<![CDATA[ Bank Sinar Mas Kediri project is a development project that uses a unique implementation method, namely the Top Down method, that is, the construction starts from the floor plate as a new foundation and then continues with the construction of the ground floor 1,2,3. The use of the Top Down method requires a column called King Post which is a column of steel profiles as a temporary column. The hotel is built on a land area of 3248 m2 with a building height of + 123,600 m, - 9,800 m and uses 118 boredpile foundations. This project uses the Fixed Price Lumpsum contract system. This research aims to identify the cause of the delay in the completion of the Sinar Mas Kediri development project. The results of the analysis show that the delay in the completion of the project is due to the delay in completion of the excavation work. The delay was due to the lack of procurement of water pumping or drying equipment, weather or climate and the lack of excavation and limited number of heavy equipment used. Keywords: Delays, Time, Construction.  Proyek Bank Sinar Mas Kediri merupakan proyek pembangunan yang menggunakan metode pelaksanaan yang unik yaitu metode Top Down yaitu pembangunan dimulai dari pelat lantai sebagai tumpuan baru kemudian dilanjutkan dengan pembangunan lantai dasar 1,2,3. Penggunaan metode Top Down memerlukan kolom yang disebut King Post yang merupakan kolom dari profil baja sebagai kolom sementara. Hotel tersebut dibangun di atas tanah seluas 3248 m2 dengan tinggi bangunan + 123,600 m, - 9,800 m dan menggunakan 118 pondasi boredpile. Proyek ini menggunkan sistem kontrak Lumpsum Fixed Price.Penelitian ini bertujuan untuk mengidentifikasi penyebab keterlambatan penyelesaian proyek pembangunan Bank Sinar Mas Kediri. Hasil analisis menunjukkan bahwa Keterlambatan penyelesaian proyek disebabkan keterlambatan penyelesaian pekerjaan penggalian tanah. Keterlambatan tersebut dikarenakan kurangnya pengadaan akan alat pemompa air atau alat pengeringan, cuaca atau iklim dan tidak adanya jumlah tenaga kerja penggalian dan terbatasnya jumlah alat berat yang digunakan. Kata Kunci : Keterlambatan, Waktu, Konstruksi Kata Kunci : keterlambatan, waktu, konstruksi.]]>
