th week  shows that the cost of construction project is lower than budget plan. However, evaluation at the end of 16th week shows that the SV value is -0.1946 which means that the construction works are delayed from the schedule. Based on its CV value of IDR 196,892,110.00, the cost project is lower than the budget. These results are supported with the performance index of SPI which is lower than 1 and CPI is higher than 1.

Abstract

The important things that neededto know when planning the construction project are to optimize the time and the cost. To set the good time and the good cost for the implementation will give benefit greatly or maximum and avoid the cost of penalties for project delays. It is necessary to optimize the time and cost with creating the networking, searching for critical activities, and also calculate the duration of the project implementation and a number of resources. The purposes of this research are to know the changes in cost and time of the project implementation with a variety of additional work hours, employers, and equipments, to know the changes in time and cost of the project implementation with the additional variety of equipments and employee, and to know the comparison between the penalty cost and the additional of work hours cost, the additional of equipment cost, and also the additional of employs. The data used in this study is from the road construction project data of Bugel-GalurPoncosari Cs (Stage I). The data analysis of this research uses Microsoft Project 2010 and the method is time cost trade off. The critical path and the cost increase due to work hours additional obtain from the computer analysis of Microsoft project 2010, also the acceleration duration and cost increases due to the duration acceleration of the results obtains from the analysis method of time cost trade off. The results of this study are (1) the time and cost of the project in normal conditions with duration of 177 days and a cost of Rp 40,897,811,578.00, additional 1 hour of additional work hours obtains from crashing duration of 110.03 days, the cost is Rp 40,076,775,588.21. The addition of 2 hours additional work hours obtains from crashing duration of 62.1 days, the cost is Rp 39,633,316,095.13. The addition of 3 hours additional work hours obtains from crashing duration of 26.89 days, the cost is Rp 39,369,085,607.83. (2) The addition of equipment and employers using a duration of 1 hour additional work hours with a duration of crashing of 110.03 days, the cost is Rp 39,931,863,398.85. The addition of equipment and employers with duration of 2 hours additional work hours crashing duration of 62.1 days, the cost is Rp39,240,658,440.70. The addition of equipment and employers with duration of 3 hours additional work hours crashing duration of 26.89 days, the cost is Rp 38,733,785,415.45. (3) To accelerate the duration of the project cost with the addition of equipment and employers is efficient and cheap when compared to the addition of work hours, and also cheaper than the costs incurred if the project has been delayed and subject fined.

Abstract

In a project implementation, the project implementer wants the project completed on time as efficient as possible while the produced quality is in accordance with the initial plan. Therefore, in order to meet the requirements for controlling process and to minimize any deviations that can occur during the project, the earned value method is considered accurate. The aim of this study was to identify the final result of the project which will be achieved in the aspect of cost (whether the project experience gains, losses, or within budget) and time (whether the project is delayed, ended early, or on time as scheduled). The study was conducted on the 4th, 8th, 12th, 16th, and 20th weeks by using the earned value. Earned Value Method, or often called the Concept of Earned Value, is the concept of calculating project costs in accordance with the budget and the scope of job which have been completed or implemented (budgeted cost of works performed). This method combines the cost, schedule, and work performance of a project. Therefore, this method is considered effective in monitoring and controlling project activities.

Abstract

This research studied the application of value engineering with a paired comparison method with the case study in Tourism Building of Sleman Regency, Special Region of Yogyakarta. Several steps need to be carried out which consisted of information, creativity, a paired comparison method analysis, development and recommendation for the new design of a concrete plate. The concrete plate was redesigned using 2 alternatives. The first alternative was reducing the thickness of the plate from 12 cm to 10 cm without changing the concrete quality. The second alternative was using precast concrete. The result shows that the first alternative will save project budget to Rp. 10,569,562.-. Moreover, by using precast, the budget for the project will be increased by Rp.4,208,058.-. According to the paired comparison method and alternative comparison evaluation matrix, the second alternative has the highest percentage (59%), while first alternative and current condition only have 25% and 16% respectively. The second alternative was chosen to be applied to replace the existing design since it will gain more profit than any other which were included concrete quality, time, controlling, weather and human resources.

Abstract

Cost and time analysis are most important on the contruction project. Optimal Time and minimal cost become standart to make profit benchmarks on a project. Therefore, it is necessary to optimize the cost and time by looking for work items that are included in the critical path. The purpose of this study is to know the change of cost and time due to the addition of working time, change of cost and time due to the addition of employee, as well as cost that needed if the projects experienced delays and penalty.. So it will be compared from all three to get the minimum cost with the optimum duration.The data used in this study is secondary data obtained from contractor implementing. Data analysis using time cost trade off method with microsoft project 2010 program. The results of the study, From the time cost trade off with the addition of 1 hours of work per day conducted on first day on critical jobs during the project, obtained the reduction in the cost of Rp 39,552,394,71 and the reduction in the duration of 36.18 days. Addition of 2 hours of work per day obtained the reduction in the cost of Rp 57,532,834.66 and and the reduction in the duration of 62.61 days. Addition of 3 hours of work per day obtained the reduction in the cost of Rp 69,392,147,01 and and the reduction in the duration of 82.48 days. Meanwhile, for the addition of employee for 1 hours obtained the reduction in the cost of Rp 52.497.085,35 and the reduction in the duration of 36.18 days. Addition of employee for 2 hours obtained the reduction in the cost of Rp 91,349,394.80 and the reduction in the duration of 62.61 days. Addition of employee for 3 hours obtained the reduction in the cost of Rp 120,645,301,55 and the reduction in the duration of 82,48 days. So that, the optimal time and cost occur when addition employee is incurred for 3 hours, compared to overtime and overdue. Namely with the optimal cost of the project of Rp 2,418,408,305.45 and the optimal duration of the project for 57.52 days.

Abstract

Project of  construction have unique characteristic. Process os construction will not continued by the other project. It caused by the condition that affect by the other project.  The controlling of project is required to maintain compatibility between planning and actuating. Every activity that held in project must be do inspection and checking with spesification that used. The aim of the researchis determine the performance of project in terms of time and fixed cost. Beside that, This research intend to estimate time and cost for finishing project, and determining project performance index. Data that used for this is secondary data. Secondary data are obtained from contractor. There are budget plan, weekly report, progress report, and fixed cost of project. Research methode that used is Earned Value Methode. It could be analysis from schedulling, cost, and visualisation achievement jobs.  From this methode is obtained  estimation of cost and time to finishing project. This analysis is done by software Microsoft Excel.2010. Based on 19th week, The result show that have planned Value (PV) sebesar Rp.3.981.025.497,26, nilai Earned Value sebesar Rp. 4.835.552.298, dan nilai Actual Cost sebesar Rp.3.409.775.000,00. Based on  Cost Varian sebesar Rp. 1.425.777.298,00 dan Cost Performance Index = 1,418 that the project have profit. From the schedulling project aspect is accelerating 5 week from the project schedule planning. It shows by the schedule varians Rp. 854..526.800,74 and schedule performance indeks = 1,215. Estimating cost to finishing project is Rp 4.950.908.465,70.

Abstract

Time and cost have significanteffect on the success and failure of the projects.Thebenchmark for the success project is usually seen by short finishing time with theminimum cost without leaving the quality.Project management systematically isrequired to ensure the project implementation time in accordance with the contractor even faster so the cost can provide benefits, and also avoid the penalty due todelay in the completion of project. The aim of this research is to calculate thechanges of the cost and (overtime) and to compare the results between the cost ofpenalty cost with the changes after adding the overtime.The secondary dataobtained from the contractor.Data analysis in this research is using MicrosoftProject 2007 program and methods of time cost trade off. The results of theprogram Microsoft Project 2007 is the critical path and the results of the method oftime cost trade off is duration acceleration and cost increases due to the accelerationof the duration in any activities that increased.The results of this study indicate that:(1) From the time cost trade off with the addition of 1 hours of work per dayconducted on first day on critical jobs during the project, obtained the reduction inthe duration of 57 days, from the normal duration of 196 days to 139 days with atotal project cost changes from the normal cost of Rp 16,371,654,833.56 to Rp 16133 .588.292,57 (the difference between the cost of Rp. 238,096,540.99) as well ascausing an increase in the direct cost of Rp 15,469,452,846.76 to Rp15,493,731,373.36 (the difference between the cost of Rp. 24,278,526.60) andindirect costs experienced a decrease of US $ 902,201,986.80 to Rp 639,826,919.21(the difference between the cost of Rp. 262,375,067.59), (2) cost of accelerating theduration of the project with overtime is cheaper than the cost to be incurred ifprojects experienced delays and penalty.
